Beach Passes

Please be advised that beach passes are provided for your convenience during your stay. However, if a beach pass is lost, a fee of $150 USD per pass will be charged. All guests are required to sign an agreement acknowledging this fee upon check-in.

Gate Remote Keys

We ask that you take extra care with the gate remote keys during your stay. If a remote key is lost, a $150 USD fee will be charged. As with the beach passes, all guests will need to sign an agreement confirming their understanding and acceptance of this fee.

Quick getaway/needed some sun

Everything went smoothly at check in/out. The grounds were well kept and the pool and hot tub were clean. The beach is a short walk from the property which was perfect. I would stay there again.

This was a very quiet, peaceful and enjoyable stay. Chris is the caretaker of the property, keeps up with everyone and everything. All of the smiles are greatly appreciated. Great information is provided along the way during your stay. Used to traveling in Jamaica and have had various types of stays; this was just what we were looking for this time. Close to sites both East and West. Able to walk to spots like the beach, night time activities and close to Ocho Rios and St. Ann's Bay. Scotchies Jerk Center is the best on the island and very close. Great experience. If you need to know where to go, what to do, about the place and stay in JA, just ask Chris.

First time in Jamaica and I wouldn't have wanted to stay anywhere else!

I must say for the price and location I was very pleased. All of our needs were taken care of and was made priority. Chris the caretaker is absolutely amazing! He made us feel safe and called us Taxi's when we wanted to venture beautiful Jamaica! He actually went above and beyond. We wanted authentic Jamaican Jerk and we offered to pay for his dinner so he took us to Scotchies and it was wonderful. It was 40th birthday and the best unexpected part was he had a Birthday card for me when I came back from a day out. Just made my whole day! Just remember you are in a different country that is not your own. Things will be different! Everyone including the gardener and the housekeeper was very pleasant. So glad we didn't stay at a resort as I was able to have a more personal conversations and learned about the culture! We will be back!

Golden Girls

Myself and two senior women friends rented this two bedroom, two bath supposedly cottage for 29 nights, the month of March, what it was, two bedrooms,two baths and a hallway, a very small kitchen outside of our locked unit, that's all. I questioned Mr. Appleton, with a note about our concerns, beginning, how did he think that three senior women who were expecting a cottage according to his description and listed amenities manage for a month in that. We booked this through VRBO, carefully reading the description and the reviews, the reviews raved about the villa, yes, the villa was beautiful but we weren't in the villa, we were laughing told, it was the servants quarters. Mr Appleton strode away, saying just one moment and handed the note to Chris, our host. Chris, who is a super nice guy, goes to the toaster to show me that if you push the lever down several times as hard as you can,four pieces of bread later you have toast, the toaster was about eighth on the list of concerns. The kitchen was sparsely equipped and the floor around the stove and under the sink was dirty. There was no place for the three of us to sit together for meals in the non existent dining area, the living room as listed in the VRBO property description did not exist. We saved for this trip for a long time, all excited about spending March, the coldest, dampest snowy Canadian month, in beautiful warm Jamaica.

Quaint and tidy accommodations, wonderful staff, perfect location...all at amazing price

First, let me say that the owner Herr Appleton was an absolute gem to work with. I had nurmerous changes of dates, and every time he was patient and understanding and helped me to move my weekend stay to when I would actually be available to visit. Having someone be so accommodating, when ever you yourself know you are being exasperating...is truly a find. For that alone, I recommend this stay. But, on top of that, upon arriving, I was happy to note how close this location was to the beach and to one of the big hotels in Ocho Rios. It was nice, at night you could actually hear the musical entertainment for the guests next door, and it was free :) so can't beat that! We booked the two rooms, along with the kitchen and two bathrooms. They are smaller than I first thought that they would be, but still well kept up, stocked with amenities, and cozy to relax in. For those from abroad, I know the thought of a not warm shower leaves us with despair, but if you give yourself a little patience, and ingenuity, both bathrooms at this lovely stay have in shower water heaters, that do heat up and make the shower oh so nice and warm. (Just note- can take a little time the first time around, if you are merely used to turning on the faucet, to get the right combination of hot, cold, and pressure to create your perfect shower. But don't despair it is possible!) *Note- for those who need to work on holiday, as some of us do, the wifi connection here was outstanding!! Had no interruptions on any of my webex calls or interruptions with my connection for email* The pool was fabulous. I swam laps every morning for my exercise routine, and it was clean, and warm and just beautiful to see the scenery located around the yard. The hot tub, is a inflatable version, so does not get boiling hot such as those that are permanently constructed, but still reaches a nice temp and feels like a very enjoyable soaking tub. The staff though, especially caretaker Chris, were the real draw at this property. Very kind and considerate, and always willing to help! I travel to Jamaica often since my boyfriend lives here, so have stayed a quite a few locations, but even though this is not the grandest location I have stayed, it is still the one with the most attentive owner and staff, and I will be back. Thank you Herr Appleton and Chris for a wonderful stay!

