A warm welcome to the Coach House which is on Oaks Barn Farm near to Alcester and Stratford Upon Avon. Recently filmed as part of the Come Dine With Me programme.
The Coach House is a converted, handsome, period barn conversion set in a quiet rural location with access to delightful countryside walks. The stylish and sympathetic barn conversion is located next to the principal house and is set within a private garden, where you will find the saltwater hot tub and quality garden furniture along with a charcoal bar-b-que plus much more. There is also a Kadai fire bowl to ensure you enjoy your evenings in. Supplies can be purchased from honesty stall.

The Coach House is one of three cottages on the site of Oaks Barn Farm, it sleeps 6 persons. Coach House can be booked separately or together with Shepherds View and Granary to give you the ability to enjoy an unforgettable holiday with your extended family and friends. Two extra beds can be added to give an overall capacity of 20 people.

Accommodation Comprises: Downstairs: The living room is a lovely place to relax, with comfortable sofas and a television with Freeview channels. A large window and glass internal doors ensure there is lots of natural light. The fitted kitchen is perfectly equipped for easy self-catering and includes a microwave, electric oven and hob as well as a good complement of essential utensils and cooking equipment. Windows overlook the garden and there is a half-glazed door leading outside providing a nice view to the garden and over open fields. A six-seater dining table and chairs is next to the kitchen. It benefits from a high vaulted ceiling with oak beams and French doors that open to the garden outside. There are two double bedrooms on the ground floor. Each is comfortably furnished with solid oak double beds and furniture, good storage and a television. A family shower room has a shower, WC and handbasin. Upstairs: The master bedroom is accessed via a stylish spiral staircase. It has a double bed, television and benefits from an ensuite with bath, WC and handbasin.

Outside: A large grassed and gravelled patio area outside features both an outdoor dining and living area, allowing guests to make the most of long summer evenings. A barbecue is ideal for summer meals, while the Kandai Fire Bowl keeps guests warm so they can enjoy stargazing in skies with no light pollution. There is the opportunity to hire the saltwater hot tub located in the garden just outside the back door.

There is a shared children's play area with swings and a slide. Oaks Barn Farm is a small working farm and children can meet sheep, pigs and chickens, and even feed the lambs depending on the time of year. There is the opportunity for you to collect the eggs and get involved as much as you care to. Secure off-road parking. The whole property is accessed through electric gates which ensures your children will remain safe whilst exploring what the farm has to offer. Stratford-upon Avon, Worcester, Evesham, Regency Cheltenham and Gloucester are only a short drive away. With the Malvern Hills to the west and Bredon Hill to the east. Take a riverside stroll along the River Severn or a boat trip along the River Avon.

Oaks Barn Farm is ideal for anyone looking for a relaxing break in one of England's prettiest counties and is well located for exploring Stratford-upon-Avon/Shakespeare country, Cotswolds, Birmingham, Bristol, Oxford and Bath are within easy reach for day trips. Ragley Hall and Cotswold hold major events which are held close by throughout the year such as the Game Fair, Battle of the Proms, Badminton Horse Trials, the Cheltenham Races, but to name a few. There are many superb country houses and gardens including Coughton Court, Ragley Hall, Hanbury Hall but to name a few, there lots of interesting things to do and see. The NEC and the NIA are easily accessible. Golf, horse riding, fishing and horse racing nearby.

Parties and celebrations are by strict prior agreement of the owner.

Oaks Barn Farm's green credentials are well established, and the owners continue to look for ways to be carbon neutral, whilst offering a high standard of comfort. The cottage is heated using Biomass fuel from renewable resources. Water-efficient showers and cisterns reduce wastage, much of the energy comes from solar panels, and food waste is composted and used on the owner's vegetable garden.

The owners are able to do a service wash and dry for a nominal charge should you need items laundered whilst away. All utilities, linen and towels are included. The Coach House is a non-smoking property. Dogs are accepted but as this is a small working farm, there are strict rules which must be agreed to before booking (an additional charge of £50 per property). The owners can arrange air-rifle shooting there is an additional cost and is by prior arrangement and dependant on availability.

Add A saltwater hot tub to your Stay
The hot spa is available for your own personal use at an additional cost of £175 per stay payable locally. We empty the saltwater hot tub and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied.  We have chosen a chemical-free saltwater hot tub which is in line with our green policy.  It is a fantastic place to sit at night watching the stars. Please see rules of use for the hot tub below.

Our Salt Water Hot Tub provides a clean and natural tub experience using Salt as the water purification agent without the need for harmful chemicals. The hot tub is checked for levels and cleaned by us during your stay.

DO NOT STAND, SIT or LIE on the Saltwater hot tub lid, this will cause damage.

Key Points to read before Saltwater Hot Tub Use:
Drinks glasses must not be used in or around the hot tub, reusable plastic glasses are provided.
Bathers must not wear lotions, oils, makeup, fake tan or skin creams in the hot tub.
Bathers must use the toilet and shower using soap to remove any skin deposits and debris before entering the hot tub. It is important to shower after using the Salt water hot tub to remove any salt from your skin.

Bathers are discouraged from swallowing the hot tub water.

It is recommended that bathers do not exceed 15 minutes immersion at a time.

Bathers must not exceed the maximum number permitted in the hot tub (6 people).

It is recommended that children under four do not use the hot tub.

Children (and others) who are unable to keep their faces out of the water must not use the hot tub.

