Pont Agasse is conveniently located just a short walk (2.1km / 1.3 miles) from the village of Levignac-de-Guyenne, small supermarket, boulangerie for fresh croissants, pharmacy, and a great night market in the peak summer months. Further amenities are found in the local bastide towns of Monsegur (15km) and Duras (8km), which offer a selection of café bars, restaurants, shops, and well-stocked supermarkets. Larger hypermarkets are just a 15km drive away at Marmande.

The entire house and all facilities are for your exclusive use during your stay.

Accommodating up to 10 adults over 5 bedrooms, a total of 12 guests including children. One of the rooms has 2 single beds and 2 bunk beds that are ideal for children.

Each bedroom is spacious with wooden floors, exposed stone feature walls and beamed ceilings all overlooking the garden, pool and fields beyond. Each bedroom is well equipped with a large wardrobe, chest of drawers, bedside tables and a room fan for your comfort.

Bathrooms and shower rooms are both located on the upper floor:
1. A spacious family bathroom with a walk-in shower, bath with a shower over, hand basin, wc and heated towel rail.
2. Shower room with shower, hand basin and wc.

A further wc with a hand basin is located on the ground floor.

Kitchen: Fully equipped farmhouse-style kitchen with all of the amenities you could wish for including a dishwasher, washing machine, gas cooker, microwave oven, ironing facilities, two fridge freezers and a large farmhouse table that can accommodate all 12 guests. Double French doors open out onto the sun terrace with tables and chairs for al-fresco dining.

Living rooms: Spacious, comfortable sitting room with French doors opening onto a large sun terrace with a stone barbecue. Several sofas/chairs offer plenty of space for everyone to relax and unwind. The house covers a total of 300 m2. Facilities include an English-language Satellite TV.

Games room: The vast games room is lined with the barn's original wooden cattle troughs, which have been thoughtfully kept as a feature of the property. The games room houses a full-size table tennis table, a dartboard and a selection of games and toys.

Garden and the private swimming pool: The private, heated, fenced and gated pool measures 10m x 5m with walk-in roman end steps and has a constant depth of 1.5m. Please see the Price section to view pool opening times and information about heating times.

Garden: Garden: There are one and a half acres that surround the property. Private off-road parking for up to 6 cars. A pretty patio with a stone BBQ, sun loungers, chairs and umbrellas. Outside tables to dine at, complete with chairs and parasols. There is a separate open barn used for a children's play area or dining out of the sun, and a selection of racquets and games such as badminton and swings for children.

There are many activities and places to visit locally, historic towns and villages are just a short drive away.

Coast, Beach and Water park: A freshwater lake with a sandy beach at Blasimon is just 38km away and is a popular attraction to take children for a day out. The gently shelving sand provides a fun environment for splashing around and cooling off in the heat of the summer sun.
Aqua Park is 41km located near Bergerac. Beach, canoeing and a water park.
Aqua Fun Park near Casteljaloux is 42km. Park with a huge freshwater lake, picnic benches, walks, facilities, a man-made sandy beach, water sports, and a children's play area.
Visit Europe's largest sand dune 148km, the Dune du Pilat, where both the climb and the views will take your breath away!

Chocolate: Yes, we believe chocolate is also an activity, we often have to visit to make sure the quality is up to standard... Maison Guinguet 8km, near Duras. A nice shop to visit, selling chocolate, gifts and offers guided visits to their artisan factory in July and August.

Duras Castle: The famous Chateau de Duras, 8km away. It's well worth a visit, climb to the top and see the stunning 360-degree vista.

Tea room with gardens: Jardin de Boissona has six little gardens, each with its own character. Outside and inside seating. Known for their teas and delicious cakes. 10km.

Zip wire adventure and climbing park: 15km. Playground and snack bar. Des chenes toi Aventure.

Ein tolles Haus für den Familienurlaub!

Wir waren mit zewi Familien (10 Personen zwischen 3 und 46 Jahren) für eine Woche hier. Das Haus hat den Charme eines mit viel Liebe eingerichteten Familien-Feriendomizils und einen unglaublich großen, gut gepflegten Garten. Der Pool stiftet an heißen Sommertagen Freude und Entspannung und wird gut gepflegt. Die Einrichtung läßt kaum Wünsche offen, es sind jede Menge Spielmöglichkeiten für Kinder am- und im Haus und es macht Spaß, in der urigen Küche zu kochen. Einziger Schwachpunkt wäre die schlechte Isolierung: An heißen Sommernächten kann das schon mal den Schlaf kosten und auch Stimmen und Geräusche verbreiten sich im ganzen Haus. Der nahgelegene Ort ist sehr verschlafen. Es gibt zwar einen Tante-Emma Laden und einen Bäcker, für mehr sollte man aber 7km weiter nach Duras fahren. Insgesamt war es eine traumhafte Ferienwoche in Pont Agasse.

Magnificent Property

Magnificent Property set in gorgeous french countryside. We took some family and our young 2 year old son. The pool was great and gated so we didn't have to worry and there is so much outside space and such well kept gardens. The property itself was so spacious inside and full of character. We will booking to go back very soon without hesitation.

Pont Agasse nr Duras

Pont Agasse is a quaint stone barn conversion set within a couple of acres of land - the surrounding area is farmland. It is located outside the village (it has a patisserie and general shop plus free tennis court) and 10 mins from the larger town of Duras. The gated pool was good - there is no shallow end but there are steps in to the pool. So potentially not ideal for very small children (who are non swimmers). The décor is in reasonable condition although one or two areas could potentially do with updating eg bathrooms. The property is very clean. There are good night markets in each of the surrounding villages where you can purchase a good selection of hot food and drinks as an alternative to going to restaurants. We used tripadvisor for restaurants and had good meals every time.

A group of 9 from Ireland on a 4 week get together

A family group aged from 12 to 75 and all very well served by Pont d’Agasse which had everything we would have wished for. House; spacious and very well equipped. Grounds; spacious, attractive and very well maintained. Pool; very welcome in the heat of the high 30s in late June. Games room; well equipped and much used. Large barn; spacious, very welcome and much used. We loved this house and love this area: we have been coming here for over 20 years. With Duras (and Don Camillo restaurant), Monsegur Ste. Foy-la-Grande; night markets, dancing in the square in Duras, adorable. What’s not to like?

An Unforgettable Stay - for all the right reasons!

We fell in love with Pont Agasse as we drove down the hill towards the property. The trees surrounding the gardens mean it is a really private setting and as a stand-alone property you don't feel over-looked. The house and garden are really well maintained and beautiful. Everywhere was clean and the pool was too. The listing was spot on. What a photo or description can't do however is describe an atmosphere in a house that easily. We instantly felt at ease and could relax. The outbuilding is such an added bonus either to protect you from the elements or to create a party space. The views are stunning and the light on the fields is a perfect backdrop. I received excellent service from the property managers and I will definitely use them again. The area is great because we felt we had our own space as well as having access to a fabulous bakery nearby in Levignac, supermarkets and a new hypermarket nearby too. With two airports nearby the area is really accessible. I have a feeling we will be back. Thank you for a birthday week to remember.
