Particular and quiet apartment on two levels connected by a lovely spiral staircase, a few steps from the beautiful Ponte Vecchio, where the modernity of the furnishings is combined with the elegant and historic location: the two double bedrooms with a bathroom are located on the floor below and on the upper floor another double sofa with another spacious bathroom. The part located on the floor below is a beautiful crypt of the medieval period completely renovated. Unique structure of its kind, has been the protagonist of some international film shoots. The permanent presence of a porter inside is undoubtedly an important added value for our guests who will be assisted for any need.

Great location/ able to walk easily to all we wanted to see. Restaurants just down the hill as well. Fun place, unique, historical which is what we were looking for. Don’t come expecting an American Mariott- it is very different- come open to a new experience and soak it in.Staying in a crypt from the 1300’s? Why yes please!Host kept communication coming with directions and clear check in info and checked in on us once we were there. Loved your place and your city! Hope to return again!
Excellent location. This property is best for active healthy people due to the 19 steps to access the lower levels. It’s a spiral staircase so relatively safe, although my Mother-in-Law would not have been able to negotiate the steps. There are mini-splits in three of the areas but somewhat complicated to operate. Best to notify the host. We chose not to cook, but there are facilities (gas) for cooking. Huge mosquito problem in Florence during our stay. Best to bring or purchase a repellent. There are two full baths (one on each floor). There were three full beds downstairs and I believe the upstairs sofa doubles as a bed. I can’t say enough obout the location. Be advised there is only one window on the upper level to let light in. It wasn’t an issue because we were out most of the day. Should you rent this property, walk up the Costa Di San Giorgio in the early mornings to access the Boboli Gardens to avoid the crowds.

This apartment was perfect. The location was central. We visited in early September when it was still hot. The AC unit upstairs and the dehumidifiers downstairs we’re enough to keep the place cool. The spiral staircase was unique. 2 beds plus a couch downstairs and a couch upstairs. Both make into beds. 2 full bathrooms. Simple kitchen and a Nespresso machine. 5 of us had a super time.
First, I think this is definitely a very unique property, the brick work was beautiful and the location was perfect. Unfortunately, this is not a 4 bedroom property and proved much to small for the 8 adults we had. There is actually 1 bedroom with a door and another with a divider wall, the additional spaces where 2 sofa beds, of which one was adequate (downstairs) but the upstairs one left no room to walk. The bathrooms were good. We had to leave after one night because we didn't really fit. The washer and dryer is in a common area. it would work well for a family but not for 8 adults.

The property was centrally located and overall clean and well appointed. The only issue with this property lies with the host. When we arrived we were told that the key would be under the mat. When we looked, there was no key. I messaged the host and he said the key was under the mat. We explained it wasn’t and then he proceeded to give us 3 to 4 more locations to look to find keys. We eventually were directed to a janitor’s key ring with keys to every single apartment in the building and we were finally able to open our door where we found the apartment keys on the table. We had another troubling exchange with the host when we realized that the mini split air conditioner units in the apartment did not work. it was 100 in Florence when we stayed there, and although the bedrooms are in the lower level crypt area, it was still quite warm in the apartment. When we messaged the host to ask if the AC units worked, he said yes just turn them on and we tried to do this for about half an hour before we realized that there were two brand new AC units in boxes that had just been shipped to the apartment and we’re sitting in the kitchen ready to be installed. Obviously the host knew so was he just messing with us for his own amusement?? Unclear, but it wasn’t amusing to us that he intentionally misrepresented to condition of the unit during a heat wave in Florence!
It was a great location to walk to the local attractions, a few minutes walk from the Ponte Vecchio, and about 10 to the Uffizi gallery. The only downsides are that it is in a ZTL but that comes with staying in the heart of the city, and you need to take your own separated trashes out to the trash can down the street. That's not necessarily a bad thing, just not accustomed to doing that since we are American. Be aware that the bedrooms are downstairs in a basement and the only way to access is by spiral staircase. It is not meant for large luggage. We traveled pretty light so it was good for us. We enjoyed our stay and would stay again.
The apartment is in a perfect neighborhood for seeing the museums and sights. The property was just as described on the listing. Very nice.

Nice Location - Not Three bedrooms
The location of this unit is great. You can walk to the Ponte Vecchio bridge and the Uffizi Gallery. However, to get to the unit you had to climb a number of stairs - which we did with our luggage as we walked from the train station. There are plenty of restaurants nearby and we also found a grocery story. The check-in was easy with a code to the outside door.
We had five adults and expected three bedrooms. I wish I would have read the reviews more carefully. There is one real bedroom downstairs with a door and attached bathroom. There is a bed behind a partial wall in the downstairs and the third bed was a pull out couch in the downstairs. The spiral staircase, beautiful and unique, was difficult to use. It was challenging to getting our luggage down. We had 25" suitcases for our two week adventure. When you are in the downstairs area there is no egress. The first floor had a couch that pulled out into a bed but there was little room to navigate with the bed open.
The kitchen was very small but adequate. The bathrooms were nice and there was plenty of hot water.
We chose this unit because of location and having a washer and dryer. The washer and dryer were outside the unit in the lower level that wasn't well lit. We were told it was exclusively for our use but it was used by the doorman and there was laundry on top that was never collected. We used the washer and it ended up with error code with our clothes floating in water. We contacted Serena and she had the doorman look at it while we were out. The air conditioner didn't work when we arrived and the doorman was able to reset the unit by switching a breaker in the basement. It had an error the day we departed.
Serena is easy to contact and is responsive. Her communication is brisk with most responses, "everything is perfect." It may be in part to a language barrier.
I would recommend this unit to no more than four adults or a family with two older children.
This apartment is in a great location just south of the Ponte Vecchio - perfect for exploring central Florence and the views from Piazzale Michelangelo and the Boboli Gardens. The downstairs bedroom are so lovely with their vaulted ceilings. It was me and my sister staying for a couple of nights and it was everything we needed.
Santo Spirito is a beautiful apartment 10 minutes walk from Uffizi.
I would have given it 4 or 5 stars, but it turned to be too small and too hot.
We were a group of 7 (2 families with kids). The apartment was described as a 4 bedroom property – sizable enough for 7 people. But it is definitely not a 4 bedroom apartment. It has only 1 proper bedroom – master bedroom with en suite bathroom. There is also another queen size bed in a corner behind a screen (3/4 of the ceiling height). There are 2 pull out sofas in the downstairs living room and upstairs dining. So technically the apartment can sleep 8. However, with all sofas pulled out the apartment is very crowded and crammed. Upstairs living/dining room has no room to move, so we had to fold the bed up every morning.
Also, we happened to be in Florence during the hottest days. the apartment doesn’t have AC except for a small one in the kitchen upstairs which wasn’t working well. Downstairs is underground, so it keeps cool but not enough in 105 heat. The listing has AC mentioned
Parking: the apartment doesn’t have designated parking. We arrived by car which we parked outside of ZTL. Serena can provide the names of the parking lots but doesn’t assist any further. I would say that this apartment is perfect for 2-4 people staying during cooler months.
We never met the owner/property manager. She gave us the address and code and we were able to locate and enter without difficulty. The apartment is beautiful, quirky, artsy and fun; just as pictured. It was nice having two bathrooms and both were updated and clean. It was not air conditioned, but the lower level where the bedrooms are, remained comfortable. The upper floor which contained a small kitchen, a table and couch became a little warm later in the day. There were plenty of fans around to use if needed. The location was perfect near the Ponte Vecchio. I would definitely rent this apartment again.
