Ten acres of Texas Hill Country is the serene setting for this beautifully updated home with a stunning view of huge pecan trees on the Guadalupe River. PM is unlike anything else in the Central Texas region: a beautiful modern luxury oasis amid a quiet country setting.
Our guests call it “magical”. No neighbors in sight, lovely peaceful setting, yet lots to do.
Four bedrooms: 3 with quality king beds and a bunk room with 4 twins (2 bunk beds), 2.5 bathrooms, and 2 living areas with large flat screen TVs. Master bedroom is downstairs with private bathroom, a view, and direct access to back patio/pool/hot tub. Large covered back porch looks out over swimming pool, large patio and verdant meadow shaded by old growth pecan trees. the large fire pit area is a fun evening show, watch for insects or scorpions in the wood you gather on site. Fishing, walking, kayaking, canoeing, swimming and pure relaxation await you at this gorgeous home professionally decorated for the ultimate in comfort and style. There is nothing like it in the region. Our Peaceful location is perfect for family retreats or summer-long getaways. Kayaking, canoeing and paddle boarding on the river are excellent exercise, as is hiking around the property: out to highway gate is a comfortable 3 mile round trip. The pool, hot tub, and large open treehouse have amazing farm & river views. Enjoy nature with song birds, hawks, owls, ducks, egrets, deer, raccoons and opossum, but watch for a Mr. skunk late at night! A producing Pecan grove, riverside Bald Cypress, and tall native Elms surround the refurbished home. Texas mesquite and a beautiful specimen Prickly Pear cactus grace the acreage. Great care is taken to offer comfort without damaging the environment. Well water is purified so no plastic bottles are necessary. Kindly leave plastic bottles at home. Please recycle too.
Gourmet kitchen features beautiful new gas range, Sub-Zero fridge, separate wine fridge, and many appliances for making splendid meals (blender, waffle makers, panini maker, citrus juicer, food processor w/ inversion tool, dutch oven, pots/pans, chef knives...) Just 3 miles outside Seguin, with many casual restaurants, Regional Medical Center and a pleasant shady riverside golf course. 20 minutes from New Braunfels with great restaurants (make rez) and Schlitterbahn Water Park. Natural Bridge Wildlife Ranch is just 18 miles away for car wild safari excursions year round -- kids love that place!
Covid 19 Precautions: We understand that our guests are here to get away from their own covid-world situation and have a refreshing stay. With that in mind, The house is carefully cleaned & aired out after each visit with high volume HEPA air filter running full time. We have an excellent cleaning service which sanitizes all used beds and opens up the house for fresh air flow. HEPA can be turned up or down depending on your preference. We suggest you keep it on the low level 24/7. You will probably spend a lot of time outside, on the 10 acres, pool and large porches, social distancing is simple. One 5 Star Review said, "this is the cleanest place I've ever stayed...and I'm picky!" Be well and feel refreshed with a stay at Pecan Meadow on the Guadalupe River until lovely Meadow Lake is refilled upon new dam construction (2025 we hope).
Pool Is not and cannot be heated. Attempting to heat it will just result in additional charges of $100/day for propane.
We look forward to your arrival, and want to inform you of a recent development regarding Meadow Lake. The Four Guadalupe River lake dams (including Meadow Lake), which are over 100 years old, are being re-built for everyone’s safety.
> Our sparkling pool & hot tub are still working well. Although Meadow Lake will not be boat navigable, the Guadalupe River will continue to flow there allowing kayak and canoe adventures when the drawdown is completed.

We enjoyed our time at your property. Your home was extremely comfortable and welcoming. The pool and spa were wonderful. River/lake was a bit of a disappointment but we were able to explore some. We appreciated all the attention detail and availability of items for our outdoor fun This property is a gem. We hope to return!

Great Property on the River
Our family really enjoyed this property and cannot wait to visit again when the river is back up. The pool was a great amenity and had a great view of the large yard that backs up to the river.

Great quiet escape. Had lots of kitchen supplies and had everything we needed.
We enjoyed our quiet family getaway. We fished every day on the dock and swam in the pool. Upstairs bunk room is perfect for kids.

We traded our beloved Lake Tahoe mountain home for this beautiful acreage and house closer to home & 4 grandkids. This is the only place we found that measured up to our demanding standards, nothing like it. After some designer updates (new entry, kitchen and pool), we refreshed the rest and now enjoy relaxing weekends here. We have 2 designers in the family, so aesthetics, comfort, furniture and attention to detail are always on point. I love cooking, and this well-equipped kitchen makes meal preparation and entertaining a pleasure. Outside dining al fresco is always pleasant and the unique outdoor grill handles large meals easily. Try cocktails in the tree house aptly named the "Bird House" after a famous Alaska bar.
San Antonio has lots to offer (Alamo and River Walk), as does nearby New Braunfels. Austin, our old stomping grounds, is just 1+ hr away on super fast Hwy 130. "Keeping it weird", Austin is the coolest city in the state (Nation?) with great restaurants, museums, and The University of Texas lectures, events and of course...football.. The small town of Seguin is Pecan capital of TX, boasts a stunning Art Deco Courthouse and charming town square with shops and restaurants.

Why they chose this property

Have you seen the pictures?! House and tree covered grounds are amazing - the perfect country house/farm getaway. Our 10 acres were carved out of a kind neighbors' dairy farm for their friend who built the house in 2001. He did a wonderful job on this German influenced extremely well-built farm house. We've just polished it up for 2022.
Quiet Meadow Lake is a delight. Unlike the 3 damed lakes upstream (McQueeny, Placid, & Seguin,) it is much less busy = less noisy. We appreciate the absence of homes or unattractive boat houses across the river from our land, just an open cattle range and a variety of birds. The view is exceptional and pristine. Throw in a cool open Tree House 15' above ground in an ancient pecan tree - together, it's all a rare find on the water in Texas these days. The water level is lower than previously but still navigable.

What makes this property unique

If you can tear yourself away from the views, and the peaceful country setting, Seguin Muni Golf is just 15 minutes away, $31/pp w cart. Friendly staff and a comfortable riverside 18 hole course offer fun golf for non-pros. Bandit course near New Braunfels is more challenging.
Meadow Lake offers so much beauty and fun sporty activities, but my favorite is lounging in the pool with an adult beverage. Hubby loves to fish the river under giant Cypress. The "Bird House", our old pecan treehouse, is a breezy adult space great for bird watching (use caution getting up the ladder). Chase the kids through the lush meadow, or take them to Schlitterbahn to really wear them out. Seguin has its own waterpark just 15 minutes away. Large indoor fireplace is wonderful on any chilly day/night. Outdoor fire pit is perfect for s'mores or just gazing at the flames under the bright stars.
Wonder World Cave & Adventure Park is 24 miles away. Six Flags and Sea World are also both in San Antonio. Kids LOVE this trip. The famous Alamo is well worth a visit and then go to the River Walk for great Mexican food and margaritas.
Guadalupe County is a "dark sky" county = effort to reduce up-lights makes star gazing extraordinary. 2 TVs get many movie channels if you didn't bring a good book. Several quiet reading corners shelter you from the world. Very private location is unique from life in the busy city. Available to rent for months at a stretch in the winter.
New Braunfels' Saturday Farmers' Market is a must see, as is Naegelin's "The Oldest Bakery in TX" established1868. Multiple activities up and down IH 35 if you have an active crowd who want entertainment off property. San Marcos hosts huge outlet shopping center for your fashionista.
