The Space:
This spacious and incredibly stylish ground-floor and ocean view condo puts you beachside at Akumal, one of the most beautiful places on the coast of the Riviera Maya, Mexico! You’ll have so much at your fingertips that you may find it hard to venture out from the complex.

- Spacious and luminous OPEN LIVING SPACE with direct access to a private ocean view patio with outdoor seating. Plus, a comfortable sofa and living room area with a wall-mounted flatscreen Smart TV for relaxing downtime moments at home.
- A fully-equipped KITCHEN with high-quality appliances and a BREAKFAST BAR with 3 plush bar stools. You can prepare healthy meals at home at any time, and all the appliances and cookware are provided, even a dishwasher for easy clean-ups!
- A DINING table in an elegant space that seats 4 for a nice at-home meal in peace and comfort and good mealtime conversation around the round table.
- 2 stylishly-furnished BEDROOMS and 2 full BATHROOMS to accommodate 4 guests as such:
BEDROOM 1: 1 King-sized bed w/ pool view and private backyard access
BEDROOM 2: 1 Queen-sized bed w/ pool view and private backyard access
- There are 5 rooftop pools, one at each tower, and a total of 4 ground-level pools that guests have access to all of them! 2 ground-level pools with the larger of the 2 directly behind the building for this condo, a private Santamar Beach Club with 2 more pools, a bathroom facility, and access to a sandy beach.
Guest Access:
Santamar is tucked away in a beautiful jungle setting, accessible only via an unpaved road, so a car is necessary to navigate the road since the property is not accessible by foot.
You'll have complete and exclusive use of the condo and its private terrace. Additionally, you will have shared access to the shared amenities of the complex, such as the swimming pool, private beach, and common areas.
The Neighborhood:
Akumal is truly a natural wonder. In Mayan, Akumal means The Place of Turtles, and it lives up to its name as it’s one the finest snorkeling spots in the Mexican Caribbean, and it hosts a marine research center dedicated to protecting the turtles. There are also many things to see and do around Akumal, like water activities like snorkeling, scuba, paddle boarding, kite surfing, and boating. Plus, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural freshwater sinkholes), and more. PLUS you will have/can:
- access to amenities like a swimming pool, private beach access, and golf.
- nearby vital amenities like convenience stores and beach activities are all within a short 5-7-minute drive north.
- swim with turtles at Akumal Bay (3.2 km|2 mi), visit the Wellness Center or lounge, and have a bite to eat at La Buena Vida!

Santamar by Tao, is about 94 km or 58.5 miles from the Cancun International Airport (CUN). The development is situated on the beachside of the highway in Akumal and is only accessible by vehicle.

Other Things to Note:
Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.
Please note: There is a 5-minute gravel roadway to get into the development, so having a car is necessary. There is free parking at the complex.
Wi-Fi, Smart TVs, a safe box for your valuables, bed linens, and bath towels are provided free during your stay.
There is no daily housekeeping service but cleaning services can be requested for an additional fee.
Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.
There’s an extra charge for additional guests/visitors over the capacity of the property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.
Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!
Santamar is a brand new development and there are still work being done in several units, so potential construction noise may happen
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
Interaction with Guests:
The place is self-check-in using the door keypad to enter. All the information you’ll need, like the codes, entrance through the guarded gates, and check-in instructions, will all be provided 3 hours before arrival.
