Manyana - Absolute Beachfront Cottage

This house has without doubt, the best position of any property in Manyana and arguably one of the best along the entire South Coast. This charming older style holiday house is only 10 meters or so away from the surf break, and a 2 minute stroll to the sand.
It occupies the northernmost position on the south side of Inyadda Beach, with uninterrupted views of the entire length of the beach, bushland and sand dunes to the north. it also has incredible elevated views of the beach and ocean to the east, as well as to the southern headland of Manyana beach. On a clear day you can see all the way to the southern headland of Jervis bay. Every bedroom and all the living areas have stunning views of the beach or ocean.
The house has a very private and secluded feel, nestled on a low cliff, surrounded by mature trees and bushland. You can watch the surf, the uncrowded beach, and enjoy the frequent sightings of abundant wildlife such as dolphins, whales, rare giant sea eagles, hawks, cormorants, many species of parrots and tiny native birds (honey eaters, blue wrens, and the tiny endangered bronze cuckoo) as well as the occasional kangaroo or brown possum strolling past..
The house is cool in summer due to its proximity to the ocean, benefiting from even the slightest ocean breeze on a sweltering day. Due to its unobstructed exposure to the sun from east in the morning, the north until the mid afternoon, and the west until sunset, the house is warm and cosy even on the coldest days in mid winter. There are ample large heaters for the cold winter nights.

The house was constructed in the 50s with a 2nd story added in the late 70s. The house was re-partitioned, re-carpeted and repainted in the mid 90s. The open plan living and dining room has a timber floor, which is easy to clean and hard to damage, making for a worry free holiday with kids. Whilst the house has not had any major architectural upgrades and is a classic beach shack, it is basic, but clean and family friendly.

There are 3 large bedrooms plus a common area with 2 single bunks, 2 bathrooms, an open plan kitchen with enough pots and pans to satisfy the family would be Masterchef, a kettle style BBQ ideal for roasting whole legs of lamb or large fish, a large timber dining table to comfortably seat 10, as well as an open plan lounge/dining area, with 2 comfortable, chocolate coloured suede lounges, which are stain resistant and easy to keep clean.
The 2 queen beds and 1 king size bed(one in each bedroom) are all of a high quality. There are also 2 single bunks in the large upstairs bedroom together with the king size bed plus another 2 single bunks in a common area in between the upstairs bathroom and the other bedrooms. The house can comfortably accommodate 2 couples with up to 5 or 6 children or up to 3 couples and 4 singles. This configuration makes it an extremely flexible and affordable holiday option in one of the most sought after seaside locations.

Location and activities

Manyana is a delightful South Coast township located less than 3 hours from both Sydney and Canberra.

The house is located at No 1 Sunset Strip, overlooking the magnificent and unspoilt Inyadda Beach, which rarely has more than 20 or so people on it, and is often completely deserted, even in the middle of summer. Inyadda, backbeach or Bendalong beach as it is often referred to has many fantastic sand breaks
Additionally, there is a choice of 4 beaches/surfing breaks all within 5 minute drive including the world famous Green Island point break and the breaks on Monument Beach and Flat Rock, which are protected from the southerly wind and offer a great surfing option when the swell is too big on the South facing beaches.
There are also still water options at Washers Womans Beach and the Boat Ramp, more suitable for the family and small children. No matter in which direction the wind is blowing, a sheltered beach can be found locally.
There are many beach and bushwalking options including a one hour walk to Sussex Inlet, swimming in protected turquoise coloured inlets, snorkelling, fishing and boating on Lake Conjola or Berringer Lake, lots of great pushbike tracks etc. A short trip to Pidgeon House Mountain, located south of Ulladulla or the famous Mogo Zoo are also popular activites in the area.

There are 2 local corner shops for supplies in the adjoining villages of Bendalong and Cunjurong Point for food and supplies, with Ulladulla only 25 minutes by car to access all the major shops.
The historic and picturesque town of Milton is only 20 minutes away by car, and offers a variety of shopping, art galleries, organic delis and cafes, as well as a local hospital.

