Nestled in the hills of Northumberland County, in Warkworth, welcome to this well-appointed, 4-bedroom, 3-bathroom house, surrounded by a 5-acre forest with trails. Enjoy your coffee at different sitting areas along the running stream located along two sides of the property. The sound of the rapid water is soothing for the soul.

Perfect for a family vacation or relaxing getaway. 7-person hot tub. Large patio and BBQ. 2 indoor fireplaces. Several outdoor fire pits. Newly planted pollinator garden with fruit trees, vegetables and an herbal garden, with several sitting areas.

Huge bar and games room in brand new renovated basement. Pool table, ping pong table and mini putting mat. Full bar with a chips and chocolate bar concession stand. 100 board games for kids and adults! Dedicated card game table. Large sitting area, comfortable sofas including two pullout couches. Huge TV (HDMI cable provided for use with your laptop; no satellite or cable TV). Starlink Wi-Fi.

Locally sourced antiques and finds decorate every room of the house. Master bedroom is the 'garden room' with king sized bed, closet, large wardrobe, small desk, decorated with antiques and 18th century botanical prints. Second bedroom is the 'red floral' room, with queen sized bed, closet, dresser, covered in antique finds, and inspired by a Victorian Auntie aesthet ic. Third bedroom is the 'canoe'room', with queen sized bed, closet, bureau, and decorated with river-related accessories. The fourth bedroom, the 'butterfly room' , with double bed and bureau, is decorated with local images, and a light pollinator garden vibe.

One very large bathroom, with two sinks, and a huge walk in shower is located near the bedrooms on the main floor. The second bathroom is on the main floor, next to the kitchen, housing the washer and dryer. Downstairs, is a brand new bathroom located next to the fourth bedroom. This bathroom is large and has its own shower.

The kitchen is modern and well-appointed. Large refrigerator, gas stove, modern sink and dishwasher. An abundance of glasses, plates and cutlery. French press, coffee bean grinder, kettle, percolator, toaster, microwave, Sodastream. Large water dispenser fountain with ample replacement water. All the cooking needs you require from pans, pots, trays, skillets, to fondue set.

Comfortable and elegant living room with fireplace, surrounded by windows permitting full view of the forest on two sides. Several comfortable chairs and two couches, one of which is a pullout couch. Paintings and prints by Canadian artists adorn all the walls of the entire house. Dining room surrounded by antiques, and an exposed fireplace wall.

Heated and air conditioned. Ceiling fans in bedrooms.

Hilly and scenic walks from the property. Charming town of Warkworth within 5 min drive, home to numerous year-round festivals, antique shopping, and great cafes and markets. Campbellford is a 15 minute drive, and home to the renowned West Ben music festival.

Note that the stream is shallow, and sometimes has a strong current. Take the paddle board to nearby Rice Lake where you can go for a swim from the public access point a 20 min drive away. Brighton is 30 min south on Lake Ontario in the other direction, with beaches. Both Rice Lake and Brighton have options for canoe and kayak rentals for a fee to the public. Croquet and cornhole games at the house.

Walk 10 minutes to see freely roaming elk and buffalo at the Century Game Ranch. Walk 20 minutes in the opposite direction to visit the Sandy Flats Sugar Bush, home of the local maple festival. Numerous nearby hiking trails, including Ferris Provincial Park with its famous suspension bridge.

Like antiquing? Half a dozen great spots to find antique treasures.

Like golf? Warkworth golf club is a great (and very affordable) public 18-hole course. There are other courses within a 20 minute drive.

Guest will have access to the entire property and land. Brochures, maps, and local interest materials are found at the entrance of the house.

The house is on a drilled well, septic system, and uses satellite Wi-fi.

(There are linens in the main hallway closet for the 3 pull out couches (1 in upstairs, and 2 in downstairs living rooms). In winter, there is salt in the same closet for the pathways, patio and doorsteps. )

Perfect getaway
Fantastic experience. Communication from host was excellent. Property was lovely, inside and out. Location was ideal: secluded yet close enough to nearby towns to get supplies or explore. Only complaint from family was that we didn’t book for longer. Definitely recommend. This is the perfect getaway.

Great winter getaway
This was our first winter staycation, and it was worth the trip to Warkworth! There was plenty to do indoors, including playing ping pong, pool, one of dozens of great board games, or building a cozy fire. Then outdoors, a charming trail through woodland meanders down toward gushing waters, firepits, and well-placed Muskoka chairs. If you watch quietly, you might even catch a fairy peering out their tiny doors found at the base of some of the trees. I can only imagine how magical this property is during summer!

Great girl’s weekend
The 7 of us had such a great time here! The house accommodated us all very comfortably and was spotless. The kitchen was well appointed, the living room very cosy. The games room downstairs is amazing! The property around the house was fun to explore and the stream is really beautiful. Warkworth is a very cute town to spend a couple of hours in to do some shopping. The hot tub was clean, and fun to have. We all agreed the beds were exceptionally comfortable. Natasha was great with communication. 10/10! We look forward to our return!

Amazing cottage getaway
We had the best time here this summer. The cottage itself was clean, cozy, and very well kept. All amenities were fully stocked and the game room downstairs was packed with everything you needed to have a great time with a group of friends or family. The whole property was a lovely walk and the creek was my absolute favorite part. So so so stunning and a 30 second walk to from the cottage. shops are a short drive away and the drives anywhere are stunning. The owners were so easy to get a hold of and so helpful with anything we needed and. Most definitely will be returning :)

Why they chose this property

The hills and rivers of Warkworth are an unusual wonder for this part of Canada. The wildlife attracted by the Northumberland Watershed is something special: a huge variety of birds, turtles, frogs, butterflies, wild turkeys, pheasants, deer and more. In the spring, our forest is covered in rare trillium flowers.

What makes this property unique

We are nestled in a quiet valley, with a rapid running stream on two sides. Enjoying the forest, stream, gardens, hot tub, but still having all the amenities of a well-furnished house, is a nice way to enjoy nature.
