Winter season decorated private home just ten years old with off road parking located on a 3/4 acre lot , only 3.5 miles from Holiday Valley and 5 miles from Ellicottville. 1st floor has 2 large bedrooms (king & queen beds) with closets, full bath, full kitchen and breakfast bar with 5 stools. Large dining room table can seat 12, living room has a large couch and chair, WB fireplace, large TV, fully equipped bar. Kitchen has 12 place settings, wine glasses, large assortment of pots and pans for cooking, serving dishes, cooking utensils, large electric grill, toaster, crock pot and small juice mixer. Microwave, coffee maker, dishwasher and garbage disposal makes you feel at home.
Lower level has 3rd large bedroom (queen bed), full bath, utility room with washer & dryer and recreational room with TV, couches, ping pong table and game tables. There is also a very large heated storage closet for all of your winter gear.
2nd level has a large loft with a couch and chair for reading/relaxing as well as a small work desk. At the other end of the loft is a 4 bed-dorm room that can sleep 6 children (two full beds and 2 twins), a closet and a full bath.
Enjoy the large outside deck in the summer or fall with the grill, patio table and chairs, or use the fire pit at night.
Amenities include high speed internet (cable), Dish TVs, radiant floor heat, A/C and tankless hot water that can easily support 2-3 families. Ideal for family ski outings or summer get-togethers with shopping nearby in Ellicottville. Gaming resort is less than 12 miles south in Salamanca. Private yard with gentle sloop is available to play games, sled or build a snowman (plastic sleds are available). Additional firewood is available outside the sliding glass doors in the basement Rec room. There are a few board games (adults and children), wooden train set and Legos to keep the kids busy when not outside.
Holiday Valley Ski Resort is less than 4 miles from the house, the town of Ellicottville and Holimont Ski Resort are about 5 miles away and Holiday Valley has built a Tubing hill/resort about 7.5 miles away.
There are several state parks and forest areas within a few miles for cross-country skiing , snow shoeing or hiking.
Summer time activities include golf and swimming at the Holiday Valley resort and nearby Elk Dale CC, hiking, bike riding, zip line at Holiday Valley resort, tennis and kids playground at the nearby high school, horseback riding and hiking at nearby Zoar Valley.

Our close group of friends/couples took a weekend trip to Holiday Valley. We loved staying here, it was very cozy, very close to Holiday Valley, and had all the amenities we needed. We would stay here again!

Ski stay with family and friends

The house was immediately enjoyable as soon as we walked in the door. There was anything that you would ever need and it was perfect amount of space for our group. The host was nice enough to let us have a late check out on Sunday, which was great because we did ski on Friday and we were able to see Sunday morning get cleaned up before we had to head home. Thank you again we cannot wait to come back.

Loved this home - will be back!

We stayed here with 6 adults for a ski trip. The home had a great location - private and quiet with beautiful views of the woods (saw lots of deer!) but still close to the slopes and downtown. The house itself was very nice with an excellent layout. Extremely clean and owner provided all the amenities you could need. They even left wine for us! We were very impressed and will definitely stay here again.

Very accommodating for families to stay together! The basement was fun for the kids to have their own area to play! They even got to go sledding down the hill in back yard! We used the grill to make dinner and enjoyed the fire place in the living room! Would definitely stay again!

Wonderful experience at Great Valley

You won’t be disappointed if you book this lovely home. The hosts were very accommodating, and the place is spacious, well stocked and clean! We learned Allegheny State Park has hiking, playgrounds and beaches. Also spent time at Holiday Valley at the pools and various activities. It’s a 10 out of 10!

Awesome house

My four friends and I stayed here for a weekend with 7 kids aged 1-9. We had such a great stay. The house and property is beautiful. Located very close to Ellicotville if you are going into town. We drove to Allegheny Park for lake swimming. The house is so clean and comfortable. Has everything you need. Kitchen is great for group cooking. The host sent very clear insturctions that made everything so simple. Such a great place!

Awesome location, beautiful home

This home is in the perfect location - just about ten minutes from skiing, tubing or shopping. It’s on a dead end street, so nice and quiet! The pictures don’t do the house justice. There are three fully finished floors with a full bathroom and sitting room on each. Our group of 6 adults and 6 teenage children had plenty of space. The hosts were very communicative and provided a lot of information about the area.

