Piper House is a haven, extremely rural and surrounded by fresh air and open fields with far reaching views.
Tennis, yoga shala (optional and by arrangement), 50 ft reception room, open plan kitchen & wide screen TV den, wildflower meadow. Weekend min 2 nights (except BH 3 nights and Xmas/NYE/Easter), MIDWEEK BREAKS MIN 4 NIGHTS CHARGE. (this includes stays that start on Sunday) Weekends are generally assumed to be Fr/Saturday nights and Sunday is priced as a midweek. If however you prefer to stay Sat/ Sun then the Sunday night would be priced as a weekend night. This is just to allow those people who prefer to stay 3 nights not to be charged for three peak rate nights. If you request a Sat/Sun stay the site will quote based on one weekend night rate and one midweek rate night which will be inaccurate, apologies for this, but if you do want the Sat/Sun night weekend and to check out on a Monday, please contact us for the correct rate.

A characterful and rambling property with 7 bedrooms and 7 bathrooms which offers nearly 3460 square feet of space internally. Piper has the option to take an additional yoga studio (accommodating up to 12 mats, with an outside deck which can take more (subject to the weather). The studio has two additional therapy rooms and a large outdoor deck shala, which stands in the wildflower meadow.
Piper has been converted with great care and attention to detail - the house is light filled and warm, always welcoming. Three separate seating areas allow different age groups to have their own space - the cosy snug has a fantastic TV - always popular with those wanting to chill out with a film. We can provide cots and high chairs, and the house comes with an array of toys and books. With direct access onto the bridleway - guests can walk out from the front door. Red Kites often nest in the meadow - which itself is a wonderful amenity for those who enjoy the countryside. There is a superb all weather tennis court for those wishing to play (please let us know if you intend to play so we can make sure the net is in place!) The court is ONLY to be used for tennis please.There is a small terraced 'desert garden' with table and chairs - ideal for a barbeque - overlooking the meadow - and we are happy for guests to enjoy the meadow. The lodge is part of a very rural hamlet and is extremely quiet and peaceful - it is an oasis of calm. Especially when the sun is shining! We welcome weekend guests for a min stay of 2 nights, midweek breaks are a min stay of 4 nights. Bank holiday weekends are a min of 3 nights, 4 nights over Christmas, New Year and Easter. Weekends are Fri/Sat unless by specific arrangement. We aim to be flexible so contact us if your requirements fall outside these guidelines! It is hard to price the house in a 'one price fits all way' as all groups are different - please contact us for a precise rate for your group.
The VRBO site will not allow us to take a booking for more than 14 adults. We can take larger groups, but obv the prices quoted in this site only cover up to 14. Please contact us for accurate pricing for more than 14 guests.
PLEASE NOTE - recent changes in legislation surrounding fire safety have meant that we are in the process of applying to put a new fire exit into the ground floor office, which has on occasion been used for additional accommodation, (by arrangement and following discussion about its suitability with us). Until this door is installed, the fire exit (should the kitchen be unsafe) would be via the large window into the office from the outside, or via the bathroom. For this reason please bear in mind, when looking at the notes on the house, that this room would NOT be suitable as additional accommodation for anyone in your group that would not be able to manage such an exit route and for this reason the room is not included automatically as a sleeping option. Please call me to discuss this if you need further clarification

The venue was perfect for a group of 12 women, with sufficient rooms and lots of different living space for different activities.
We had a fab time and made the most of the house and garden including the tennis court and lake!

Excellent short break to accommodate all of my brothers/sisters/partners. Piper House is amazing! We all enjoyed the outdoor activities: Tennis, Table tennis and Badminton. Superb location, only wished we could have stayed a little longer. Would definitely go back. Thank you.

The house is ideal for staying with children. There is a large play area indoors where children can wear themselves out (under adult supervision) and a quiet lounge for the grown ups. Outside is a large meadow with a pond (again, under adult supervision) and a tennis court.My grandchildren loved it from beginning to end and cried when they had to leave (as did some of the adults).The owner is delightful and very thoughtful. She has decorated the place well and there are many, many books to read on all sorts of subjects. Toys were put out to greet the children when they arrived. Altogether a fabulous place to stay.
Great place for a family reunion. Kids enjoyed the tennis, ping-pong and outdoor space. Lovely big kitchen table for communal meals. Bedrooms comfy and clean.
Host was great - good communication and quick response to our questions and needs.
Basically it ticked all the boxes that we were looking for : location; size; facilities; amenities; friendliness and helpfulness of the host. We were able to relax and enjoy the occasion in near perfect surroundings.
The house is absolutely stunning, very well equipped and perfect for our weekend of families coming together. Kate is a brilliant host and made sure we were very well looked after. I would highly recommend staying here.
We stayed over New Year and, as three families including 8 children, we found the house to be excellent. There is lots of space… the kids commandeered one lounge so the adults had the other… there are plenty of bedrooms and bathrooms.
We especially loved the outdoor space, which was enormous and included a tennis court, table tennis, a small lake, river and beautiful views.
The only slight negative was the size of the kitchen which is very small for the size of the property, but there is another small kitchen at the other end of the property if needed and it certainly didn’t affect the enjoyment of our stay.
The hosts, Kate and Matthew, were lovely and very accommodating - even when we arrived 20 minutes early and our Sainsburys delivery arrived at the same time (an hour earlier than booked!). They made sure we had everything we needed, and were very quick to respond when we had an issue with the WiFi, resolving the problem immediately.
Highly recommend!