There are many kangaroos at nearby Bendalong, as well as many species of parrot (including the magnificent King Parrot) that live in local bushland and can be seen and fed. (seed available from corner store).

Local dining attractions for gourmets include Rick Stein at Bannisters, Mollymook, St Isadora's at Milton and Cupitts Winery, Ulladulla both approx 30 minutes away. There is a local minibus company in Manyana which will take you if you want to leave the car behind. There are hamburgers, brekkies and pizzas available at Bendalong and Cunjurong Pt. shops.

We have put a wood fired or heat bead bbq there instead of a gas one, as it is more reliable and much easier than getting a gas bottle filled down there. Although it is a little bit of extra work lighting it, it actually gives you better tasting food with the smokiness of wood. Sorry for the inconvenience. Look forward to welcoming you there again.

Have stayed here before. The view never disappoints. Spectacular to wake up to. Close to Washerwoman's beach where manta rays swam up to us. The house is clean with everything you need. Stunning location

The outlook and location are absolutely fabulous, and the property is generously proportioned. This more than makes up for the aesthetic and condition of the house, which was as we expected based on the accurate listing description. Despite the age, it's a comfortable home with plenty of space for the 10 of us. Be aware you will need to provide your own linen - while not usually an issue, this wasn't stated in the listing, so we had to quickly source items before checking in as we were far from home. Overall it was a wonderful beach escape.

Dear Stewart, According to our cleaner, the house was left in an extremely very dirty state, with the sink and dishwasher left full of dirty dishes, and a spillage on the hallway carpet outside the bathroom. On my questioning you on the state of the house, you confirmed via a text that a beer had spilled on the carpet in one room but that you had been unable to clean anything up as you did not have anything to clean it with. You review makes a number of complaints and states that your group left the house in a clean condition. This is unfortunately not consistent with what our cleaner encountered when she arrived to clean the house. You also made no mention of any of the things that you claim were missing in the house in any of our communication during or after your stay, and they have only surfaced in your review of our property after we asked you where the cleaning money had been left after the cleaner advised it had not been left there, and asked you for an explanation about the state in which the house was left. This makes it is very difficult to accept your complaints as being genuine. The house as I am sure you would know has blankets and pillows on every bed. I advised you at the time of booking that there were only 7 beds in the house and that as you were 8 single males there was insufficient bedding for that number. You told me this was not a problem and that one of the guys would sleep on the floor. I offered to get our cleaner to pull out a spare single mattress so that all your friends could enjoy their surfing weekend comfortably. We also did not charge you any extra for this extra mattress. Your claim that there were no blankets in the house is simply not true, and I am sure you would have contacted me during your stay if this was the case. There are normally 2 rolls of toilet paper in each bathroom. We do not supply an unlimited number of toilet rolls and top ups can be purchased from the nearby corner store. There is dish washing detergent, dishwasher tablets under the kitchen sink and 2 tea towels. Had you advised me that any of these items were missing, we would have asked our cleaner to pop in and supply you with whatever was missing. There is a broom and a mop and bucket in the downstairs bathroom. We do not supply other cleaning materials such as carpet cleaning detergent for spillages. However the local corner shop is open 7 days a week where any additional materials can be purchased should it be necessary to clean up other spillages

Views and location to die for

Our family group of 3 generations all loved our stay in this wonderful beach house. The views are magnificent! The house is located right on the stunning, unspoilt, long beach with few people and good waves. The board riders are directly in front of the living area windows. Yes the house is well worn but everything was clean and the large open living/dining/kitchen area and its furniture was perfect for socialising. Everything worked well. Having stayed in many coastal properties over 3 decades we often encounter mustiness particularly downstairs in 2 storey houses but this was definitely not the case here. We also love the Manyana/Bendalong area as it is quiet and away from crowds and yet Ulladulla is not that far. We are delighted to have found this beach house!