Huge land but home is the size of a box.

Cannot fit 6 people. It’s only two double beds and you can hardly turn in the room. Not for a family. Ok for one single traveler that is just looking for somewhere to sleep. Room wasn’t ready and caretaker had no idea I was coming. Host told me it’s my responsibility to call ahead. Worse experience! Had to cancel and drive around to find a place. The 2 star hotel I found was much more comfortable.

Da evitare - non è una villa ma affittano stanze in casa condivisa

Pensavamo di aver affittato un’intera villa invece erano due stanze (con finestre oscurate dal muro di passaggio, quindi entrambe senza possibilità di essere aperte o semplicemente di guardare fuori dalla stanza! L’annuncio Parlava di sistemazione in villa con tutti i comfort, compreso una spa e Jacuzzi mai vista! Quando abbiamo chiesto di farcela vedere ci è stato detto che era sporca! Avevamo letto della possibilità di avere uno chef che cucinava per noi! Si peccato che avremmo dovuto mangiare nel corridoio di accesso delle nostre stanze (minuscolo,specifico: la porta del bagno da’ sul corridoio e se viene aperta tocca la parete opposta del corridoio. Con anch’esso finestre che sboccano su un muro di cinta. Assolutamente descritto nella maniera sbagliata. Ci siamo rimasti malissimo e quando abbiamo detto all host che pensavamo di aver noleggiato l’intera villa ci ha detto che in base a quanto speso non avremmo mai potuto noleggiarla! Prezzo assurdo per ciò che offre la casa!

I and my my family had a marvelous time staying here. The staff and management were courteous and helpful. The service was great and they showed as well as informed us of what we could do to enjoy ourselves and what to avoid. The villa and the parts of Jamaica that we saw are truly beautiful and I have had the privilege to visit many places. It was a truly wonderful experience.

Beautiful Property

Family stayed here recently for 3 nights. Lovely property, clean and nicely decorated rooms. Caretaker Chris was amazing helpful and lives on the property so available 24 hours. The kids loved the swimming pool. Only issue was that I requested accommodation for 5 online and was charged for extra person but accommodation could only hold 4. The owner worked out an extra room at another location for the last night. But overall, I would stay here again.

BEAUIFUL PROPERTY

We came on a family vacation with our teenage son. We got there around 11 pm in the evening Chris the caretaker was there to welcome us The rooms where well kept better than the photos we saw The plus side was that we had cable tv and air-con the minus side is that the rooms are a bit on the small side but saying that they were very comfortable The pool area was always clean also the BBQ chef Cleavy was fantastic he BBQ some lobster for us also cooked some great Jamaican food for us. The beach is nice and easy to get to also the grounds were well kept and looked fantastic Will be back

We had great time @ Mammee Bay!!!

Perfect place for a relaxing time! We feel very safe and place was kept exceptionally clean. It's a gated community and takes 5 minutes to walk to the beach. It's great snorkeling and beach is very clean (it's right by the RIU Ocho Rios hotel). We cook our own meal. By the way, groceries, wine and beer is expensive in Jamaica!!(compare to Canada) I recommend renting a car to easily move around. We had a great time and the only disappointing thing overall was people trying to sell you 'ganga' and overpriced junk.

Peaceful!!

We just spent the month of February at the villa Patiently Waiting. While I can't say it was perfect, I can say everyone tried hard to make it perfect and you can't ask for more than that. The staff are incredible. The caretaker, Chris checked with us everyday to make sure we were OK. Whenever I needed something he made sure I had it. He answered hundreds of questions and was always polite and friendly. The housekeeper, Miss. Pet was a wealth of information about the island. We enjoyed chatting with her daily. The grounds keeper, affectionately known as Junior would tell us about the gardens and trees and of course where the night life is. The rooms we had are small and they lack comfortable seating, but the bed was comfortable and I didn't come to Jamaica to sit inside. The pool is fantastic and we enjoyed meeting other guests while enjoying a swim. Some umbrellas out there would help. All in all, this villa is nice and very reasonable. What it lacks in esthetics and comfort, the staff make up for. The owner, Mr. Appleton, was great to deal with, answered questions and dealt with concerns promptly. Beautiful property and surroundings

I would like to thank the majority of the staff members especially Chris who made my stay at the villa absolutely superb. The villa and surroundings were clean and cosy and would definitely recommend this villa to others. Unfortunately there were a few hick ups during my stay. The garden came across very rude and unwelcoming and although the swimming pool is stated on the website as private this is not the case as the pool is in fact shared with other guests. Apart from that everything else was very coche and the Chris the care taker was on point. Would definitely stay here again! Thank you.

