Birch House Koroit - Peaceful, Tranquil & Relaxing

Birch House Koroit is a circa 1880s cottage which has been lovingly maintained and sympathetically restored to reflect a bygone era with all the conveniences of a modern home. Birch House generates a warm, relaxed feeling as the character of the building shines through.

Sit back in the luxury of a leather lounge suite and relax in front of the open fire, or move out on to the deck amidst the beautiful gardens. With queen beds in bedrooms 1 and 2, 2 single beds in the bedroom 3, a huge fully equipped kitchen and air-conditioning for those warmer days, Birch House provides a perfect escape for couples, families or a group of friends.

The gardens have an array of different types of plants and trees attracting an abundance of birdlife. Koalas also visit the huge gum trees in the garden on a regular basis.

Just a few minutes stroll to the main street of historic, quaint Koroit, you can enjoy renowned restaurants, pubs and cafes. Explore Tower Hill Game Reserve, the Heritage Trail, Koroit Art Gallery, Botanical Gardens, the Port Fairy-Warrnambool Rail Trail, historic Tower Hill Cemetery, or visit Killarney Beach. It's all at your doorstep! Bring your bikes (or hire some locally), take a ride around the town. Its a perfect way to discover the charm of this interestingly historic, picturesque town of Koroit.

Birch House and Birch Studio are available to be booked together to enable 8 people to stay at the one property, providing fully self contained luxury accommodation in the heart of Koroit. We hope to see you soon.

Birch House also has a mud brick unit, Birch Studio, nestled in the extensive private gardens. This luxurious couple accommodation is fully self contained, has a queen bed, a timber & stone fully equipped kitchen, cathedral ceilings and a wood fire. It has a charm and character all of its own. A huge bbq/outdoor entertainment area, all set under a canopy of enormous 100+ year old trees, this makes a tranquil relaxing setting for a romantic getaway. Short visit

A fantastic stay. House was clean and really well appointed. Pantry and fridge were very well stocked (including bread, milk, wine and breakfast needs and lots more). Beds were super comfortable!! Location wonderful - just a short walk to the shops (including a big IGA) and rail trail to port fairy or Warrnambool. Good restaurants in Koroit.

The cottage did not disappoint, it was beautiful and inside everything you could possibly need or want was there, in every room. The grounds were stunning and location was excellent in relation to other towns.

Peaceful Retreat from a bye gone era

From the moment I saw this home on Stayz and made contact with the owners I knew I would be having a wonderful stay. What a beautiful home set on a lovely property with a manicured garden. The home was cosy and so comfortable that I didn’t want to leave. It had absolutely everything to make one’s stay a memorable one. I’ll definitely stay at Birch House again.

Hard to beat.

Beautiful setting with an impressive interior. Very calm, relaxing atmosphere. Loved the corner seat in the kitchen dining area. Enjoyed sitting there early in morning with a cuppa, reading a book. House easy to find in a nice area. Numerous extras provided by hosts with fresh bread awaiting us and breakfast options. Fire places ready to use. Very thoughtful. We all thoroughly enjoyed our visit. Most impressive stay during our 3 week holiday.

Relaxed atmosphere

We thoroughly enjoyed the stay. The House was wonderful the extra detail in additional pantry items was far beyond our expectations. The cottage itself gives a true feeling of home. From the decor to the treats nothing is missed by these home owners. My only dissatisfaction is we didn't have enough time in the cottage or to explore the area more. Jan and Ray are wonderful hosts. We hope to return.

Pretty Perfect!

Birch House, set in a beautiful old-world garden, is a very pretty cottage with a capital C for charm, comfort, and consideration. Everything has been thought of to add to one’s stay no matter the weather. Koroit itself is peaceful and historic. The rail trail is only a couple of minutes walk away and Birch House provide bikes and helmets. Visit the extinct volcano at Tower Hill on the edge of Koroit for scenic views, picnics and walking tracks. Or drive less than 20 minutes to Warrnambool or Port Fairy for a wide variety of activities. Killarney Beach is even closer for safe swimming, sand play and exploring rock pools.

What a gem!

