Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchen and shower room. Private hot tub at the bottom of the tree. Access to beautiful shared garden with BBQ and fire pit which backs onto open fields. Sleeps 2 very comfortably. Adults only. Self catering.
It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Sometimes we have sheep in the field behind - at the moment we have cows with calves in the field beyond that.
Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, write, create music or art or to study. It’s the perfect place to wind down and de-stress. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. The owner is an artist, music teacher and Reiki practitioner who lives in the main house with one child.
Treetops' has a stable door with a Green Man knocker to the kitchen, which has a glass hob and electric fan oven, a larder fridge with a freezer compartment, a washing machine, a dishwasher and a microwave. It's is fully equipped with crockery, cutlery and basics such as cooking oil, tea and proper coffee. There's a spiral staircase lit with fairy lights to the studio above and a door to the shower room, which has a very large shower enclosure and a powerful shower.
Upstairs there's a very comfortable seating area with two leather sofas, a 32" Smart TV and a little table and chairs ideal for eating at or working. Looking out of the huge velux windows through the arms of the tree you can see for miles across the countryside. It really is a wonderful view whatever the weather. There's a good selection of board games for rainy days and the wifi is fibre-optic and reliable. Treetops has it's own oil boiler so it's always warm and cosy.
The sleeping area has a deliciously comfortable king-sized bed, lit with fairy lights , of course :)
At the other end of the room there's a little dressing table with a mirror and a hairdryer and a wardrobe/hanging area and the French doors to the balcony.
The balcony is made of local Sussex oak by local craftsmen in the traditional Sussex style and it has a magnificent Beech tree growing through it. It's very private and very sunny and the views across the Weald are fabulous. There's a little arbour and a bistro set and two sun loungers that recline should you wish to soak up the sunshine. At night there's a light that lights the tree up beautifully - however if it's a clear night you might want it off because we have no street lighting so we get wonderful stars - Patrick Moore used to visit the weather station in the village because of the dark skies. You'll hear owls at night and all sorts of birdsong during the day.
Outside Treetops there's a large, shared area of garden which backs onto the fields. During the latest lockdown we extended the guest patio area to make social distancing easier. It has 2 charcoal BBQs and a firepit which you can also cook on and pots of fresh herbs which you are welcome to use. Beyond the patio is laid to turf, and at the very bottom of the garden, two new Shepherd Huts (Meadowsweet and Heartsease) have been built for couples.
At the bottom of the tree, next to Treetops' front door, is the new hot tub, exclusively for the use of Treetops' visitors. It really is bliss! Behind that is the main house and owner's lawn and veg plot which is not fenced off for aesthetic reasons but guests are asked not to go beyond the big guest patio.
On top of a rigorously enhanced cleaning protocol we are also running an ozone generator (which kills everything including viruses) between stays. This takes time for the gas to do it's work and then the accommodation has to be aired out before we can start cleaning, which has affected the check in and out times we are able to offer. If you want to come earlier and explore the area there are loads of things to do locally. If I'm ready early I'll let you know ASAP. Likewise, if I'm able to offer a slightly later checkout I'll let you know :)
If you'd like Reiki it's £37 for a 45 minute session of full body and mind relaxation and restoration or £49 for an hour and quarter, which is a double dose and more suitable if you have more significant physical/emotional challenges to face. I have a colleague who can sometimes visit and who offers Aromatherapy massage and Reflexology. It's £30 for a 30 minute neck, back and shoulder massage, £45 for a 45 minute full body massage and £35 for a 40 minute Reflexology foot massage. Treatments need to be pre-booked so they can be fitted in around existing work commitments.
Although smoking is not allowed inside, it is permitted on the balcony.