Very Nice Place with plenty of room for our group of 13 ranging from 4 to 69. Everything is up to date and Wifi was good. We had the range of cell phones with some working better than others. If your phone has the capability to work as a phone over WiFi then no issues. The owner was good to work with and clear instructions We will most likely rent this place again

Family ski trip

We stayed here for a family ski trip to Holiday Valley! The house was clean upon arrival, plenty of space for our group of 10 (adults and children) and the kitchen was fully stocked with everything we needed. The driveway is very steep, if it’s snowing you definitely need a vehicle with 4WD. The only issue we had was with cell phone service, even while using the WiFi. Only one of our phones could make or receive calls while there, but there is a landline available although we didn’t try and use it.

An absolutely beautiful home

The home itself is to die for—very new, very clean and well-cared for, 3 spacious floors, an amazing rec room with games and entertainment, and a HUGE wrap-around deck overlooking the property. The house has everything you could ever need: sheets, towels, kitchen utensils, grill, fire pit, cleaning supplies, etc. It's also just outside of Ellicottville, so you not only get a break from the crowds and the noise, but you have less than a 10-minute drive if you need to head to town for anything. From the time of our booking to after our stay, the owner was extremely attentive to our needs and very easy to communicate with. I've been coming to this area a couple times a year for the last decade, and this one is definitely one of my favorites. We can't wait to plan a trip back!

The owners were amazing to work with and very accommodating. The house is so convenient to Holiday Valley, under 10 minutes and an easy drive. The house was big and very cozy. Nicely decorated. Lots of space to spread out. Beds were so comfortable! Wood burning fireplace with a stockpile of dried wood. Owners provide so many ammenities in case you forget something. Family fun can be found in the basement with ping pong, foosball, board games and cards. Kids even went sledding on the sleds provided. Great yard! Would be wonderful in the summer too with an outdoor fire pit. We will stay here on our next trip!! Thanks for a great weekend!

Memorial Week Vacation

I stayed here with 4 other family members and my 5 year old son. The views on the property are breathtaking and the pictures online really don't do justice to how gorgeous the house is. There was a lot of common space for family members who wanted to hang out and watch TV and play games and there was sufficient quiet space for family members who wanted quiet time to themselves. The town of Ellicotville has some decent restaurants and a nice downtown area. We spent two days at the pool(s) at the nearby resort which were perfect for my 5 year old son. The only reason I rated our stay as 4 stars rather than 5 is due to the lack of internet/cell phone signal. Internet during our stay was spotty at best and we missed a lot of cell phone calls during our trip (luckily there was no emergency).

Pictures don’t do it justice

The size of the home is beyond what the pictures can show! We stayed for a weekend of tubing (15 minute drive) and shopping in Ellicottville (10 minutes to downtown) with four families and had more than enough room for our crowd! There are bedrooms and bathrooms on each level of the home. The basement level is loaded with entertainment for all ages and the kids LOVED the ping pong and foosball tables. The easy-to-use fireplace, high ceilings and beautiful windows made the living room so cozy and welcoming. There is space to be together (large dining room table and open kitchen with bar stool seating) or to sneak away. The owners were great with communicating and made sure that there were well explained directions on how to use the fireplace and the heating system. We had an incredible weekend!

Our names our Jim and Patty Rahill - we are proud parents of four grown children, and happy grandparents to 7 young grandchildren. When we're not busy at work or traveling to see our kids, we enjoy spending time with friends, taking bike rides together, playing golf and tennis, and of course skiing. We purchased this previously not lived in home in early 2016 and have spent many weekends decorating and furnishing it to match a winter theme. We enjoy entertaining our friends and family at Bonn Way when it is not rented as it is only an hour from our home in Buffalo.

Why they chose this property

This house and 1/2 acre property is very close to Ellicottville and the ski resorts, yet offers privacy and a large amount of space for everyone of every age that the " in town rentals" do not have, due to homeowner restrictions and lack of land. The house is only 12 years old and almost everything is new. There is enough parking for 4-5 cars / SUVs.

What makes this property unique

Large closet in basement available to store winter gear / jackets that has radiant heat to keep your boots and winter cloths warm and dry.
The Kitchen, dining room and living room are part of an open concept that will keep everyone in the family engaged and together, however the loft and basement rec area enable some family members to read and relax or play games and watch TV away from others on the main floor. Each floor has a full bath, so everyone can get ready at the same time. The French door from the kitchen to the basement rec area can be locked to prevent small children from accessing the stairs without supervision.
