The Space:

Getting Around:
To make your arrival and departure easier, we offer a transfer service upon request (price on enquiry). The apartment is strategically located with easy access to an extensive public transport network. For those arriving by car, there is paid parking nearby. The nearest metro station, Lapa metro station, is just a few minutes’ walk away, providing quick connections to various parts of the city, including the historic centre and the Ribeira district. Francisco Sá Carneiro Airport (OPO) is around 15 minutes’ drive or 30 minutes by metro.

Key collection is done at our Welcome Center – located at Rua de Fernandes Tomás 471, Porto – where you can meet our staff!
There is a zero-tolerance policy for smoking on the property. If our team finds evidence that this rule has been violated (e.g., smoke smell, ashes, cigarette butts, etc.), a minimum fee of 200 euros will be applied for smoking.
If you wish for a late check-out, please contact our team to check availability. Note that an unauthorized stay past the check-out time, might result in an extra charge (10% of the daily rate, per hour, up to one day).
If you lose the key, a replacement cost will be charged (price upon request). If you leave the keys inside the apartment and require our team’s assistance to open the door, there will be a charge of 40€ after 7 PM. If the key is left in the door lock (requiring technical intervention) – price upon request.
In order to make Porto more attractive, the municipal tourism tax has been implemented. The fee of €3.00 included in the price of the stay applies to guests over 13 years old. It is charged per person and per night, up to a maximum of 7 consecutive nights (conditions subject to change by local legislation at the time of booking and/or check-in).
For reservations of 28 nights or more, there is a limit on water, electricity, and internet/TV expenses of 190€. If this amount is exceeded, the extra cost will be covered by the guest.
The tenant is required to allow access to a staff member for property inspections whenever requested by the host. Monthly visits are expected for this purpose.
We offer a transfer service that will take you to the apartment! You only need to request it (price upon request).

We really enjoyed our stay at this location. The area feels safe, the apartment was clean and welcoming with great outdoor space on the balconies. The shades made it nice and dark to sleep in and everything was just right for our stay.
Excellent location and we had an amazing time. Booking and check in was no problem.
Good communication from management. Laundry and parking nearby and convenient.

Loved the rental unit and location. It was tidy but not very clean (dusty floors, bathroom floors had not been washed and had hair on floor). It was quiet at night and the balconies allowed you to easily connect with the outdoors. Grocery store was close by and a great produce and fish market within walking distance. As well, there was a fabulous chocolate store on an adjacent street

Very disappointed
I was very disappointed in the rental. We had just come from a vrbo rental that was amazing. We went to the welcome center to find out there was no elevator and no AC. They mentioned on the site only Heat, so we understood. I tried to rationalize with them that they did not mention on their flat that there was not 1 flight of stairs, but 3 to get to the flat and then 2 additional ones in the home. They mentioned blackout curtains, but they were either not put up or they fell on the ground. The towl racks were falling daily and we had to continuously put them back up. Day 1 we reached out to them for a fan and 2 bathmats. We received the bathmats, but they made it known they had no fans available. We received a corporate letter stating they do not explicitly state there are steps to get to the flat. It had n ownership and did not care about the hospitality aspect. We noticed some droppings around the house but thought it was the birds as we left the windows open when we woere there. Later on our last day we received a text that there was a rat problem and they were going to do maintenance. Needless to say it did not set well with us. We left the home clean even though it was definitely not ready to rent. Its a shame as the flat was beautiful but Liiving missed the mark on this one. Buyer/renter beware of Liiving and any of their rentals. Ask A LOT OF questions so you know what you are signing up for. As they do not "explicitly" state everything on the site.

Please note the advert for the apartment mention the heating system and it doesn't mention the AC because it doesn't have one.
There's no rat problem in the building. We've installed the repelents just to prevent any situations in the future as we've told you when you were with us. This, because, we always try to prevent any inconvinient situation for the guests. We like to work with transparency.
We have blackouts damaged and we already have technicians working on it to change the system and install new ones. Please note that this is a process that takes time but that doesn't mean that we're not working to improve.
As you're referred, we've delivered as soon as possible the items you've required. We just can't deliver what we unfortunately don't have.
In spite of that, we want to let you know that we wish you all the best.
