About this property

Studio 44 B&B Balmain. A cottage in a garden.

44 Campbell Street is a delightful weatherboard home built in 1881, purchased by the current owners, Annie and John (Balmain residents of 51+ years), in 1998 and subsequently renovated.
The renovations included the upgrading of an existing artist's garden studio which is the accommodation now offered.

We have been operating Studio 44 as a B&B since Christmas 2015 and have many satisfied and regular guests.
We listed with StayZ in 2017 ( now StayZ/ Vrbo / Expedia ) STRA Reg No 8633
The studio is situated at the rear of the property and has its own outdoor, sunny sitting area facing a large ( by Balmain standards ) shared garden. It has separate access from the street and OFF STREET PARKING is available by prior arrangement. Slow charge power point available for EVs.

The studio/cottage is equipped with reverse cycle air conditioning, column heater, internet (incl wi-fi), Smart TV (free to air) and DVD player (incl a selection of movies)

There is a microwave oven, toaster, bar fridge and other appliances to make your stay comfortable.
PLEASE NOTE - we provide ingredients ( coffee, teas, cereals, milk, yogurt, bread, butter, condiments etc ) so that you can prepare your own breakfast and will replace them upon request. Many guests like having breakfast at one of the many nearby restaurants or provide their own to suit special dietary requirements.

The garden is secure and suitable for children and pet dogs.

Dogs are welcome ( 2 maximum ) however we MUST be advised of breed and size at time of booking. A voluntary fee of $20 for one dog and $30 for 2 dogs will apply. Unfortunately we can’t accommodate cats

Ferries connecting to the city and to Parramatta & Cockatoo Island are within a short walk at the Balmain (Thames Street) wharf and help make Studio 44 a great base for exploring Sydney Harbour and the city.

Buses to the city leave from Gladstone Park at the top of our street.
Balmain village complete with numerous restaurants, pubs, shops and a Woolworths supermarket is only a leisurely stroll away.

Many guests take the opportunity to explore historic Balmain while staying with us and we provide a detailed map of suitable walks.

Our preferred minimum stay is two nights however, we may be able to accommodate a single night stay subject to negotiation.

Standard check out time is 10.00 am and check in 2.00 pm however, this can be varied if the studio is not occupied before or after you arrive.

Hosts are fully vaccinated against COVID - 19

The location couldn’t be better - a beautiful, quiet neighbourhood only a stone’s throw from the ferry into the city. We very much enjoyed our stay in Studio44. The loveliest hosts, a gorgeous cottage with everything we needed, along with a lovely welcoming fruit platter, and a fantastic location - Easy walking distance to the ferry terminal, local shops and eateries. The the kids left home some time ago, freeing up rooms in our home including the Studio.
John wound up his architectural practice in 2015 and the studio, which was a guest room, became a B&B.