If you want to stay in accommodation with everything you could need supplied, Birch Cottage is the place to stay. A great country kitchen full of all the condiments and supplies you could need including pancake mix. Beautifully furnished with period style furniture and set amongst cottage gardens in a quiet street it's the ideal location. Close to Warrnambool, Killarney and Port Fairy.

Home Away From Home

This is a beautiful, welcoming home that makes you feel as though you never want to leave. It is spotlessly clean with all that you would expect and loads more. The beds are comfortable with lovely linen, the kitchen is well appointed and the bathroom has lots of room with large soft towels. It is a great place to relax and there are lots of sights to see nearby as well. I have no hesitation in recommending Birch House and look forward to returning again.

Perfect in SO many ways!

4th time at Birch House - never disappoints! So perfect for our girls weekend away. All the extras were much appreciated - fresh flowers, chocolates, toothbrush (for certain person who forgot) games, books, pancake mix (it was Shrove Tuesday) etc etc etc! The window seat was my favourite spot for reading with a cuppa as usual. Great, peaceful location but walking distance to the pub and a few minutes to Tower Hill Reserve and Killarney Beach - just perfect!

Great property!

We loved our stay in this gorgeous house. The property was beautifully clean and extremely well equipped. The owners have thought of everything to make you comfy and feel at home. The web site lists many features but these do not tell you about all the other little things ( which aren't really little as they add up and make a big difference to the experience). Like the bottle of wine & chocolates. Great tea and coffee selection. The milk and orange juice, the yoghurts and cereals, the butter and breakfast spreads (vegemite, peanut butter, jam), the olive oil, the salt and pepper grinders, tomato paste and various other items in the pantry. Also love that they provide beach towels and a picnic set along with a cricket set and other games to entertain. Lots of umbrellas. I could go on! As I said the owners have truly thought of everything. Very comfy beds and beautiful bath towels. Can we please live there? Will definitely return and recommend.

Peaceful home

This is a lovely home in a very peaceful garden setting. Very clean. We especially loved the woodstoves, games for the kids, extremely comfy beds, and all the extras like an assortment of teas, all the pantry basics (cereal, milk, juice, butter, olive oil, etc), umbrellas etc - we felt very well cared for. Kitchen is great too- lovely place to hang out and relax.

LOVE, LOVE, LOVE this place!

We have stayed at Birch House & Studio twice and will definitely be back! Such a lovely place - so many extras make it a real home-from-home (except it's better than home in many ways....) The window seat was my favourite place for a cuppa in the mornings - best way to start the day! Koroit is a fantastic town - everyone is so friendly. An easy walk from Birch House too.

Very clean and well presented period home with lots of character and a beautiful cottage garden. Excellent access to the rail trail bike path to either Port Fairy or Warrnambool. Lots of thoughtful extras that we're a real treat. Have already tried to rebook!

Why they chose this property

On a holiday to Port Fairy we discovered Koroit! Fell in love with this country town, which at the time was a little 'down at heel', but we could see it was awakening and had something very special about the place. We decided to start looking for a property, found Birch House (which was just a private residence at the time) and created our holiday rental. We hope one day to retire to this property.

What makes this property unique

Town location, walking distance to all amenities. Large block with lovely gardens. Peaceful location, but close to everything.
Much of the cottage is original. The floor boards, the pine lining boards, fireplaces - all 130 years old! The rear of the property has been added over 30years ago, but has been done in keeping with the feel of the property. It truly has a relaxing feel about the property.
We have furnished the property in keeping with the period (without being nanna style), our linen is 5 star quality and our beds are high quality and comfortable. We supply plentiful large fluffy towels as well.
The lounge has a Chesterfield leather suite which is very comfortable.
The kitchen is a large country kitchen, fully equipped with everything you need. The table seats 8 comfortably, the wood fire in the kitchen can heat the whole house. It is definitely the hub and where most people are drawn when they stay. There is a beautiful day bed set under the corner kitchen window which is a favourite spot for many to sit and read, have a cuppa, or just sit and relax.
The windows look out over the large entertaining area and the gardens, simply gorgeous.
