INCIDENTAL DEPOSIT: A $200 credit card authorization is due at check in. If you do not charge anything to your room, the deposit is released at check out and takes a few days to appear on your credit card.

- Please note that every attempt will be made to accommodate requests for suite location and early arrivals; however, these requests are based on availability and occupancy. Unfortunately, the resort is unable to guarantee room location.

- Early check in and late check out need to be arranged with the resort directly, after you book your room.
- Minimum age requirement for check-in is 21 years of age.
- No pets allowed, Registered Service Animals Only
- No smoking inside, including electronic cigarettes. Subject to $300 fine

The Welcome Center will send a detailed arrival letter with check in instructions and late arrival info once your reservation is paid in full. If you have late arrival, you must contact the resort directly.

Rooms are only booked in the name we receive from VRBO. We cannot add a name while you're en-route to the resort. Any additional name needed for check in, please add right away.

Family Fun Time

Nice property, offered several things for the children to do. However I was expecting adjoining rooms for the 20 family members, but it's actually 2 bedroom condos and one was in the same building but a different entrance. So we didn't get to stay together as a family, but we made it work

I will stay here again!!

Location, set up, communication, and check out were great. Beds were super comfy and we had everything we needed. Check in took a bit longer which was hard with children who had been in the car for a long time. Mini golf was fun but there were a lot of wasps on the last half of the course. so we didnt finish.

Nice apartment in a great community.

We just wanted an apartment with a kitchen near Colonial Williamsburg, and this place way more than met our expectations. The apartment was spotless, with a good-sized kitchen including dishes, pots and pans, etc. The rooms were spacious and clean, including a laundry room which would have been convenient for a longer stay. It felt much more like an apartment than a hotel. There's even a porch with a table and chairs for eating on the patio, which we loved. The neighborhood is amazing, easy to walk in, with mini golf, a pool, a yoga class in the morning, and more. The listing mentions a "resort fee," which was very minimal (less than $10). There was also a brief discussion at check-in about a special time share opportunity, but it was quick and they were not pushy when we declined the offer. The resort was excellent and we would definitely stay here again.

Thin ceilings, noisy neighbors

We loved it the first night of our stay. Then they put 4 small children above us and they ran back and forth across our ceiling day and night. Kept us awake. No concrete betweern floors. We heard every conversation, toilet flush, ect. The pluming pipes made a loud dripping noise for 10 minutes every time they used the water. Had to leave and go to a hotel. FYI there is no elevator to the 2nd and 3rd floors.

Wonderful stay

I was so very surprised how nice the resort was. I have two older teenagers and they loved the accommodations. The pool was nice but crowded. The drinks were excellent. The rooms are awesome. Honestly, one of the the top five overall accommodations and experience I have experienced as an adult. Wonderful time.
