Lovely property with room for a large family. We fished in the pond with the grand kids, swam in the pool (I think it is salt water) and visited with Sam and Joe when they were around. Eve was a wonderful host. Great location!

From the owner: "Thank you for your 5-star review! We hope your family will choose us for your next visit. You were great guests!"
We had a great time. The home and outdoor space are beautiful - even better in person! There was ample space inside and outside. Home needs a little bit of updating in some bathrooms/furniture but otherwise it was great! Beds were super comfortable. Eve was super friendly and helpful. We will be back!

You were wonderful guests, we look forward to hosting your group again!
Group of Dads and their sons in town for a baseball tournament. Property had plenty of room and the pool was great. Property manager was very friendly and helpful. Would recommend to everyone!
Great property with all the space needed for a group of baseball families to stretch out, cool off in the pool and relax between games. Eve, the onsite property manager was great and delivered various needs throughout our stay. Highly recommend! We will be back.
We rented this property for a neaby baseball tournament at Lakepoint, so we had 5 16-year-old boys. They loved the space, the pool, and the volleyball court! The kitchen made it easy to cook meals for a large group, and the multiple seating areas made it easy for the parents to work. The horses were such a nice addition to our trip! Overall, fantastic, and we hope to rent it again next year!
This is our second year staying at the property. This is one of our favorite places to stay with our friends and family for baseball tournaments at East Cobb! The house has plenty of space to hold a couple families and is clean, comfortable, and great for entertaining. The kitchen is large and pool area has plenty of space to grill and for dining by the pool. There is a large pond for fishing and plenty of space for the kids to run. We will definitely be back next year. Thanks Eve and Wayne for another great stay!
We stayed for a baseball tournament at East Cobb and had a blast! The property was great for playing in the pool, wiffle ball in the driveway, grilling out and sitting by the fire pit! Very spacious for our group and cool to see the horses on property!
Only wish there was a bathroom downstairs in the basement so that bedroom did not have to come upstairs to shower and use bathroom but it was not a major inconvenience. The property manager does have an apartment connected to the house on the other side of the basement wall but we did not see her after our initial checkin.
Overall great stay and we will be back!
Excellent location to food store options, liquor stores, and local restaurants. The property manager lives on site but is not invasive at all. The house is kept very clean, and the pool is a dream. We enjoyed watching a lightening storm from the front porch. That morning, we watched some horses graze and several bird species flutter from tree to tree. Two stair cases made access to the upstairs bedrooms easy. Doors leading outside from just about every room also cut down on footsteps inside the home. Lots of places to play hide and seek with the grandkids and kids of all ages. Outside seating can accommodate many, so we never used the inside dining room. Brought fishing rods hoping to catch something in the pond, and our 12 year old nephew did!

Georgia Family Vacation
The grounds and home of this property are beautiful. The house although very spacious needs serious upgrades. We utilized 5 bedrooms and all of the mattresses were very weathered and uncomfortable; the furniture in the bedrooms is very outdated and used. The weight room that is advertised/available involves equipment that is not functionable and in minimal useable condition. The kitchen oven was very challenging to utilized as believe the lighting for temperature review is not working and hard to see if oven on and the temperature. The handle on the freezer door kept falling off and we just left it off. The kitchen utensils (spatula, etc - appear from the dollar store), the knifes for cutting meat and vegetables very dull. As I stated the home and grounds are beautiful and despite the above concerns, we had a great time. The home was clean and ready for our use. The water pressure for showers was below average. Again, our expectation for renting the VRBO based upon the cost involved better accommodations. The input for this review was gathered from all of the adults that stayed at the home.

From the owner: I appreciate your feedback and am glad you enjoyed the property’s spacious layout, beautiful grounds, and amenities. We’ve recently updated several of the bedroom furnishings and kitchen utensils, and the exercise room has been retired due to repeated damage. We always strive to provide a comfortable, enjoyable stay for every guest and appreciate your comments as we continue to make improvements.
Our stay was really pleasant. We were kindly greeted. The weather was wonderful. Nice space to move inside and outside. Three places for fires. Well stocked for everyday cooking to include a nice grill. Plenty of tables to sit at inside and out. A large local park and golf course was about 10 minutes or less away. It was more suburban style setting but the actual rental was set back so you couldn’t tell because of the woods on the property. There was a lovely pond in the front where our grandson did catch and release fishing. He caught bluegill, sunfish, and crappie. Definitely a place we would stay at again and most likely will because of location.
Wonderful stay! Very well supplied, comfortable accommodations for everyone, clean and comfortable. Quiet location, enjoyed watching the deer around the pond and walking the path around the house. Perfect for our family. Highly recommended

Excellent Stay!
Had a very enjoyable stay. The house was well equipped and comfortable. Great times had playing volleyball. The caretaker was very helpful getting wood for us to enjoy the fire pit. Highly recommend
Love and light, we stayed at the sunrise Farm recently and it was a beautiful breathtaking property. We had a wonderful experience, the property manager was pleasant, the only minor reservation I would say is prior to our stay we had no knowledge that the property management would be actually in the basement of the home during our stay and one of the bedrooms wasn’t really a bedroom at all more like a makeshift room with a divider. Wasn’t a big deal just was unexpected. Overall this was an awesome stay for the family. Everyone of all ages enjoyed it we had a great time looking forward to potentially coming back again soon.
We had a very good time on the property. Had all the amenities needed. It is a nice house in a very large 5+ acre lot and close to everything you need.

Lovely property
The home and the entire property was beautiful. I enjoyed walking to the top of the hill and looking down at the back of the house in the morning. The front porch is amazing as well with that lovely view of the pond. The major discomfort I had that would have been a determining factor rather I proceed with choosing this property or not was the knowledge that there was a farm property manager onsite and living in the basement. This did not sit well with me and I could not rest my entire stay. This information was not made known until we got to the house. Although, we did not run into the house guest/ manager until our last night, there was a cloud of paranoia amongst everyone in the house. I truly did not appreciate that and I think that should be made known. Other than that, beautiful spacious home and good communication with the owner.
We really enjoyed our stay. Only a few changes we would recommend. Being that we were only the 2nd family to rent this house it was great. The trash situation needs to be fixed. We didnt know when the trash service came down the street or we would have put it out. I stead they wanted us to place all trash in garage until end of stay. Well....14 people have alot of trash and food...it smelled awful! The other thing was that they wanted us to wash a d dry a load of towels before we left but the dryer takes like 3 hrs to dry. So, maybe a larger capa6dryer or maybe 2 washers 2 dryers. Family of 14 it took a long time to wash and dry clothes...other than that we really did enjoy the stay
The kids loved all the secret rooms and playing hid n seek. We went to museums, beach, rented kayaks and swam all day.
We really enjoyed everything about Sunrise Farm! The Master suite was spacious and cozy with a great set of windows onto the pool and a bathroom and closet that were huge. The Kitchen was big and well stocked with cooking supplies (pots, pans, plates, glasswear, etc!). Perfect for a large family or entertaining guests. The pool was a perfect place to chill all weekend long! The diving board was a huge hit with our daughter. The noises from the pond at night! What an amazing thing to hear how loud the night creatures around a pond can be. If the pool wasn't our 12-year old daughters favorite, the secret room off the upstairs master definitely was a close second!