Treetops is a lovely place to stay. It was very quiet while we were there and lovely to have a little sitting area as well as the balcony, bedroom, kitchen and bathroom. Would highly recommended.
We throughly enjoyed our stay even if the weather wasn't great. Quirky place, bit upstairs downstairs, kitchen & bathroom downstairs, dining & sleeping upstairs. It was a warm & cosy place with plenty of space to spread out.
We had the loveliest two night stay in Treetops. A wonderfully quirky little place that had everything we needed, including the magnificent beech tree growing up through the veranda! Relaxing in the hot tub of an evening was just great. Sam is a super host, very kind and thoughtful. I also had a calming, restorative Reiki treatment with Sam. Our brief break was much needed after a tricky couple of weeks. Thank you Sam, Ziggy, Lily and Pie. xxxxxx

Sam was so helpful and cheerful, nothing was too much trouble.
There is so much to do locally. The observatory is fascinating, Venner’s vineyard and wine tasting excellent. You can walk to the vineyards from the property which is a plus.
We just wanted a few nights away from it all and this fitted the bill exactly. Peaceful, remote country setting equip with all the basic needs. Very clean and tidy and a cute little set up. We really enjoyed our few days break.

The owner is lovely and conscious of lodgers needs and goes out of her way. The place was clean and nicely decorated, includes TV, washer, shower, brochures and advice if needed. The balcony has tranquil views with chairs, table allowing further relaxation.
There are - co-op, tesco, aldi for grocery shopping. Breakfast or lunch in town, prices are reasonable.
The Tree House is a magical place.
Treetops is a quiet homely place, with beautiful views from the garden and large treetop balcony. The owner is lovely and ensured we had everything we needed. The bed was super comfortable and its so quiet and dark we slept so well. The hot tub is just outside the door to the apartment and quite near the terrace which is shared with two other shepherd's huts, but still quite private. There are two friendly dogs and a lovely cat who may say hello to you.Try the sundial French restaurant (15 mins walk) its amazing!
This is a late post following our stay one year to the date. Sam went above and beyond for my wife with a little bun in the oven and I celebrating our special occasion during our staycation for one week. We became so comfortable that a request was made to extend our stay for a further week which unfortunately could not be applied. Such a wonderful experience this Magical Tree House of East Sussex in close proximity to the surrounding tourist attractions. We will always reflect with positive memories of our stay.
The balcony was lovely, it was great sitting under the tree for breakfast. Beautiful views towards the Downs. The studio had a pitched roof and a spiral staircase which gave it a lot of character. The velux windows were great and the blinds kept out the early morning light - just what was needed in mid summer. The hot tub was relaxing.
Sam, our host, was most kind, anticipating any needs and going above and beyond. We plan to return.

Sam is a great host and was so welcoming upon our arrival, making sure that we could settle in properly and know all about the amenities on offer. Nothing was too much trouble for her.
Treetops is quirky, clean, well equipped and set in a peaceful location, with lovely views across the neighbouring fields and valley, which can be enjoyed from both the lounge and balcony. The private hot tub just adds to the relaxation on offer to guests, and the bed is so comfortable for a good night's sleep. This is a perfect place to unwind away from it all, or to use as base for exploring further afield, and Sam is so helpful in recommending places to visit.
We thoroughly enjoyed our stay here.

2nd visit here and 100% will be visiting next year beautiful quiet location and the property was immaculate with the most comfortable bed lovely views from room and balcony.
The hot tub was amazing and secluded heating is excellent and Tv with Netflix and prime a few games like scrabble etc to play .
Lovely pub and Indian restaurant 10 minute walk to the village kitchen well equipped oven kettle toaster washing machine even a dish washer .
And Sam the host can’t do enough for you and is always on hand to sort out any issues (not that there was any) she works so hard to make your stay comfortable.
Looking forward to visiting again next year .

