A unique architectural design gives this lovely, eco-friendly two-bedroom, two-bathroom home a spacious and airy feel. Nestled on a private lot with beautifully manicured grounds, this bermed home is an ideal retreat for true Wellfleet lovers. The home is decorated with modern furnishings and artwork--a wonderful place to relax and unwind or create.

Enter the first floor with an open dining area and kitchen. The dining area has a large table with seating for twelve--perfect for a sit-down dinner with friends. The dining area opens to a well-equipped galley kitchen with granite counter tops and breakfast bar. There is an electric induction cooktop, oven, dishwasher, refrigerator, microwave, drip coffeemaker and French press.

Just off the dining area is a book-filled den with comfortable seating, TV with Roku (stream your own content), two Bose Bluetooth speakers and a slider to the patio and yard. Doors from the den lead to the first of the home's two bedrooms suites. One on either side of the home, each offering optimal comfort and privacy. The bedroom off the den has a queen bed and bathroom with soaking tub and separate room with toilet and sink. This bathroom is also accessed from the kitchen. The second bedroom--on the other side of the home--has a queen bed and an en suite bathroom with shower. There is a private door to the exterior in this bedroom. Both bedrooms have ductless split unit air conditioners.

There is an open and bright living room loft with a cathedral ceiling, comfortable lounging sofas, ceiling fan and a flat screen smart TV with cable and WiFi. The loft, which opens to the dining area below, has a slider to an amazing screen porch with skylights, lounging sofas, table with chairs and enclosed outdoor shower. The living room may also be accessed by a spiral staircase from the dining area below.

Relax and enjoy the natural beauty of the yard and gardens--all treated for mosquitoes and ticks. A truly magical setting, there are multiple places to steal away and enjoy a good book, a glass of wine or conversation. There is outdoor seating on the patio overlooking the lawn, and of course, the wonderful screen porch with dining table seating ten looking out over the upper patio and gardens. The property abuts three-acres of conservation land.

There are three ductless split unit air conditioners, one in each bedroom and one in the open loft. Ten automatic, solar-powered skylights throughout the home let in plenty of light. Pick up something at the fish market and cook up dinner on the gas or charcoal grill. Washer and dryer conveniently located in the laundry room just off the kitchen.

Four beach chairs and a beach umbrella available for tenant use.

Although peaceful and serene, the home is close to all the best of Wellfleet. Only a mile to Wellfleet center for restaurants, galleries, shops, the Wellfleet library, the weekly farmers market and live entertainment. Head a little further out to the town pier for fresh seafood, Mayo Beach and to watch the boats come in and out of the harbor. Take the back roads to town center--only 5 minutes by car or 10 minutes by bike. Enjoy Wellfleet's many bay and ocean beaches (10 minutes to Cahoon Hollow Beach) and the town's beloved fresh water ponds (eight minutes to Gull Pond). Short drive to the Cape Cod Rail Trail, WHAT Theater, Cape Cod National Seashore sites, trails and beaches, Mass Audubon's Wellfleet Bay Wildlife Sanctuary and much more.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