Bank holiday weekend
12 of us stayed at Piper Lodge over the bank holiday weekend. The house was spacious and as the pictures show. Each room had its own bathroom, which was a real bonus and the kitchen was well stocked for a self catered weekend. The house is attached to the owner’s, which we weren’t previously aware of so we didn’t realise we would be sharing the grounds and the tennis court with the family, who used it frequently over the weekend. There are multiple other neighbours close by so being outside and playing music was a bit of an issue but overall we enjoyed our stay and Kate was a good host who was always on hand to answer our questions.

The 4.5 acre wildflower meadow is not private to Piper House, it spreads the length of the river across from the house. We in fact don't use it much - it is not part of our garden and we have other outside spaces which we as a family use, but as the meadow is now quite established and has some quite rare plants, Matthew and I now keep a record of plants and insect/bird life - the butterfly survey is recorded as part of a national survey, and so spend an hour or so several times a week - usually early evening, in the meadow. I don't think we did this so much when Amina and her friends were staying, as the meadow was pretty well 'over' by then, and in fact mown shortly after she left, but from late May to mid to end of July, this is definitely something we undertake to do. If guests are also in the meadow, reading, meditating or just wandering, we give them privacy and focus on other areas.
The tennis court - which is at the edge of the meadow - is occasionally used by my children (Matthew and I do not play), although as none of them live at home anymore, this is not a frequent problem.. and our children will always vacate the court if guests want to use it. My son was home when Amina stayed, and so asked whether they would mind if he used the court, and was told that they didn't intend to use it, so it would not be an issue. I hope other reviews from other guests will be reassuring on this point as I think this is the only time I can remember that we had a child home wanting to play when there were guests in Piper, and certainly it has never been commented on before.
Aunby is a tiny hamlet with 5 houses in total - 4 are at the 'end' of the village - spread out over an area of about 15 acres where the public road ends. These are our own house, 2 neighbours and Piper House. We do try make it clear in the notes that although we are in a very rural location, we do have neighbours and for this reason, groups wanting to 'party' present a problem, noise wise, for other residents. Piper House is appropriate for guests wanting to spend time enjoying the countryside, our wildflowers, tennis, the river, lake, yoga, walking etc. I try to make this as clear as I can both in the description of the property and also during the booking process, where I ALWAYS reiterate this point, and I am grateful to Amina for raising this point again, as this is a further opportunity for me to emphasis this.
A lovely and spacious home in lovely surroundings, perfect for a week away. The tennis court and yoga studio are a great bonus and the grounds are huge and perfectly maintained.
Our stay was wonderful! The property is huge - lots of big communal spaces and good sized bedrooms. Katie was very accommodating and helpful and sorted the beds how we wanted them. We were lucky enough for it to be a hot weekend so we sat outside and barbecued. The property overlooks a meadow/pond area that is packed with butterflies and wild life. It is a truly beautiful location and the house is beautiful too. We had an excellent weekend and I can’t recommend Piper’s Lodge enough.
A lovely short break in a great house which was very well equipped. Numerous bedrooms, lots of bathrooms and several communal spaces. Katie was an excellent host. Thank you!

We have lived in Aunby, close to beautiful Stamford for 23 years, and love it here. We have 4 children, keep bees and love the meadow and the space. We love welcoming people to Piper, and do our utmost to make sure you have a good stay in lovely Lincs!
Why they chose this property
Piper House is quirky and spacious. It is flexible enough to suit most people, the bedrooms can be organised to accommodate couples or singles. Children love the three staircases and the paths we cut through the meadow. The tennis court is fantastic - and playable even in thunderstorms! The yoga studio was opened in 2019 - and we hope guests will enjoy sun salutations overlooking the meadow
What makes this property unique
Tennis court, wild flower meadow, yoga studio (optional extra) we are on a bridleway which means you can walk from the front door. Fantastic places to eat and shop within a few miles and stately homes and wonderful gardens to visit all around us! Rutland Water is a few miles away with sailing, cycling and the fantastic water park. Shakespeare at Tolethorpe, and opera at Nevill Holt, and Burghley horse trials on our doorstep.
