Please note: No children under 5 years. Couples, family and holidaymakers only.. This small single-storey holiday cottage is pleasantly set on a back road and boasts its own small, enclosed garden with patio, shingle garden and picnic bench. Standing at the end of a row of cottages converted from an old maltings, it is just a short walk away from the heart of the village with its range of specialist shops, pubs and restaurants. Within the immediate area are Holkham Hall, Burnham Thorpe (with its Admiral Lord Nelson connections), the small town of Wells-next-the-Sea and several fine, open sandy beaches. Sailing at Burnham Overy and Brancaster Staithes. Leisure centre and swimming pool at Hunstanton. Shops 100 yards.

Location of cottage good cleaning of cottage very poor cobwebbs in ceiling area dust on long lamp in corner very bad even had date wrote in dust Aug 2018 no mat on floor by shower shower drain blocked and very smelly and mould on shower tray building work started on house early morning one morning it started at 7.30 hammering and drilling picture to prove lamp if needed

A perfect holiday let which suited our requirements to the letter. Superbly equiped with everything that anyone could wish for. We will have no hessitation in considering re-booking for future breaks. Although very clean and tidy, there were areas which could have benifited from a little more attention. Underneath the beds, and around and behind the furniture in the bed rooms are in need of a good hoovering. This is a bit of a nit-pick I know but takes the overall score to 98%. An excellent location and a firm base to explore the N. Norfolk coast.

Overall we enjoyed our stay at old blacksmiths cottage, location and size just right, with parking and garden a bonus. We felt the price was too high compared with what we saw advertised elsewhere, mostly because of the following comments: However the standard of cleanliness was low and we had to call for help to unblock the shower drain halfway during the week - this was then obviously the cause of the unpleasant odour in the cottage detected as we arrived, and another sign of a lack of thoroughness in cleaning. Additionally the tv was small and sound poor, and to view comfortably we had to move it out into the room leaving trailing leads to step over. Overall a lovely cottage which which we considered somewhat 'tired' that would really benefit from an upgrade and a better cleaning regime.

We really enjoyed our holiday in Norfolk.

We really enjoyed our holiday in Norfolk. The cottage was small but perfect for the two of us. Being in our eighties. after a full day out and about we simply wanted to relax in the evenings. The t.v. was very small and the sound tinny, this spoiled our enjoyment somewhat. Other than that, everything was fine, not luxurious but perfectly adequate.

Though small and compact the cottage is perfectly suitable for 2 people. Clean, comfortable and situated on a quiet road it is ideal for a quiet relaxing holiday. The local amenities of Burnham Market are within easy walking distance. Mobile phone signal is poor and there is no WiFi. Dedicated off road parking is a very short walk away but a car may be parked by the cottage gate.

My wife and I had a lovely week in this cottage during the coldest week of this winter.

My wife and I had a lovely week in this cottage during the coldest week of this winter. It was always warm and cosy, had all the utensils etc that we needed and is close to the village centre for pubs, café, shops but far enough away to be very quiet and not afflicted by traffic. There are walks thst can be taken to the coast straight out of the front door, thus the car was hardly used all week I Would definitely recommend this cottage and will likely stay again.