We had a wonderful week at Claude’s property in Manyana which was across the New Year for 2024 involving three generations of family. The views are just so relaxing & mesmerising from every room & although we tend to go for more luxurious accommodation this rustic beach house made up for that by the location & views. Claude was very helpful with any queries & attended to them immediately. No wifi & limited reception which forced the teens to switch off though a short walk a the Hill it was good to go. Kitchen was well equipped, byo linen, bathrooms basic & hot water for 10 had to be spaced out. Some things fiddly/dated like locks on external doors but the whole house grew on us as we relaxed with each passing day. A beautiful area to walk, swim, observe & explore. A special place 🌺☀️🌊

The location of this property is excellent! The views are stunning! The beach is pretty much right outside. But the property is in need of some renovation, which I understand is scheduled for 2025.Some points to be aware of:1. You need to bring your own linen (wasn't a problem for us, but something to bear in mind).2. It isn't really 4 bedrooms, rather 3, with a common area outside one of the bedrooms and the upstairs bathroom having a bunk bed in it.3. In the summer, once the sun comes up, the two upstairs bedrooms to the east get really hot real quick. They have blinds, but the sun can be relenting. There is no air-conditioning and, I guess, maybe not much insulation in the ceiling. They can be relatively cool at night though.4. Downstairs, in the morning, the east-facing kitchen and lounge area also heat up quick. There are no blinds there.

We have just renewed the large 1st floor deck overlooking the beach as you would have noticed and will continue to make improvements this year whilst keeping the property an affordable beach house with million dollar views. Regarding the number of bedrooms, the listing description states the facilities as 3 bedrooms plus a common area. The listing options do not enable us to describe the common area other than as a bedroom or an office, so we picked the 4th bedroom box to tick. We have amended the 4th bedroom and called it an office since your review. Hopefully this will make it less confusing. we have not had a need to install airconditioning as the house benefits from a good ocean breeze. Fans in all the bedrooms, and heaters are provided for those hot days and cool nights though.

Manyana beach house

The location is absolutely magnificent. Unspoiled beach, rolling surf, gorgeous. Unfortunately, the property was less attractive. It is a beach shack basically, which is fine. The beds were ok, but there was only one very thin, sad blanket per bed. This was a winter stay and the heaters were barely adequate. The downstairs toilet leaked. The power points in the upstairs bathroom didn't work, and the shower leaked so the floor was always slippery. There wasn't even enough bog roll and hand soap seemed to be watered down! Look, I understand that this is a business, and the person running it is trying to make a profit, but it doesn't make me want to return as a guest. I also really resented paying an additional fee for a cleaner (something you only find out about once you have paid a deposit) and finding the place in a less-than-clean state. The table was so sticky it wouldn't matter how many times you wiped it down, and the skirting boards in the downstairs bathroom were foul. My husband and I both have mobility issues and it would have been useful to know there are steps to be negotiated at the front door and inside the house. While we all still had a great time, these minor issues took the edge off what might have been a really memorable holiday break.

