Sonningview ground floor annex overlooks tranquil garden of flowers and fruit trees. Opposite is historic Alexandra Battery. Walking distance (return part uphill) to Nutgrove beaches, shops, cafes, and famous Seagrass restaurant on Long Point. A minute to bus stop.
15 minutes to CBD and Salamanca/Battery Point with connections to MONA ferry. Bus connects to southern coastal suburbs and is two km to Wrest Point and University.
Sonningview is also a convenient base for day trips outside Hobart. Half day trips to Coal River region for wineries and historic Richmond.
Further afield exploring Huon and Bruny Island is a 40 min drive via the Southern Outlet. And Port Arthur historic site a 90 min drive.

Bedroom has large picture window with view of garden and the Mt Wellington pinnacle just an 11k drive away. Queen size bed with electric blanket , doona and linen supplied. Temperature controlled panel heating.
Sitting Room/Dining – sofa, armchair, dining table – chairs, work space. TV/DVD player, Tasmanian DVD's and Library, Visitor guides. 2nd panel heater.
Bathroom - shower, wash basin, wall heater, hairdryer, towels & essentials supplied. Separate toilet with a sink and wall mirror.
Kitchenette, small space has all you need. A single induction cooktop, flatbed microwave, kettle, toaster, frypan and cooking essentials. Fridge/Freezer under counter.
Front loading washing machine & dryer. Outdoor clothes hoist and ironing facilities.
An extensive library of books and videos a source of Tasmanian information including brochures and guides.
Local attractions are Long beach, Parks, Mt Nelson, Mt Wellington and historic Alexandra Battery. The climb up historic Taroona Shot Tower and delicious English tea garden and light lunch.
Popular local cafes, restaurants, IGA, butcher, chemist, newsagency, hairdresser, Porters Liquor all within 1km and 3 km to the main Sandy Bay shopping centre.
Owners live independently in the main house are always happy to help with information and recommendations.

We love Hobart and although we have travelled a lot we adore coming home. There is so much to do and one doesn't have to travel far from home before coming across something new or somewhere interesting.
We came down from Melbourne in 1980 to enjoy our little holiday house in the Derwent Valley for many years and have lived in Hobart permanently since retiring. My photo shows me celebrating a special birthday at MONA's tapas restaurant.
Hosting since 2015 and we still try to do our best as if its the first day.

Why they chose this property
We fell in love with our house and its location the instant we saw it. The main house was built in the 1960's and has two special features - the sunken livingroom downstairs and the circular glass room upstairs.
The mountain and river views from around the garden are inspiring. We can walk to beautiful spots along the river, the village shops and cafes on the beach. To help save the planet we keep one car now and we sometimes use the buses which pass by our street.

What makes this property unique
The adjoining 50sqm apartment was built in the 1980's by the previous owners to be used primarily for visiting friends and family. When not in use they welcomed BnB guests. We thought it had a very cosy feel with all the wood panelling, beams and loved the picture window views into the garen. After installing a kitchenette and laundry to the unit we have carried on the tradition.
We love that our guests say they enjoy the property's tranquility and the garden. Recently I added a peach tree to the apples and apricot trees. And we try to keep some herbs and lettuces growing for guests to pick fresh. Recently we planted strawberries as well.
