Nestled in the hills of Northumberland County, in Warkworth, welcome to this well-appointed, 4-bedroom, 3-bathroom house, surrounded by a 5-acre forest with trails. Enjoy your coffee at different sitting areas along the running stream located along two sides of the property. The sound of the rapid water is soothing for the soul.
Perfect for a family vacation or relaxing getaway. 7-person hot tub. Large patio and BBQ. 2 indoor fireplaces. Several outdoor fire pits. Newly planted pollinator garden with fruit trees, vegetables and an herbal garden, with several sitting areas.

Locally sourced antiques and finds decorate every room of the house. Master bedroom is the 'garden room' with king sized bed, closet, large wardrobe, small desk, decorated with antiques and 18th century botanical prints. Second bedroom is the 'red floral' room, with queen sized bed, closet, dresser, covered in antique finds, and inspired by a Victorian Auntie aesthet ic. Third bedroom is the 'canoe'room', with queen sized bed, closet, bureau, and decorated with river-related accessories. The fourth bedroom, the 'butterfly room' , with double bed and bureau, is decorated with local images, and a light pollinator garden vibe.
One very large bathroom, with two sinks, and a huge walk in shower is located near the bedrooms on the main floor. The second bathroom is on the main floor, next to the kitchen, housing the washer and dryer. Downstairs, is a brand new bathroom located next to the fourth bedroom. This bathroom is large and has its own shower.
The kitchen is modern and well-appointed. Large refrigerator, gas stove, modern sink and dishwasher. An abundance of glasses, plates and cutlery. Nespresso vertuo machine, coffee bean grinder, bodems, kettle, toaster, microwave, Sodastream. Large water dispenser fountain with ample replacement water. All the cooking needs you require from pans, pots, trays, skillets, to fondue set.
Comfortable and elegant living room with fireplace, surrounded by windows permitting full view of the forest on two sides. Several comfortable chairs and two couches, one of which is a pullout couch. Paintings and prints by Canadian artists adorn all the walls of the entire house. Dining room surrounded by antiques, and an exposed fireplace wall.
Heated and air conditioned. Ceiling fans in bedrooms.
Hilly and scenic walks from the property. Charming town of Warkworth within 5 min drive, home to numerous year-round festivals, antique shopping, and great cafes and markets. Campbellford is a 15 minute drive, and home to the renowned West Ben music festival.
Note that the stream is shallow, and sometimes has a strong current. Take the paddle board to nearby Rice Lake where you can go for a swim from the public access point a 20 min drive away. Brighton is 30 min south on Lake Ontario in the other direction, with beaches. Cobourg also has a local beach. Rice Lake has good fishing. Croquet, horshoes, and cornhole games at the house.
Walk 10 minutes to see freely roaming elk and buffalo at the Century Game Ranch. Walk 20 minutes in the opposite direction to visit the Sandy Flats Sugar Bush, home of the local maple festival. Numerous nearby hiking trails, including Ferris Provincial Park with its famous suspension bridge.
Like antiquing? Half a dozen great spots to find antique treasures.
Like golf? Warkworth golf club is a great (and very affordable) public 18-hole course. There are other courses within a 20 minute drive.

The hills and rivers of Warkworth are an unusual wonder for this part of Canada. The wildlife attracted by the Northumberland Watershed is something special: a huge variety of birds, turtles, frogs, butterflies, wild turkeys, pheasants, deer and more. In the spring, our forest is covered in rare trillium flowers.
What makes this property unique
We are nestled in a quiet valley, with a rapid running stream on two sides. Enjoying the forest, stream, gardens, hot tub, but still having all the amenities of a well-furnished house, is a nice way to enjoy nature.
