Perfect Summer break! Right on the beach with direct and easy access from the backyard. With stunning beach and ocean views from the lounge, dining, kitchen and main bedroom, the waves of the Beach break metres from the rear of this beachfront property. Stunning views of the Beach and Cathedral Rocks from both levels of the house.
Enjoy free WiFi, Netflix, Disney and Paramount . Also provided is a Nespresso Coffee Pod Machine, BBQ, a selection of books, DVD's and an abundance of board games.
All bed linen, kitchen, bath and hand towels are all provided.

IGA supermarket, coffee shops, pharmacy and an IGA liquor store are approximately 250m away.
A children's playground and the Golf Club are a short walk away.

Wallking distance to Minnamurra River, a great location for swimming, fishing, and stand up paddle boarding and kayaking.

This beach front house has 2 bedrooms upstairs and 2 bedrooms down stairs. Access between levels is via an external staircase.

Upstairs features a large main bedroom with ocean views, a queen bed. The second bedroom has 2 single beds with trundles .

The lounge and dining room have amazing views and an abundance of natural light. Cook with a view and beautiful ocean breeze in the kitchen. Full kitchen with oven, microwave, fridge and dishwasher.


Downstairs features 2 bedrooms, the main with a queen bed and the 2nd bedroom has a set of bunk beds and its own seating area with a lounge + chaise and a Flat-screen TV. The lounge and studio kitchen (with fridge, microwave, kettle and coffee machine) have ground floor views and direct access to Jones Beach.

The large flat back yard facing the beach has gorgeous views to create happy memories, and keep the kids busy for hours.

A place that feels like home, wonderful beach walks and swims where you need nothing but your cosies and a beach towel!

A great location for a casual get together.

WIFI is a complementary service and if there is an outage in the area and is out of our control please note that no reimbursement shall be made.

Jamberoo tournament

The house was ideal for a group visiting the area for the annual Jamberoo soccer tournament. There were plenty of beds, the house was comfortable and well equipped. The location is excellent as were the local amenities.

It really is right on the beach.

My family and I had the best weekend away. Enough space for everyone, host was more then accommodating and great communication, plenty of places to go out and eat and spend the day out I will most definitely be staying here again, definitely recommend if you have a big family..

Beautiful beachfront getaway

The beautiful view of the beach from the property was breathtaking. The close proximity helped us literally walk over to the beach with our towels for a quick dip (many times in a day because it was that convenient). It was perfect for us as we didn’t really want to travel with our newborn during our stay. And our host Amanda was lovely and allowed us a late check-out too (super useful when you are traveling with a 2-month-old baby)

Awesome beach stay

We had a good time with the beach for the backyard. We were a group of girlfriends and had good time and Amanda was very kind to offer us early and late check-in which we didn't get to use 😞

We both love the sea and love spending time here with our kids, family and friends which is why we chose this house. Like most people we are very busy with kids activities and work. When we come to visit Kiama Downs Beach House to get away from the everyday lifestyle we encounter the beauty and serenity that this house and setting offers. The house is a typical beach shack with all that we need for a seaside escape. We hope our guests have this experience when they come here to enter a serene and beautiful part of the world.

We chose this Beach House because of the easy access to the Beach. A spectacular view of the ocean and beach and river and the proximity to Minnamurra river for swimming, stand up paddle boarding, canoeing, fishing and surfing.

What makes this property unique

Kiama Downs Beach House is a very relaxing and beautiful part of the world. It is a very special to our family as we can all escape the pressures of day to day life. We can sit on the balcony or on a recliner in the back yard and watch and listen to the waves crash on the rocks and if lucky enough spot the dolphins swimming by. We can watch our children at the beach swimming and playing from the balcony. A glass of local wine, cheese platter and that view and sound of the ocean is what the Doctor ordered for some relaxation.
