This three-story apartment accommodates up to 14 guests across six bedrooms. The penthouse master suite features a king bed, ensuite bath, and direct access to the rooftop pool. Two additional suites include queen beds, private bathrooms, and balconies. Two more bedrooms offer queen beds, while the bunk room includes four twin beds. Each bedroom is equipped with room-darkening shades, TV, bed linens, and air conditioning for a restful stay.

The Neighborhood:
The residential neighborhood of Aldea Zama is perfectly at the halfway mark between Tulum's town and the beach! It's perfect to bike, walk or jog around and shopping in town, convenience stores, grocery stores and more in walking distance. Easy access to the bike path from the condo down to the beach road and you'll be in a nice area surrounded by lush jungle and nature's elements with modern comforts & convenience.
Getting Around:
Artia in Aldea Zama is about 119 km/74 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN).
Other Things to Note:
Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.
- NOTE THIS COMPLEX IS NOT SUITABLE FOR PARTIES AND LOUD GROUPS - CONDOMINIUM RULES WILL BE ENFORCED.
- There is no daily housekeeping at the condo, but if you'd like the place cleaned during your stay, you can arrange this for an additional fee. Please let us know in advance. This service does not include changing the bed linens or towels. That is an add-on with cleaning service.
- The plunge pools are not heated. The jets are used for cleaning and filtering only.
-The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.
- Please note that the TV in the living room and the dishwasher are out of order at the moment.
-We provide bottled water, high quality bed linens, bathroom and beach towels, kitchen equipment all complimentary for our guests. We can also help with an airport transfer if need, just let us know!
-Bicycles offered at the complex are subject to availability.
-The condo has its own 24-hour guarded security.
- Electricity is not included for rentals of 7 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
- A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
WE KINDLY ASK ALL GUESTS TO PLEASE ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the home, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties/events are permitted, illegal activity is prohibited and excessive noise is not tolerated, especially after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

The overall stay suited the needs of what my group and I were looking for as far as the number of rooms, location, and cost.
We did have to message the host a few times during our stay because of minor issues. Although the host was quick to respond and was trying to resolve the issues in a quick manner.

We had a large family stay in this condo and had a lovely time. Best parts were the several bedrooms which accommodated our large family (10 people), having bikes readily available for short rides in the neighborhood and pools both on the property and the small splash pool on the roof which had a lovely deck perfect for evening hang outs. Only issue we had was with the kitchen oven, dishwasher and some plumbing/showers not working, which we communicated with the property owner about and they sent someone out quickly to do maintenance. The upper pool could also use some more regular cleaning. But the rooms are otherwise lovely and the air conditioners kept all rooms comfortable. We also accidentally lost one of the beach club cards which the host comped us the lost fee due to the plumbing. issues. She, and the local host, and the front desk staff were all lovely and very responsive.

I was traveling to Tulum with my wife and 12 other friends for a birthday trip and we found this place that looked too good to be true. The rental property manager was superb about communication and would respond to all my questions from all times of the day so we never felt uneasy about our trip. They even helped with securing our shuttles to and from the airport that were perfect.
Upon arrival, the place was as advertised however with some flaws. I came to find out later in my experience that some towels and linens had some light stains on them but wasnt anything out of the ordinary. The upstairs master bedroom had a very open concept would not really get to a cool temperature in the hot Mexico heat until very late night. The oven and toaster oven did not really work either and took forever to get to a cooking temperature.
All of the previous things were acceptable as we realized we are in the jungle and not everything can be perfect. The real problem of this trip came after we checked out when we were charged a significant amount of our security deposit due to "stains" in linens, sheets, and towels.
I have been part of many rentals in the past through VRBO and others for large parties I and never been charged for any type of damages of consisting of this nature. There are "stains" that occur naturally after going to the beach or some tanner gets on them but for some reason it was to an extend to charge us that much? Photo evidence was lacking and ambiguous.

I will start with the positives- the location is really great and the property is well protected and feels very safe. The place has a lot of space and bathrooms.
The condo property itself was a bit misleading. The pictures show the pool with a bar but we learned the first day that they don't allow any alcohol outside. They are extremely strict on volume. I think the vibe they are now trying to do is more geared toward families rather than friend groups. I however, would NEVER want a child in this condo, there is hard concrete and sharp edges everywhere plus no railings on the staircases.
Now onto the property itself, the first day we got in there was no water pressure upstairs and the plunge pool was filthy. The rooms were surface level clean but could have been a lot cleaner. All of the towels had stains.
We notified the property manager about the plunge pool and the water pressure and they did get to it the next day. However, the pool's jets never worked so it was very stagnant but got cleaner over time. On the last day we did not have electricity upstairs. When I asked them to compensate for this they offered nothing. I am a very reasonable traveler and I don't expect the world from hosts but not having water or electricity feels like a pretty big issue that should be compensated.
Do not rent this place it is a waste of money there are a lot of other cute spaces in that same neighborhood that would be better.

As much as I have traveled, I have never experienced a worst check in experience and treatment from a property management communication. We got to the properly earlier than check in and we were let inside the place and it was a complete disaster (pictures sent to the property management and host, needed if available). At the time we had requested early check-in that included a charge of USD 45 as it was never granted we understood as we arrived around 3PM, that the apartment has not been cleaned by the housekeeping team it would need some time and the check in time would not be met. I reached out to the property management company who at first was reluctant to offer any compensation as check in was at 4PM until I advised that we were in the property, it was 4PM and we could not check in as the place was not cleaned. They offered to waive the cleaning fee which at the moment seemed okay as we left our bags and head into town to get some food from our travels. We got back at 7:45 PM and the cleaners were still there finishing up! They did not leave the property until 8:15 which was very inconvenient as we expected them to be completed with cleaning earlier so our group could get some rest before our reservation on Thursday night, now we had to rush and get changed quickly to meet our dinner reservation. At this time we realized that the TV in the living room did not work and worst of all, one of the rooms AC was not working, compensation was not sufficient for all the troubles.

Amazing Jungle Stay In Between the Beach and Tulum Town
Hosted 8 people at Zama (one condo) in Artia, which is three condos. The place is three floors of brand new sleek design living. The six bathrooms for 6 rooms worked perfectly. Check-in and check-out were super easy. To note, Laurie, our facilitator was amazing. She booked our transport to and from the airport, booked our reservations at Papaya Playa, booked our in house COVID tests, and answered all of our questions the whole trip. She is the best and made our trip super easy. Thank You to the front desk staff and Laurie for a great stay! 100% recommend this listing!
