The Space:

This updated beach cottage features three bedrooms, two bathrooms, and central air conditioning, offering an easy and comfortable layout for families and small groups.



The open living and dining area is filled with natural light and designed for unwinding after the beach. The kitchen is well equipped for home cooking, and the home is stocked with everyday essentials for longer or repeat stays.



Outside, enjoy a private backyard with space for outdoor dining and relaxing between trips to the beach. Guests have walkable access to the Peconic Sound via a nearby private right of way, making it easy to enjoy sunsets, swimming, or multiple beach visits throughout the day.



The home is ideally located near vineyards, farm stands, restaurants, and nearby towns including Peconic, Southold, and Greenport.

Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including the patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.



If you are looking for multiple homes that are close by for additional family and/or friends please inquire! We have many other beach homes within close proximity.



IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.



Guest Access:

Guests have exclusive access to the entire home and private backyard. Beach access to the Peconic Sound is provided via a nearby private right of way.

Getting Around:

A car is recommended for exploring the North Fork. The home is walkable to the Peconic Sound beach, and a short drive to local vineyards, farm stands, restaurants, and nearby towns including Southold, Greenport, and Peconic. Parking is available at the property.



Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for HVMB guests.



Guest Insurance

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
