Situated in 500 acres of Brightling Park, attractive barn, with oak floor, beams and four poster, walks from the door.. All on the Ground Floor:

Living/dining room: Freeview TV, CD Player, DVD Player, DVDs, Sofa Bed (Flexible Sleeping Only)

Kitchen: Electric Cooker, Microwave, Fridge, Dishwasher, Washer Dryer

Bedroom: Kingsize (5ft) Bed

Shower Room: Walk-In Shower, Toilet. Electric central heating, electricity, bed linen, towels and Wi-Fi included. Garden with terrace, sitting-out area, garden furniture and BBQ. Private parking for 2 cars. No smoking. Please note: There is an unfenced pond and stream in the grounds.. In the High Weald AONB and converted to a high standard, this attractive, single-storey barn is accessed via a track ¼ mile from the lane and lies quietly in 500 acres of Brightling Park (once known as The Rose Hill Estate) with sheep and horses on the farm. Brightling is famous for the many Fuller follies. Excellent walks on the doorstep. Visit Bateman’s (Kipling’s home) and Sarah Raven’s famous cutting garden at Perch Hill. Rye and Tunbridge Wells are 30 minutes by car, Brighton is 45 minutes. Mainline station to London is 5 minutes’ drive from Robertsbridge. Shop and pub 2 miles.



Coblye Barn (PJJR) and Ox Lodge Barn (PQQW), situated 1 mile apart, can be booked together to accommodate up to 7 guests.

A relaxing break in this tranquil spot, literally in the middle of the countryside.

A relaxing break in this tranquil spot, literally in the middle of the countryside. The barn was very comfortable and pleasantly decorated inside with all amenities you would want. The exterior photos don't really do it justice! We enjoyed the local walks and canoeing on the River Rother. A lovely peaceful area, with lots to see. There were some local pubs, but we didn't try them and supermarket in Battle. If you want a relaxing break away from it all this is for you. Review independently collected and verified by Reevoo

Beautiful barn conversion set in Sussex countryside.

Beautiful barn conversion set in Sussex countryside. Very peaceful- no immediate neighbours which was great. Only a couple of gripes - drove 7 hours non stop from Cumbria- missed the turning up the track as name of property on the ground- a higher hanging sign would have stood out more for tired travellers like ourselves. No cereal bowls- used pasta bowls. No instructions where to leave the key so left inside door lock so hope this was ok. Otherwise would highly recommend this holiday property- very comfortable and warm, beautifully furnished and would stay again. Photographs do not do it justice - worth the journey!

perfect location for 100% peace and quiet, exactly what we were looking for.

perfect location for 100% peace and quiet, exactly what we were looking for. hosts were friendly, helpful and informative. sheep wandering about right outside the door a delight. the internet worked 100% for the 7 days. beaches only 30mins drive. no complaints whatsoever, will certainly visit again in the near future.

A cosy 'get away from it all'.

A cosy 'get away from it all'. Peaceful and tranquil but with good access to coast and other places of interest. The Barn is clean and comfortable but is let down by odd and chipped crockery, the oven could do with a deep clean and window bolts need looking at (some windows can not be opened). Visitors should be made aware of the lack of mobile phone reception.

Coblye Barn was an absolute delight.

Coblye Barn was an absolute delight. Especially with a dog. My husband ended up working for 3 full days using the perfectly working internet, while I was able to stride out alone into the park, the surrounding woods, Darwell reservoir with the dog, then drive into Battle for some food and history. Bed was very comfortable, plenty of high pressure hot water, everything you need in a kitchen plus dog bowls. Easy communication with the owners.

My friend and I have just returned from our fifth annual visit to Coblye Barn. Obviously, that means we love the place and it is ideal for our needs. The setting is idyllic, the decor tasteful yet comfortable, and if you want peace and quiet , bar (baa!) the odd bleat of sheep and lambs,it is perfect. The only downside is complete lack of internet ( a blessing or a frustration) and poor phone signal. Also , the crockery /glassware is quite minimal. These are just minor moans about what is otherwise, a wonderful place to spend a short break.

The cottage is in a superb location and very peaceful.

The cottage is in a superb location and very peaceful. Overall it was very comfortable, especially the bed. Wine and flowers on arrival were also a nice welcome touch. I have to agree with a previous review however that crockery is a bit lacking and what is there is chipped and cracked. As a minor point, an oven glove would also have been useful. We also found that the shower head and the oven door were in dire need of a deep clean. On the whole, we had a pleasant stay.
