Mulberry Mews cottage is just a 7 min drive to Ballarat Central and its vibrant restaurants and local attractions. Gated driveway and set on 6 acre allotment and 100 m from main residence. Offers stunning views in a peaceful setting. The adaptable floor plan is suitable for couples, families or small groups. Accessible local trails in bush setting suitable for hiking, trail or mountain bike riding. 10 min to Sovereign Hill and 5 min to Mars Stadium.
The Space
The cottage is suitable for up to four persons (two couples) if complete privacy is wanted - Upstairs master bedroom (Bedroom1) and downstairs bedroom (bedroom 2).
Alternatively the cottage can accommodate up to 7-8 guests for families with children or close knit groups as upstairs living (depicted on floor plan in photos) has been converted to (bedroom 3) with permanent Queen Bed. This bedroom is separated from the Master bedroom (bedroom1) with bi fold doors. (Bedroom 3) has a sofa bed that can be made up on request adjacent to queen bed. Suitable for children or persons happy to share a bedroom.
There is also provision for a fifth bed (fixed pull down queen bed housed in cupboard) in downstairs living/kitchen. This bed is really only suitable for use if guests are happy to sacrifice space/privacy as it does intrude into room and designed to be made up at bedtime (all linen and donnas supplied)
The cottage has one Master bathroom with toilet and shower and second shower room with basin.
Access to the second toilet with hand basin is external but under the cottage roof line.
The cottage has two 7 kw reverse cycle heating/cooling units. (One upstairs and one downstairs) and portable heater in bathroom.
The property grounds are for guests enjoyment. (In winter guests should bring suitable footwear as lower parts of the property can get wet). The private lake is stocked with trout (BYO rods or available on prior request). BBQ facilities are available at rotunda.
The property also houses a private cricket pitch/cricket ground suitable for families in warmer months (Late spring to early autumn)
