Misleading
Almost every window had a crack or a hole, patched only with clear tape. Some windows had no panes, just the storm windows to keep out weather. The "queen" bed is an uncomfortable full mattress on a queen frame - that's squeaks horribly every time you move. The couch bed was also very uncomfortable. The previous guests did not follow the checkout procedure and no one else ever fixed it b/c there was hair on the pillowcases when I arrived, indicating the beds were slept in and not remade with clean sheets. The water pressure was so low and the over programmed spaceship of a washing machine couldn't understand that, so every load of wash took over an hour. A previous guest left almost a full fridge of food - already prepared things and leftovers starting to rot that I had to clean out. And, finally, despite having over 20 spoons in the drawer, there were only about 5 forks, which made the family birthday party we tried to have a little awkward. Not a baking pan in the place.

Acceptable accommodations but somewhat misleading
The main room was nice, although the pictures make it seem larger. There were several issues & misleading descriptions: 1. The screens on the porch were all open at the bottom. This lead to a huge amount of bugs not only coming into the porch, but then into the house even when you tried to move quickly to shut the door behind you. I got 3 mosquito bites immediately upon our arrival. 2. The main bathroom door does not close properly - we were unable to latch it. 3. The main bedroom lists a queen sized bed but it is definitely a full. My husband is 6'2 and felt very cramped. 4. There were only 3 dining chairs at the table. Odd choice for a 4-person table. One of us had to sit at the raised kitchen bar during meals and games. 5. The "firepit" outside was filled with debris - we weren't even sure it was a firepit. Plus there are no chairs even if we wanted to clear it out and light a fire. If there aren't outdoor chair options, I recommend making a note so people will bring camping chairs. 6. The chairs on the screened in porch were filthy - I tried to clean them off but there was long-term dirt and mold that would not wipe off. 7. It appeared that the cleaning team left before they had finished. There was an unwashed comforter and towels in the washing machine and a load of sheets in the dryer. We have stayed at many VRBO properties and this was the first time we felt mislead and that the property was overpriced - definitely not a good value.

Badly neglected
The master bedroom bed has a Full sized mattress, NOT a Queen! The grass was 6-8 inches high and remained uncut the entire 2 WEEKS we were there (Only 2 rainy days during our stay.) We got out of the car and were SWARMED by mosquitos! We ran for the screen porch. The screens in the dirty, TINY screen porch are full of holes and some of the screens are torn away from the frame. No one would ever want to sit on the flattened, moldy seat cushions. The washing machine was jammed full of stinky, sour laundry. One smoke detector was dangling from a wire and a second one was completely missing from it's base. The WIFI instructions from EVOLVE were wrong. We called the contact number and a guy named Steve helped us. We told Steve about the laundry, washed-out driveway, smoke detectors, and grass. He got someone to out the next day to deal with 3 of those things. The only reason we're giving 2 stars instead of one is b/c Steve was so responsive. My hair dryer tripped the circuit breakers no matter which outlet I used. We killed carpenter ants inside the house the entire time we were there. Several windows have broken glass. Broken storm windows and screens have holes. Dirty, broken mini blinds in bedrooms. No curtains or blinds anywhere else. We invited a friend to visit us. She called from the road and said, "I'm at the address you gave me but this can't be right, this place is pretty run down." That said it all. Might be better in winter.

Love this little house, perfect for my family.
This is our second stay here and it affords everything a family needs from a complete kitchen to a fully loaded bathroom and laundry access. Front yard is nice for the kids to play. I have very minor complaints, but honestly they're not worth mentioning because overall this home is clean, inviting and comfortable. I would definitely recommend to other travelers.

Rustic is right, but it could at least be clean. This cabin has a carpenter ant infestation. We had to vaccuum up ants repeatedly. They were in every room. There were visible crumbs on the counter and cobwebs in corners. Most of the windows were unusable due to holes in screens that let more bugs inside. When we got there a bunch of fuses were blown. Photos of the kitchen give the impression that the cabin has been redone, but the master bed is old and uncomfortable and the couches aren't great either.

