The Space:

The living room has exposed ceiling beams, a brick fireplace, and a wall-mounted smart TV with cable. Hardwood floors throughout the main living areas.



The kitchen was updated with stainless steel appliances, a gas range, and tile backsplash. A dining area off the kitchen seats four to six with windows on three sides.



Three bedrooms: the primary has a queen bed, the second has a queen bed with a desk and chair, and the third has a daybed. Two full bathrooms, one with a walk-in shower and arched window, one with a tub.



The private yard has a fire pit, gas grill, patio dining with umbrella seating for six, and Adirondack chairs. The yard is fenced. Pets allowed.



Wading River sits at the gateway to North Fork wine country. Vineyards and wine tours are a short drive.



Seasonal Availability of Outdoor Amenities

All outdoor amenities, including patio furniture, grills, and exterior equipment, are typically stored between Columbus Day and Memorial Day. Contact us with specific questions regarding these amenities.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- Standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

- For stays over 21 days, extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival.

Private entrance. Driveway parking for two vehicles. Full use of yard, patio, deck, and all outdoor equipment.

A car is needed. The beach and restaurants are a short drive, not walkable from the property. Approximately 1.5 hours from NYC. About 35 minutes from Long Island MacArthur Airport (ISP).

Cancellation Policy

Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings canceled at least 14 days before the start of the stay receive a 50% refund.



Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included with the booking. This policy covers incidental damage to the home during the stay. It does not cover trip cancellation due to illness or other personal reasons. Report any incidents to our team promptly.
