The pool offers plenty of privacy with no neighbors behind and will provide hours of enjoyment for the whole family! This home, built in 2015, lends itself to entertaining and enjoying the Florida lifestyle. Upgrades include 8’ doors and high ceilings, modern tile and wood flooring in the main living areas, kitchen featuring stone counter tops with breakfast bar and matte appliances; an upper level living area with bonus “game room/loft,” private bath and 3rd bedroom. The Master suite features a King size bed, flat screen TV and an en-suite bath with huge walk-in shower. Both guest bedrooms contain Queen size beds, have TV's and bathrooms located nearby. There is also a bonus “den/sitting area” for additional space to relax, read a book and entertain guests.

Rosedale is an established Lakewood Ranch golf community and is fully gated with two 24-hour staffed guard-gated entrances. A transferable social membership to the Rosedale Golf & Country Club is optional for a $750 transfer fee and includes access to the Country Club which features a resort-style remodeled clubhouse and restaurant, state of the art fitness center, tennis facilities, Olympic-sized swimming pool, and much more! Rosedale also offers a Par 72 Championship golf course designed by Ted McAnlis and is consistently ranked as a top course in Lakewood Ranch.

The community is ideally located to enjoy all the area has to offer, only a few minutes off I-75 with only a 5-minute drive to downtown Lakewood Ranch, 10 minutes to UTC shopping and dining, 20 minutes to downtown Sarasota, 40 minutes from Tampa, 10 minutes to Lakewood Ranch Hospital and medical facilities, and 20 miles to Gulf Coast beaches including Anna Maria Island, Bradenton Beach, Siesta Key and Longboat Key.

Pool heating (as needed in winter months) is included with a cap on electric and gas of $250 per month. Home is being rented turnkey furnished with Wifi, cable TV and all other utilities included. 12% tax is required on all rentals less than 6 months, and cleaning fee applies. Manatee tax of 5% and Florida tax of 7% will be an extra charge on base rent and cleaning fees. Rates vary by season.

A signed rental agreement with all guest names and $3000 refundable security deposit collected prior to check-in will be required when renting this property. A maximum of 6 guests occupying overnight and 8 guests during the day is permitted. Sorry no pets.

● Maximum daytime occupancy is 8, maximum overnight occupancy is 6 (with prior approval)

Vehicles - The maximum vehicle capacity is 3: 1 car in the garage (in addition to the owner's vehicle, to occupy both spaces) and 2 vehicles in the driveway. Please note that cars cannot be parked on the street overnight (midnight - 6am) without prior authorization or may be towed, and the garage door must be closed when not in use.
