Located inside the private gates of the prestigious Palmetto Dunes Oceanfront Resort, this light-filled 2BR villa has amazing views from your private balcony of the Atlantic Ocean and the beautifully landscaped grounds of the resort. Barrington Court is an oceanfront community that has several amenities for guests, including a pool and hot tub (heated seasonally), beach access with showers, and a parking garage under the building with an Elevator up to the First Floor. There are three lagoons on property adding to the natural ambiance.Our beautiful 2 BR villa sleeps 7 and overlooks the tropical resort and long ocean views!  The  Master BR with its plush King-sized bed and Roku TV has a walk-out to the balcony to enjoy the sights and sounds of the beaches of Palmetto Dunes. The en-suite private bath with oversized tub/shower complete the Master suite. There is a second vanity in the bedroom for additional space. The second BR has 1 Twin-sized bed, 1 Full-sized bed, a Roku smart TV, and sunny windows. A spacious second full bath is located just steps from this bedroom with a tub/shower combo.  A queen-sized sofa sleeper is in the main living area for additional guests.

The open floor plan in this sunny villa is great for entertaining or just relaxing with your group. The dining area for 6 flows from the living area to the kitchen, with additional seating at the raised bar for enjoying coffee or surfing the internet! The spacious living area with large sectional and sleeper sofa is accented with access to the private balcony to enjoy morning coffee, cocktails, or starry nights over the Atlantic Ocean. The large Roku TV in the living area is equipped to download all your favorite streaming apps. 

The kitchen is fully equipped with all of your needs in mind! If you have plans to cook or entertain your family & friends, you will find almost everything that you could wish for!  A stackable washer & dryer is tucked away off of the kitchen for your convenience!

The beach is a short walk down the resort's private boardwalk for those who can't wait to swim, sunbathe, collect seashells, or build sandcastles on the miles of pristine beaches and sand dunes for which South Carolina is famous. Within Palmetto Dunes you will also find three championship golf courses, including the Robert Trent Jones Golf Course, as well as a world-class tennis and pickleball center. The tennis center is rated #1 in the Carolinas by Tennis World and in the top 25 in the world by Tennis Resorts Online. Several courts are lighted for nighttime enjoyment. Camps and lessons are offered for those who wish to learn or improve their skills.

Explore Palmetto Dunes' 50 miles of protected trails for walking, jogging, or biking. Kayak or canoe your way around the calm 11-mile saltwater lagoon. Bikes, kayaks, beach and sporting equipment can be easily rented locally. Do not take furniture out of the home or move it from one room or floor to another. NO RV's, sprinter vans or shuttles. No motorcycles or trailers are allowed on the property. Bikes must be secured. Only Barrington Court parking passes are permitted in Barrington Court parking lot. Other vehicles with passes from different complexes are subject to a citation or tow.

Guest Access:
Key code access will be provided in the days prior to your arrival for seamless check-in. Two parking passes are included in your rental rate. If you will need additional passes for your vehicles, you will need to pay $30.00 per pass and request all passes through host. Parking pass must be displayed in vehicle throughout your stay in Palmetto Dunes.

Getting Around:
The villa is located in the beautiful Palmetto Dunes/Leamington's Barrington Court. Easy bike ride or walk to the beach. The resort has miles of bike paths, sidewalks and lagoon access for kayaking! The mid-island location is close to restaurants, shopping and the beach by vehicle or The Dunes Buggy shuttle service seasonally.

Other Things to Note:
Palmetto Dunes Resort does not permit RV's, Shuttles, or trailers. No logo or commercial signage vehicles permitted overnight.

Bugs
We get asked about Palmetto Bugs all the time. Yes, these are roaches and are found pretty much everywhere outside in South Carolina but we like to call them Palmetto Bugs as it makes them sound nicer! They can be pretty big, can fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. Rest assured all of our homes are professionally treated monthly for pests. Any bugs that manage to get inside will die quickly.

According to Eric Benson, Ph.D. professor and extension entomologist at Clemson University “It has nothing to do with cleanliness or the economic conditions of the area,” said Benson. “They could be around the nicest home or the nicest hotel or resort.”

If you leave the doors or windows open, especially at night, you will likely see a few. This is perfectly normal. If you see 20 or 30 all in one place then please let us know. This might mean we have a nest somewhere in the home and we'll need to get pest control out to take care of it. This is extremely rare!

Please don't worry about bugs, enjoy your vacation. You'll likely not see any while you are here, we just include this note so you understand it's not unusual to see some and it doesn't mean the home isn't well looked after!

Very Dated and Dirty
This unit needs serious updating and CLEANING! The photos do NOT represent the condition it’s in. We left 3 days early and would’ve left earlier but couldn’t find last minute accommodations. Upon entering the until smelled badly. Dust caked on top of fridge as well as AC vents, baseboards, AC return filter register and every corner of the floors which can be easily reached by a mop. Mold in both shower/tub drains and tubs are very difficult to get in and out of. Shower curtain rods and door hinges are rusted. Toilets don’t sit firmly on the floor mount and rock when sat upon. Screens in living room torn, sliding closet doors do not sit in the tracks. Several floor tiles throughout are cracked and the bathroom tiles need serious help. The atrium is in need of paint and repair and the bubbler in the pond in the atrium didn’t work during our entire stay which leads to stagnant water and a breeding ground for mosquitoes. You cross your fingers every time you enter the noisy, creaky elevator and hope you don’t get stuck in it. We wasted our money renting this unit. We would DEFINITELY not recommend this unit and would not return. Renter BEWARE !

Solid Stay But Room For Improvement
We enjoyed our stay. The location is great and the unit itself is spacious. The deck is awesome and you can hear the ocean from it. The wifi is very slow. It measures 5 mbps download speed, but less than 1 mbps of upload speed. Streaming is very very inconsistent, it’s likely that the speed varies and is less than what was measured. The screen door is coming apart a bit and there are a couple lighting fixtures that are either out or have a short. The kitchen sink faucet spray head gets stuck easily, and can make the sink difficult to use. This is an awesome unit, and if the internet were a bit better and a couple things were fixed it would easily be a 5 star!

Our Stay October 2023
We had a nice stay at this location. It needs some updating, especially in the bathrooms. The tubs are a little bit difficult to use, especially if you have any mobility issues…which I do. It would be nice if one room had just a shower with easier access. It is oceanfront and you can see the ocean on the horizon from the balcony through the trees, but not the beach itself. Because this room is on the lower floor, that was expected. It also feels private, even though you have neighbors close to you. The internet service was not good. It would have been nice to have a better, more reliable connection, especially since so much communication, personal/business, relies on the internet. Cell service is very spotty due to the construction of the buildings and the nature of the island that prevents it. Weak cell service has been true for us almost everywhere in the condos where we have stayed in Palmetto Dunes. Access to the beach was easy and the ocean wonderful, as always. The blinds were partially broken and we were not able to raise them all the way to the top. It creates a partial obstruction of the outside view from the living room/kitchen area. The screen door was also off its track and unusable. If you wanted to leave the sliding door open, because the temps were comfortable (as during our stay), you had no way to keep flies and other bugs from coming inside. It was a minor issue, but being able to leave the sliding door open without worrying about bugs would have been nice.

Beautiful and perfect
My mom and I stayed here for a girls getaway. We really enjoyed this property and the location. It was very clean and great view—right on the beach. Seeing the deer at night and other wildlife was enjoyable. We will definitely be back!
