HOUSE LIMITATIONS

We’re happy to host your special occasion, but please note this property does not operate as a venue and is located in a quiet residential neighborhood. No bachelor parties or any other parties/events of any kind are permitted. Reservations are for families, groups of responsible friends, and corporate retreats only. No guests under the age of 25 are permitted without a parent or legal guardian.

You'll enjoy the ultimate relaxing getaway at the King's Cove Cabin - a 5BR waterfront home with a two-story boat dock (with slip that is available for use), private pickleball court, and a basketball hoop!

OUTDOOR AMENITIES

Out the patio door, is a sprawling deck with a dining table for 6 and lounge seating. Fire up the BBQ grill and enjoy your favorite meal while you take in the gorgeous views of the lake or relax on the second story of the boat dock* for ultimate views! Our beautiful home is located in one of the best parts of Lake LBJ with deep water access so you can enjoy swimming right off the dock!

*The dock’s boat lift has a ‘V’ shaped cradle that can accommodate up to a 23 foot boat (weighing up to 6,000 pounds).
 
MAIN HOME + CASITAS

The property consists of the main house with 3 bedrooms and 2 full bathrooms as well as 2 detached casitas, each having a full bedroom and full bathroom. The open concept living area and kitchen are perfectly suited for groups of multi-generational families. Home cooks can stay close to all the action as they whip up a delicious dinner with stainless steel appliances and plenty of counter space. Curl up on the living room couch with a good book or watch your favorite movie on the 58" LED flat screen TV.

The main home houses the Primary bedroom, Guest Bedroom 1, and Guest Bedroom 2. Casita 1 houses a King bed + futon. Casita 2 houses two Twin over Twin bunk beds and has a window AC and Portable heater.
 
A washing machine + dryer are available for guest use.

PET POLICY

Dogs (2 max) are allowed at this property. $150 non-refundable pet fee per pet and a signed rental agreement with dog information. Aggressive breeds and puppies under 1 year not permitted.

1) This is NOT a party residence. The home is best suited for families, family reunions, business travelers, and those looking to getaway for some R&R. If a party is thrown during your stay, your reservation will quickly be terminated.
2) Outdoor activity is prohibited between 10 PM and 7 AM. All guests must move indoors between that time, no exceptions.
3) No loud music is permitted throughout your stay.

All of our homes are fully-stocked and include shampoo, conditioner, body wash, soaps, paper products, hotel-quality linens, as well as a bath towel and washcloth for each guest. Our kitchens are also stocked and include pots, pans, plates, silverware, glasses, coffee mugs and other items.

We make it easy to stay with us! Drive straight to your rental and access the home with the key in the lockbox. We will send you detailed check-in instructions 48 hours prior to arrival, and we're available 24 hours a day with live help should you require it.

All GuestSpaces rentals follow local/state tax rules. Each reservation includes applicable taxes and cleaning fees. This property is monitored by security cameras on the exterior of the home only.    

COVID INFORMATION

We understand these are stressful times but please note, we will not make exceptions to the cancellation policy for bookings made after March 2020 due to Covid-19. Please review the policies prior to booking and consider purchasing travel insurance through a third party vendor.