A lovely property next to the main house, with its own hot tub, with shared patio/bbq area. Also 2 shepherds huts on site also with their own hot tub each. There are 2 resident pooches who are very playful and have the run of the area. Sam the host was very welcoming and friendly and 'Treetops' had all provisions we needed and the most comfortable bed ever! Velux windows gave a lovely view across the countryside and were great during the thunderstorms! If you want some fresh air in a peaceful environment then this is the place for you!
Wow we absolutely loved our stay at the weekend and in such a peaceful location.
If you want some time away to chill out and relax such a quirky place every thing you need to relax lovely soft bed all the facilities and OMG we just loved the hot tub spent a bit of time in it.
Small village about 15 min walk with a nice Indian restaurant we went to on the Friday there’s a coffee house ,chip shop,pub and small convenience store.
But what made the stay so nice was Sam the host she honestly doesn’t stop and nothings too much trouble she’s always asks if everything is ok and makes sure you got everything you need .
We did opt for a Reiki massage which was nice I’d recommend it .
100% we will be visiting here again

I'm a single mum with one child. Treetops is in our garden. I teach music and art and do Reiki energy healing. I love hosting; I've been doing it since 2012 and it gives me enormous pleasure welcoming people into our little sanctuary, seeing their faces brighten as I show them round, and sending them off happy and relaxed afterwards. I love the open countryside and the birdsong here, organic gardening, live music, cooking, reading, animals and people.
Why they chose this property
There is a lovely vibe here that I felt as soon as I saw the place. Other people comment on it; it really feels relaxing and wholesome and good for you. A lot of people say they sleep really well here, I certainly do. I felt like I'd won the lottery when I moved in: it's my dream house, even down to the little brick Wendy House I wished for when I was six. I moved here from the city and it's the opposite of the rat race in my opinion.
It's on the edge of the village. We're very lucky because we have the most beautiful big garden and we look out over the fields so you can see for miles. The air is really clean and we have acres of sky. It's a great place to visit if you like star gazing - Patrick Moore used to visit the village because it's got such good visibility (the Observatory does special evenings). Sometimes there are sheep or horses in the field next to the house - it looks so much prettier and more interesting, like a decorated tree or a tank with fish in! I love our trees, too, especially the old 'Faraway' oak with the swing. A lot of the lanes around here, ours included, have 'tree tunnels' over them, so in the summer you get pools of bright sunshine dappled with cool shade. I've seen both sorts of woodpecker in the garden and we sometimes hear owls at night. I once met a badger in the lane! You really notice the seasons, for example, all the wild garlic and primroses in the early spring before the bluebells.
I love castles and there are several - besides our fairytale medieval Herstmonceux Castle round the corner there's also Bodiam Castle about half an hour away, Hever Castle 50 mins and Pevensey Castle only about 15 mins across the marshes, by the beach. The beaches at Eastbourne, Cooden, Bexhill and Hastings are also within 30 mins easy reach. Brighton and Rye are only 45 mins. There's a wealth of gastro-pubs near beautiful/historically interesting places to walk off the calories in the surrounding area so to me, it's a little piece of heaven.
What makes this property unique
Treetops is a gem. It's as close as you can get to a treehouse with foundations and plumbing and creature comforts. It's got spectacular, breathtaking views, even on rainy days. It's light and bright and comfy and cosy, with a Smart TV, wifi and a great 4G signal. It makes me feel like a kid picnicing in a fort amongst the branches but in a very civilised way. Cleaning the kitchen with the stable door open feels like playing house even though I've done it hundreds of times! It's just charming, in a very down-to-earth, up-in-the branches, close-to-nature-but-absolutely-comfortable way. And you really do get a bird's eye view. It's so lovely, when my daughter grows up I'm going to live there and rent the house out!
Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. There is a strong arts and crafts movement locally and there are plenty of good pubs that serve excellent food within easy reach. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car). 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, the windmill in the next village, Windmill Hill. Herstmonceux Observatory and Science Centre. Other nearby attractions include the Bluebell Railway, Sheffield Park, Batemans, Michelham Priory, the White Horse at Alfriston and Long Man at Wilmington.
