Ground Floor
The villa is accessed from a private road in a quiet suburb of Polis. You will drive into the private and secluded grounds and park the car amongst the many wonderful fruit trees that surround the property.
The villa can be accessed by the main double doors at the rear of the property or the more convenient side door by the BBQ which leads into the spacious open plan dining/kitchen & lounge area.
The Kitchen has an electric hob, extractor fan, Fridge freezer, electric oven, microwave, coffee filter machine, kettle & toaster. Well stocked cupboards. Roller blind at window.
Dining table & 8 chairs with patio door access to garden & outdoor sofa set for 4.
Lounge area has 1 x 3 & 2 sofa in tan micro leather material. 3 single relaxing chairs. Glass topped coffee table. Large Flat screen TV & Receiver box (with premium channels)**. Open fire/stove in recess in wall. Large sliding patio doors with access to poolside & the large square table with chairs for 8.
The Ground Floor bedroom has a double sized bed with 2 bedside tables, dressing table & mirror. Access via patio doors can be gained to the private pool area. Fitted wardrobes. En-suite shower room with toilet & free hanging sink. Air con units. Black-out roller blinds

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features an extensive library TV Series and Movies which is regularly updated.**
The villa has internet speed/wi-fi at approx 12mb but can be easily upgraded without charge to 30mb which is very fast for the area. There is also a wireless booster on the first floor.
First Floor
The first bedroom to right at top of stairs is the master and has king size double bed, bedside tables & lamps, fitted wardrobes, dressing table & mirror. Window is behind headboard of bed. The bedroom has access to two private balcony areas with glass screening to allow views of both the sea & mountain views. Small bistro table & 2 chairs supplied on Sea Facing Balcony. En-suite bathroom has bath, shower over bath, sink & toilet. Black out blinds. Air con.
Middle bedroom is twin beds with bedside table & lamp. Dressing table & mirror fitted wardrobes. En-suite shower room with sink & toilet. Patio doors to private balcony with glass screening with glass top bistro table & 2 chairs. Air con & black out blinds
There is a small utility area with sink & washing machine on the landing.
The end bedroom is a twin bedroom with bedside table & lamp. Dressing table with mirror. Air con & black out blinds. Patio doors to private balcony with glass top bistro table & 2 chairs. En-suite is shower, sink & toilet.
The villa is air-conditioned throughout and units are included in bedrooms (see rates). The bedrooms all have blackout blinds fitted to windows. A travel cot and highchair can be supplied upon request.

Ground Floor
The centrepiece of this lovely tranquil area is the Large tiled 12m x 6m overflow Pool with roman steps. An astroTurf surrounding gives a natural feel. The area also hosts 8 sunbeds with 4 parasols with portable bases allowing movable shade. 4 small tables allow glasses to be close at hand. (suitable outside crockery supplied). Pillar style poolside lights surround.
A Pool Table with Cues is supplied for your entertainment and alfresco lifestyle.
There is a wooden table & 4 chairs at the side of the villa where the Large Stone built BBQ is set.
A trampoline & slide for children’s 6 years old and under is in the same area.
The villa is set in a surround of orange & lemon groves. The undisturbed views of the sea just 200m away with access down to a sandy beach where turtle’s nest (at certain times of year). Views to Latchi from beach area and some first floor areas of villa.

There is plenty of activity to choose from, whether you wish to dine in one of the many restaurants, shop at some larger supermarkets, hire mountain bikes, quad bikes or just watch the world go by in the ambience of the traditional village square.
The nearby Latchi beach is renowned as one of the best on this side of the island and not as crowded as the beaches in and around Paphos itself (which can be reached by car in 30 minutes or under). Latchi beach is famous for its clear blue sea, soft white sand and a great selection of watersports which are readily available. Take one of the boat rides (or even hire your own) to the ‘blue lagoon', have a swim and/or snorkel, then come back to the pretty harbour/fishing port and have the famous ‘Fish Meze' where you will be served approx 20 dishes including some of the freshest catches of the day whilst watching the world go by.
For the more adventurous, you can enter the ‘Akamas' Nature reserve and go all the way round to ‘Lara Beach' famous for its turtles and wonderful beach. If it is unspoilt Cyprus you are looking for, this is a great area to visit. You may even venture into the nearby villages of Peristerona, Lysos and Miliou or further on to Kathikas (with its vineyards and wineries), Droushia and Panagia. Other fantastic scenery can be taken in at Cedar Valley and the Troodos mountain range where in Winter, you can even Ski!Paphos airport is 1 hour away by very good quality roads with English road signs. Visit Argaka and you won't be disappointed.

''Fantastic villa, it was ideal for our party of 8. Pool was a good size and the property was not overlooked at all.
Great location! Beach access was on the doorstep, it was a short walk into Polis (30 minutes ant a leisurely pace) and a short drive (10 minutes) into Latchi. We enjoyed Saddles bar in Polis after dinner at Finikas, where we visited twice during the week. Noma in Latchi was great for brunch, and we used Latchi Watersports for a private boat charter which everyone enjoyed.
We were provided with good information and options for activities, car rentals and so on by yourselves. Giannis met us on the first day and walked us through the property. He returned during the stay to conduct pool maintenance and brought us a watermelon from the family farm.
We had a great time in Cyprus and will definitely return. .''

'The villa is wonderful, we spent a lot of time around the pool (that is obvious), we used the BBQ and the roofed terrace a lot. The kitchen was equiped with everything you need, without the need to wash dishes for the next meal. Ideal is also that every bedroom has its own bathroom. We did not use the living room. We appreciated also the fact that you can easily switch between being in the sun, being in the shade or using the roofed terrace. Sufficient & easy accessible parking space (driving on the left side is not too difficult, but complex parking situations with the steer on the other side require a lot of attention)
The location was ideal. Remote enough to have privacy without balconies and /or gardens looking into your garden, yet it was close enough to all required facilities. And as we arrived at Paphos airport it was a good drive from the airport to the location. We had no issues at all finding the location.

- Latchi is a great place to for watersport adventures and dinning
As we specifically planned this as a family holiday (our kids are already living on their own) we focussed on family time together on the location and less on sightseeing trips

''The villa was one of the best we have stayed in, and the pool was the cleanest and best kept swimming area we have had. We had a linen change on the 7th day and the cleaners were very good in the cleaning and changing of the linen, a big thank you to them for their work carried out.
Regarding the location, it is very private and quiet for a relaxing holiday, a car is really essential if stopping here although you could walk to Polis centre area in about 30 minutes (based on our ages ranging from 65 to 73 years old). There are plenty of restaurants to chose from in Polis, the ones we went to and would recommend are Moustakalis (very friendly reception), Finkas and Old Town Restaurant (a little dearer but worth the visit and paying that little bit extra. Went along the coast to POMOS and had a good lunch over looking the small harbour and beach. One of the other places we went to was Latchi where we got on the Blue Lagoon II boat and had an enjoyable trip to the Blue Lagoon although it was cancelled at first due to bad weather, but 2 days later we had a good time.
Regarding service provided by yourselves as agents I found this to be very good – Thank you Steven in all the communications and details on offers, prices etc., that were sent to us. Giannis the owner came on the next day after arrival with a cake and bottle of wine and gave us information regarding the villa etc. He was very helpful and pleasant with sorting out a problem we had with the air conditioning in one of the bedrooms later that week. On our arrival late in the evening it was very nice to find a “welcome pack” with some food and drink – Thank you again Giannis for all that you have done and would like to say what a lovely, well kept villa you have.
