We traded our beloved Lake Tahoe mountain home for this beautiful acreage and house closer to home & 4 grandkids. This is the only place we found that measured up to our demanding standards, nothing like it. After some designer updates (new entry, kitchen and pool), we refreshed the rest and now enjoy relaxing weekends here. We have 2 designers in the family, so aesthetics, comfort, furniture and attention to detail are always on point. I love cooking, and this well-equipped kitchen makes meal preparation and entertaining a pleasure. Outside dining al fresco is always pleasant and the unique outdoor grill handles large meals easily. Try cocktails in the tree house aptly named the "Bird House" after a famous Alaska bar.
San Antonio has lots to offer (Alamo and River Walk), as does nearby New Braunfels. Austin, our old stomping grounds, is just 1+ hr away on super fast Hwy 130. "Keeping it weird", Austin is the coolest city in the state (Nation?) with great restaurants, museums, and The University of Texas lectures, events and of course...football.. The small town of Seguin is Pecan capital of TX, boasts a stunning Art Deco Courthouse and charming town square with shops and restaurants.

Have you seen the pictures?! House and tree covered grounds are amazing - the perfect country house/farm getaway. Our 10 acres were carved out of a kind neighbors' dairy farm for their friend who built the house in 2001. He did a wonderful job on this German influenced extremely well-built farm house. We've just polished it up for 2022.
Quiet Meadow Lake is a delight. Unlike the 3 damed lakes upstream (McQueeny, Placid, & Seguin,) it is much less busy = less noisy. We appreciate the absence of homes or unattractive boat houses across the river from our land, just an open cattle range and a variety of birds. The view is exceptional and pristine. Throw in a cool open Tree House 15' above ground in an ancient pecan tree - together, it's all a rare find on the water in Texas these days. The water level is lower than previously but still navigable.

What makes this property unique
If you can tear yourself away from the views, and the peaceful country setting, Seguin Muni Golf is just 15 minutes away, $31/pp w cart. Friendly staff and a comfortable riverside 18 hole course offer fun golf for non-pros. Bandit course near New Braunfels is more challenging.
Meadow Lake offers so much beauty and fun sporty activities, but my favorite is lounging in the pool with an adult beverage. Hubby loves to fish the river under giant Cypress. The "Bird House", our old pecan treehouse, is a breezy adult space great for bird watching (use caution getting up the ladder). Chase the kids through the lush meadow, or take them to Schlitterbahn to really wear them out. Seguin has its own waterpark just 15 minutes away. Large indoor fireplace is wonderful on any chilly day/night. Outdoor fire pit is perfect for s'mores or just gazing at the flames under the bright stars.
Wonder World Cave & Adventure Park is 24 miles away. Six Flags and Sea World are also both in San Antonio. Kids LOVE this trip. The famous Alamo is well worth a visit and then go to the River Walk for great Mexican food and margaritas.
Guadalupe County is a "dark sky" county = effort to reduce up-lights makes star gazing extraordinary. 2 TVs get many movie channels if you didn't bring a good book. Several quiet reading corners shelter you from the world. Very private location is unique from life in the busy city. Available to rent for months at a stretch in the winter.
New Braunfels' Saturday Farmers' Market is a must see, as is Naegelin's "The Oldest Bakery in TX" established1868. Multiple activities up and down IH 35 if you have an active crowd who want entertainment off property. San Marcos hosts huge outlet shopping center for your fashionista.