Cozy get away
We really enjoyed our stay despite the rainy weather. The home is nicer than the pictures show! Very cozy, especially with the wood stove going. Plenty of cooking utensils, sheets, towels etc. The owner is easy to work with and was kind enough to allow us to adjust our days due to an unexpected dental surgery that came up. The master bed is quite high, so if you are on the short side, you may want to bring a little step stool, but bedding was clean and comfy! The area is secluded and peaceful, but close to skiing and parks. We enjoyed a fantastic dinner at Bubba’s! Be careful on the road heading out…there’s a big dip not too far out so go slow. We will stay here again!

Perfect winter getaway
This place is great, perfect home base for a weekend of skiing. Mt Sunapee is a 20 minute ride. Everything about this place was perfect. the 2 best things about the cabin are the wood stove and no TV's. I will be back again this season!!!

We all enjoyed our stay very much! The kitchen seemed to be remodeled, as is the shower, and those are very nice! The whole home is in good shape, and is decorated with lots of interesting things to look at. We arrived at night, so it was very dark. However, the porch light was on for us, and we quickly found more of the lights inside of the house. There was another review that wasn't happy with the amount of brightness inside, but we thought there were plenty of lights for whenever we needed them. Thanks so much for a nice stay.

Just what we needed!
My husband, 2 dogs and I came up for a weekend away and this spot was perfect. I loved that it was on a quiet dirt road w could walk the dogs on. I cooked both nights and both mornings, and the kitchen was stocked with all the pots, pans and spices I needed! It's close to so many beautiful hiking spots... lakes and trails galore! We took scenic drives, hiked, and went out to lunch. At night I made dinner and we played cards/games and listened to music (also love that there was no t.v!) A great little spot!

Very cute cabin on a beautiful piece of land. Kid friendly with lots of woods to explore behind it. Close to Sunapee at an affordable rate! Would recommend!

Pros: house had everything we needed…Beds, pillows, blankets and a few couches to hang out and chill. Also had board games and books to read. Cons: For some reason the pics on website made the house look like there’s much more natural light but it’s actually quite dark even with the lights on inside and low ceilings just not my thing. Also, one of the window shades is broken and can’t close/open…I sent an email to the owner with no response all weekend. Lastly, ticks when walking on the overgrown grounds outside. There was also a camera located above the lock box, not sure about the rest of the house. I guess overall it was fine for the price we paid. Unfortunately I don’t think we will be back to this house.

Rustic Paradise
The Rustic Bradford Cottage is heaven. We stayed a couple snowy nights, as it was so close to the ski slopes. The cottage was spic and span, stocked with some food, cooking supplies, kitchen ware, and anything else we needed. We felt very well taken care of. The wood stove is a very nice touch, and we also enjoyed the books, board games, phonograph, and antique furniture. The owner resolved any issues related to our reservation thoroughly and promptly. I highly recommend!

Perfect stay for a family ski trip
We had a wonderful time staying at this house. It was the perfect size for a family of four and had everything we needed. We were so grateful to have found a clean, well appointed home to also bring our third child, our Labrador retriever, and hope to return soon. The mud room, washer and dryer, and wood stove were fantastic after a day of skiing. Easy drive to Mount Sunapee and absolutely loved the Appleseed Restaurant down the street.

Great Place To Relax
The home is nicely appointed and served our group of two adults and six children well. The property is very private and the kids enjoyed playing in the large yard after being confined because of the Covid 19 scare. It is located 15 to 20 minutes from places you might wish to visit at Lake Sunaper, Mt Sunapee, Newbury and Bradford. I would book it again with no hesitation.

Really enjoyed it here.
Nice inside. Accomodations were nice. The only thing is some of the doors did not shut tight or lock. Outside was not mowed. Overall really enjoyed the stay here.