All other children using the hot tub must be supervised at all times. They must not be permitted to remove the Salt water hot tub lid themselves. It is too heavy and difficult. You must explain the difference between a swimming pool and a hot tub.
Bathers must not jump into the tub. Because when you jump in the water jumps out! If the water level reduces below the filter level this can damage the tub’s pump.

Babies’ nappies must not be changed beside the hot tub.

No incontinent person may use the hot tub, either with or without a waterproof nappy.

It is recommended that the hot tub is not used after a heavy meal or while under the influence of alcohol or sedatives.

Intended users suffering from diseases of the heart and circulation, skin conditions, are immuno-suppressed, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use the hot tub without first seeking medical advice.

Pregnant women are advised to consult with their doctor before using a hot tub.


Please:
DO NOT Lift the Lid using the skirt, there are lifting straps provided to lift the lid safely without damaging it. Place the lid carefully in the space to the side of the hot tub on top of the silver thermal cover.

DO Replace the lid and thermal cover after use, by using the straps and pulling the skirt down around the edge and fixing with the clips on the 4 locking straps. This is what keeps the water hot when not in use. You have sufficient kilowatts of electric to allow for the use during your stay provided the cover is replaced after use. Replacing the lid will also keep children safe.

Do shower using soap to remove any skin deposits & debris before entering the tub. Do shower after use to remove any salt from the skin.
DO Brush any mud/grit from your feet before entering the water
DO NOT Use oils, soaps or any detergent in the water
DO NOT Use glassware in the Tub. Plastic glasses are supplied. These are not disposable and should be washed after use.
DO NOT Eat food or Smoke in the Tub
Do Not place the BBQ or Kandi fire bowl close to the Tub
DO NOT Press more than one button at once (or it will be cold next time you want to use it). Use only brief pressure on buttons
DO NOT Continuously press 'Lights’.
DO NOT Introduce mud, stones, sticks, grit etc into the water
DO NOT Jump into the water or play ball games
DO NOT Sit, stand or lie on the lid of the Hot Tub at any time; or allow children on the lid. It is only made of foam and is easily broken.
Do Not allow dogs in the water.
If the Hot Tub becomes unusable during your holiday break due to your negligence, an additional charge will be made if you wish to continue to use the Hot Tub. This will cover the cost of emptying, cleaning, recharging it with water and chemicals and reheating it.

Excellent short break after lockdown
Sue and Wayne are wonderful hosts who were very welcoming yet non-intrusive. We booked the property for a couple of nights to enable us to visit parents after lockdown restrictions lifted on 12th April. This was a perfect retreat for the two of us and our two sons aged 17 and 19 years old. The property and surrounding grounds are every bit as relaxing as described and the property itself was ideal for our family, including Murphy the dog. We managed to have a wonderful at the nearby Arrow Mill Pub who had set-up a very large marquee on their grounds and offered excellent table service. A property, facilities and hospitality that we thoroughly enjoyed and will be booking again. We very much recommend it,

Ideal for quiet getaway, wouldn’t recommend for anything other than that
Place was perfect for families planning to get away for a quiet weekend. Sue and Wayne were very welcoming and went the extra mile by inviting us to introduce new hens to the farm and bought a cake round when they saw we were celebrating a birthday. However the house was not well advertised that there were 3 other properties on the grounds. On the first night we were there we received a phone call, a text message and an email in the space of 5 minutes telling us to be quiet at 23:15. The second night Wayne came into garden at 20:30 telling us we were being excessively loud on a Saturday night and it’s not what the place is about. Although we could appreciate people were around us, we were not being disrespectful or rude we were playing games and laughing and both nights we were in bed before midnight, we felt it kind of put a downer on the weekend away given that the advertisement didn’t specify they didn’t want groups of friends, and we had explained we were a group of nurses who had all worked throughout the lockdown and needed to unwind prior to coming. When leaving the property we were also asked if we had broken anything in the property which we didn’t appreciate. Would not recommend this property for a weekend away with friends.

Wayne and Sue live next to the Granary with Daniel (son) & Jimmy their dog. Sue works full time and Wayne is hands on at the farm looking after both guests and livestock. We offer people a unique experience which includes feeding the saddle back pigs with your left over vegetable waste and if your timing is just right the opportunity to experience lambing and all the excitement of bringing new life in to the world. We offer you the opportunity to meet the animals up close to help feed them and on occasions to help round up the sheep. Children can run the fields and feel the freedom of our secure electric gated small holding, all we ask is that if you go through a gate please close it behind you, unless you want the sheep joining you for breakfast!

Why they chose this property

I was fortunate to be able to buy the original unconverted barn from my mum who owns the surrounding farm land. It is really tranquil and quiet we are set back off the main road by two fields so we are easy to find but away from busy traffic. We are only 10ish minutes (depends who is driving) from Stratford upon Avon and about 35 minutes from the centre of Birmingham. You can see the deer from the Ragley estate grazing on the hill. We are in the heart of the midlands and people constantly comment that they have not had enough time to see all that they wanted to. Its a great place to come and relax and unwind.

What makes this property unique

During the growing season you are able to purchase or pick your own vegetables from the farm produce stall, which also has the bare essentials for the Kandia fire bowl and b b que. We are a small business with a personnel touch, however we are mindful of those who wish to have total privacy and respect this. We have an excellent range of games and toys for all ages this includes, badminton, Croquet and many board games. For those quiet nights in there is an extensive range of CD's. Or you might like to spend the evening outside bar b queuing enjoying the views and watching the stars.