We are grateful for all constructive guest feedback such as the power point in the bathroom that was not working, however most of the issues raised were minor or not fair critique, and none were reported during the stay. The house is advertised as a 2 story older style house and beach shack. The stairs are visible in the photos that we show on the Stayz website.The cleaning fee is also advertised and it is not possible to book the house without acknowledging and accepting the fee. It is untrue that this is only revealed after payment has been made. The only possible explanation for not realising the house had stairs and that there was a cleaning fee, is that they did not look closely enough when they made the booking, so it is not reasonable that these items featured as a criticism. The house is exposed to natural sunlight from morning to night and is very warm and cosy in winter. At night there are powerful oil heaters in all the bedrooms and 3 heaters for the living room. The guests writing this review called me at 8 in the evening to advise only the heaters in the living room were not getting hot. I ran them through the operating instructions for the electronic controls, which they had not read, after which they were able to turn them on and there were no further issues reported. As it was a particularly cold night, I can understand that it would have taken some time for the house to heat up once they had turned the heaters on. We offered them after hours assistance so that they could get the heaters working, which they were grateful for at the time. There is even a spare heater in the cupboard under the stairs. They said they would call back if there was any further heating issues and I heard nothing further until I received this review. A small 2 meter section of skirting behind the washing machine, dryer and hot water system in the bathroom was found to be dusty and had been missed by our cleaner, which we have since had rectified. Had they mentioned this to us when reporting difficulties with operating the heaters we would have organised to have this rectified for them. More importantly, apart from this 2 meter long strip of skirting which is difficult to notice unless one moves the laundry machines, all the other 80 metres or so of skirting, including the ones behind the beds in the house were obviously not dirty or they would have featured negatively in the review! The sticky table is suspected to have been caused by the tenants using the alcohol based Covid antibacterial spray that we provide. Unfortunately the alcohol in the spray reacts with the table polish causing the tackiness of the coating. To rectify this we have repolished the table since their stay. We have also removed the offending spray so this cannot occur again. The blankets provided are pure Merino wool and of an excellent quality. Whilst not as fluffy like a polyester blanket or a doona, they offer superior comfort and warmth and have never been the subject of any complaint. The mattresses are all virtually new and of a high quality commercial standard. These guests reported that in spite of the issues mentioned, they had a great time and that the issues were minor, however the 2 star rating unfairly punishes our listing. The house is advertised as an older style house and beach shack, and does not pretend to be other than that. The rates are competitive, and fairly reflect the age and facilities of the house. The next guests who stayed the weekend after these guests, came to celebrate a 60th family birthday and really enjoyed the house and their stay. They had a completely different perspective on the house and their stay. They left a review with a completely different perspective, and have already requested to book for another stay.

Cleanliness is a major problem

The view was gorgeous and we had a great time. We did just want to mention a couple of things that were a little bit uncomfortable for us just to make you aware. Firstly, a major problem for us was the black mould in the house. It was visible all over the shower curtains, on a lamp (that we put outside for the weekend) and on some of the walls and ceilings. Obviously it’s not healthy to be breathing in mould so that was a challenge for us. Another cleaning issue was the state of the plates, bowls and cutlery. Most of these had food remnants on them and hadn’t been cleaned properly which is something that should be checked on each turn over in our opinions. The bathroom upstairs had some electrical issues with the light and a few of us got electric shocks when turning on the lights. Overall the house was clearly not cleaned. The floors and surfaces were all dirty, sticky and grimy and we had to do a big clean on arrival to achieve a minimum standard of cleanliness. The state of the front garden made us assume we had the address wrong as it was so unkept. We knew it was an older house and don’t have an issue with that. We just don’t appreciate the lack of cleanliness and upkeep.

We appreciate your feedback Eliza and we have spoken to the cleaning contractor and identified that the staff member who cleaned the house prior to your arrival was using an incorrect cleaning product for wiping the benches in the kitchen which left a slight residue and tackiness on the surface and may have overlooked cleaning the dishwashing filter after the last tenants. We we do apologise for this. This has now been addressed. There was however no evidence of the black mould you describe and there has been no report of such an issue by any of our other guests who have stayed there over December and January. The house is dry, very well ventilated, benefits from lots of sunshine from morning until late afternoon. We have never had any reports of mouldy walls and ceilings from any tenants or in any of our reviews and could not find evidence of this after your stay. In the instructions we send out prior to check in, we specifically request all our guests to report any deficiencies in cleanliness on arrival so that these can be addressed immediately by our cleaners. Unfortunately, no attempt was made by you to advise us of any of the issues you have raised in your review, as if they had been, we could have immediately attended to them. Reporting serious issues such as these after you have checked out without raising them with us does not give us the opportunity to verify or rectify any perceived issues until after the fact when you had already checked out. I don't think it is fair to review us so poorly and without reporting anything until after your check out. When we asked if you could provide some photographs of the alleged mouldy walls and ceilings. You advised that you had not taken any photos and had instead just done "a quick clean yourselves". If we are to be given a 2 star review due to a lack of alleged cleanliness, to be fair, some effort should have been made to report these issues on arrival or shortly thereafter, so we could have organised for the cleaning supervisor to immediately attend and rectify any issues.
