The Space:
This 60 sqm | 646 sq ft 3rd-floor condo located inside Lúum Zamá, an exclusive residential community, is this incredible new development promoting an ecological, spiritual and nature lifestyle. This eco-community preserved a large percentage of the native vegetation on the grounds of the property to maintain an authentic connection with nature plus it includes access to unique and exclusive amenities.
This 3rd-floor beautifully designed space features:
- OPEN LIVING SPACE with a lovely DINING table to seat 4 for a comfortable meal at home.
- A SOFA LOUNGE spot with a flatscreen wall-mounted TV for chill time at home. The sofa opens to a double bed to accommodate up to 2 guests.

The condo is about 120 km/75 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.
Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.
The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

3rd-floor condo and guests must climb stairs.
Wi-Fi, Flatscreen TV, bed linens, and towels are provided free for all guests during your stay.
There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply.
Some home and bath essentials are provided like toilet paper, trash bags, soap, shampoo & conditioner. These items however are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased.
Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
Interaction with Guests:
It’s a self-check in property. You’ll access the building and condo unit using digital access codes. The access codes will be provided to you within 24 hours of arrival.
