The Space:
The home features an open main living area with a large kitchen and dining space, designed for gathering, cooking, and relaxing. Large windows bring in natural light and overlook surrounding farmland, creating a calm, private setting.
There are three bedrooms on the first floor, including a primary bedroom with a queen bed and two additional bedrooms with double beds.
Two open loft areas with queen beds, best suited for families or groups comfortable with open sleeping areas rather than private enclosed bedrooms.
The home includes two full bathrooms. The primary bathroom features a soaking tub and separate shower, while the second bathroom includes a large walk-in shower. Laundry, WiFi, TV, and kitchen essentials are provided.
Near two beautiful beaches (one on the Sound, the other on the Bay) and in the very center of the North Fork Wine District, within walking distance of four top vineyards, Across the street from the area's best farm stand.
This home is best suited for quiet, respectful stays and is not appropriate for parties or events.
Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including the patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.
IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- A housekeeper and groundskeeper are available for special requests.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons.
