Enjoy stunning views from the wrap around windows that will leave you in awe. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami, giving you the ultimate Miami experience.

Located on the 11th floor and facing East and South, The Palms! is a 2 bedroom, 2 full bathroom retreat that offers terrific views from its private balcony and every room!. With over 1700 sq. feet of living space, it’s the perfect getaway. The Palms! accommodates a maximum of 5 adults plus children (15 years of age or younger).

Upon entering, your attention will be drawn to the fully equipped kitchen located on the right. This kitchen is equipped with all the essentials you need to prepare meals during your stay. Additionally, there is a washer/dryer ensuring that you can keep your laundry clean and fresh throughout your vacation. Adjacent to the kitchen, you'll find a mid-century black and white chandelier that beautifully illuminates the workspace. Whether you need to catch up on some work or want a area to focus on your tasks, this work space offers a stylish environment for your productivity needs.

Prepare to be amazed as you enter The Palms! living room, where a velvet sofa becomes the stylish and comfortable centerpiece. The open layout offers views of the breathtaking waters of Biscayne Bay. Set your sights on the 65" Roku streaming TV, providing access to Netflix and Sling for endless entertainment. Beyond the living room, the private balcony offers a panoramic view of the bay, perfect for capturing unforgettable moments. The Palms excels in decor, indoor-outdoor integration.

The master bedroom is a true oasis. A unique feature is the ability to move the wall, opening up the space to reveal the wrap-around views. The master bedroom itself is incredibly spacious, boasting a dedicated sitting area where guests can immerse themselves in the stunning vistas and soak up the Miami sun. It features a king bed making it hard to leave each morning. With its own private bathroom, Roku streaming TV, and spacious walk-in closet, this master bedroom offers comfort and convenience. Additionally, the special sitting area by the sliding glass doors provides easy access to the furnished balcony. The master bathroom features a bathtub and separate walk-in shower, offering functionality and elegance. Get ready to indulge in a spa-like atmosphere where every detail has been considered.

CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.

- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.

- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.

- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS:  5 ADULTS + children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.