Sweet Jamaica!

My partner and I had an amazing time during our recent stay at villa patiently  waiting from 25th - 28th Nov. Our room was clean, spacious and suitable for our needs. The room had all of our homely comforts such as cable TV, Wifi, fridge and en-suite bathroom. Plus a bonus- we didn't have to worry about eating out much as we had a our own kitchen. Chilled out by the pool in the day and in in the early evenings we used the jacuzzi... which was heaven. The staff were welcoming and friendly. The caretaker and cleaner were really helpful and always around when we had any questions or needed anything. One night the caretaker cooked a lovely Jamaican meal for us. He also arranged for a taxi driver to take us shopping in Ocho Rios where we visited the crafts market and were able to buy some cool gifts and souvenirs. He also introduced us to the local bars/ restaurants- Oceans 11 and Margaritaville, both a short drive away from the villa. The beach was a short walk away and has a restaurant on site. Imagine the soothing sounds of Bob Marley coming through the speakers whilst dining or relaxing on the beach. So peaceful. :-). For us, this was an inexpensive trip compared to some pricey holidays / accomodation. We also met some lovely guests at the villa. Cool vibes. Wish our stay was longer. Can't wait to return. :-).

Not what it seem

When we arrived at the property we were met by the caretaker who gave us a warm welcome, we were then escorted to the nightmare of all vacation a box masquerading as a room very uncomfortable, but after talking to care taker who seem to be always lurking somewhere on the property we were move to a more spacious room for the remainder of of our stay which would have been okay ,except for the caretaker who kept popping up I guess some guest are okay with this,but we weren't it felt like we were being watch. Our overall stay was not great because the place was not as described and the constant intrusion was horrible.

ME AND MY BOYFRIEND STAYED AT THIS VILLA FOR 8 DAYS JUST RECENTLY. IT WAS MORE THAN WE ASKED FOR. EVERYTHING WAS EXACTLY HOW IT WAS EXPLAINED BEFORE WE GOT THERE. THE CARE TAKER MAURICE WAS AN ABSOLUTE DELIGHT. VERY HELPFUL AND KIND - HE WAS EVEN NICE ENOUGH TO PICK US UP A FEW THINGS ON HIS WAY INTO TOWN ONE MORNING. THE PROPERTY WAS CLEAN AND TIDY. WE RENTED THE 1 BEDROOM VILLA AND IT WAS PERFECT. THE A.C WORKED WELL, WE HAD CABLE, AND OUR OWN KITCHEN. THE BEDS WERE CLEAN AND COMFORTABLE. THE WIFI WORKED GREAT EVERY WHERE ON THE PROPERTY. OUR VILLA WAS RIGHT NEXT TO THE JACUZZI AS WELL, WHICH WAS GREAT. THE PROPERTY IS VERY QUIET AND PRIVATE. GREAT GET AWAY. IT IS LITERALLY RIGHT NEXT TO THE RIU, WHICH MEANS THERE ARE TONS OF ACTIVITIES AND THINGS TO DO VERY CLOSE BY. ITS ABOUT A 5-10 MINUTE CAB RIDE INTO THE TOWN OF OCHO. THE PROPERTY IS GATED AND HAS SECURITY GUARDS AT THE GATE AT ALL TIMES. VERY SAFE. AND THE BEACH WAS AROUND THE CORNER FROM THE PROPERTY. WE HAD SUCH AN AMAZING TIME HERE AT THIS PLACE, I DID NOT WANT TO LEAVE. AND WE WOULD LIKE TO THANK THE OWNER AND THE CARETAKER MAURICE FOR MAKING US FEEL SO WELCOME. Amazing place, great location, very clean and looked after

The villa was perfect, clean and tidy. Great location, 5 minutes to the beach. Lovely pool. Very looked after accommodation. Made to feel very welcome, can't wait to return and book again.

Just wonderful

Omg I had a wonderful stay at the villa... Maurice is just grand very well mannered..He's always there at you beckon call.. They at the villa make you dont wanna return home ... the villa will become your home away from home with all the warm feeling you receive from the workers...The owner was there on my stay Mr, Alvin I so miss you guys as I write this review tears fall from my eyes. I will always stay in touch. I will soon return I was so blessed to pick this villa and meet the wonderful people there omg love and miss you guys..... Love Porshia
