The home boasts climate control for heating and cooling, along with ceiling fans in every room, ensuring comfort throughout the year. Accessibility is a key feature, with level entry throughout and a roll-in shower catering to all guests.
Bedroom 1 features a lovely white timber Queen bed, a built-in wardrobe, and direct access to the front garden porch. Bedroom 2 offers two ensemble singles that can be zipped together to form a King bed, complemented by a beautifully aged free-standing mirrored wardrobe. The second lounge room doubles as a third bedroom, equipped with a double sofa bed, a Smart TV, and closing doors, providing added privacy.
The bathroom includes a double walk-in shower and a heated floor, while the laundry facilities feature a front-loading washing machine and dryer.
Outside, the large shady maple tree in the back garden provides a tranquil setting for relaxation. The spacious backyard is ideal for outdoor dining, complete with a gas BBQ under the tree’s shade. An old timber fence and farm gate add character while framing the picturesque back garden views.
Conveniently located within walking distance of Katoomba Village centre and close to the vibrant Leura Mall, Jasmine Cottage offers both charm and convenience.

FEES
• The base tariff covers 4 guests, with additional charges for extra guests per person, per night.
• Electric car charging is $20 per use, payable separately after booking.
ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
• There is no dedicated EV port at the property.
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.
9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
• We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests.
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy.
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
