FIRST MORNING BREAKFAST INCLUDED We provide extensive self prepare breakfast makings for your first morning including fresh eggs from our "girls", bacon, fresh bread from Berry, milk/tea/coffee (inc. capsule machine), fruit and cereals. Guests staying for two or more nights are welcome to collect their own eggs from the chicken coop for their second mornings breakfast.
Broughton Studio has recently re-opened after a face lift to include a new kitchenette and fully equipped laundry. The Studio is wholly contained within a converted farm machinery shed, is free standing and completely private, set back some 50 meters from the main house behind trees and shrubs. It’s an easy 5 minute, 5klm drive on sealed road to the boutique shops and trendy cafes & restaurants of the historic village of Berry and less than a 15 minute drive to Seven Mile Beach where you may well be the only visitor. Kiama and Kangaroo Valley are 25 & 30 minutes drive away. Our recommended restaurants/cafe/shops/wineries/walks are noted in a welcome book on the desk however we are always happy to assist with a verbal chat. The attached photos are taken by the owners and accurately depict the properties superb grounds where guests are encouraged to stroll and make themselves at home, perhaps visit the chickens ? Feel free to help yourself to the citrus trees when in season. Unfortunately being on a small farm, dogs and pets can’t be contained and with two unfenced dams, we can’t accommodate small children. Our primary focus is on PRIVACY and and guests can be assured that while in residence, (apart from native wildlife), no person will walk or drive past the Studio. It is also likely that we won’t meet however we are just a text or call away if help with anything is needed. Access to the Studio is via a private 50mtr driveway for exclusive use of guests where easy parking is available just a few meters from the front door.
THE STUDIO
The Studio comprises a very spacious 60m2 fully insulated room with new kitchenette with 4 ring electric cook top, microwave, refrigerator, exhaust hood & sink. All the usual cooking utensils, crockery/cutlery etc. are provided. It has a queen size bed with best quality linen . This main room is connected via the laundry to a modern bathroom with a walk in shower (no bath), heated towel rails, wall heater, quality Sukin shampoo, conditioner & body wash plus soft fluffy towels are supplied. The laundry is fully equipped with washing machine, dryer, tub & ironing facilities (of course an iron is provided).
HEATING/COOLING
An efficient air-conditioner provides both cooling and warmth however during the cooler months, a SLOW COMBUSTION FIRE is set and ready to light together with plenty of back up timber. This is provided from 1st May until 30th September. There is also a ceiling fan..

Very welcoming hosts and respected our privacy. Accommodation was neat and clean and bed was super comfortable. Surroundings were excellent with a pleasant walk around the estate including a lovely, picturesque dam and jetty. Would recommend for other couples
A real retreat, only minutes from Berry township. Perfectly kept gardens, options of different seating areas around the property, the highlight being the mini jetty over the dam. The Studio was fantastic, clean, very large, fireplace was great. The breakfast ingredients were left in the fridge to cook up. Bed was extremely comfortable. We did the suggested walk to the old cemetery at the top of a hill, struggled a bit getting up there, but the effort well worth the view along with the journey along the road, beside a beautiful creek. Liz was the perfect host, yet we never met. We wouldn't hesitate to book again

Elizabeth was a fantastic host, going over and above in every way. Beautiful cottage in a spectacular part of Berry. Breakfast amenities provided and lots of extra special touches that made for a memorable stay. Highly recommend.

We had an amazing stay at this overnight property stay. The accommodation was spotless, comfortable, and beautifully set up with thoughtful touches throughout. Waking up to the peace of the property was such a treat, and breakfast was delicious and made with care.The hosts were warm and welcoming, and the whole experience was relaxing and memorable. We’ll definitely be back and highly recommend it to anyone looking for a special stay.
The stay was amazing, it’s very private in a nice quiet area surrounded by nature. Perfect spot to relax. The hosts are very considerate, they had everything I could possible think of needing available to use. Highlight- breakfast with farm fresh eggs! Great stay will be back

The Studio was fabulous! Spacious, spotlessly clean, comfortable and very well appointed. The breakfast provisions were very generous and the eggs could not have been fresher! We did the recommended walk around this beautiful property and even thanked the friendly chooks ourselves. Saw many birds and even grazing kangaroos in the front garden on our return. A very beautiful and peaceful place to stay. Would definitely return. A great place to have peace and privacy, but also to be close to Berry, Werri Beach, Gerringong and the beautiful Kangaroo Valley and the river. Thank you Liz!
