The Space:

All Inn is a modern, single-level home in the quiet Springfield suburb, designed for groups who want to be close to the action without giving up comfort. The open-plan kitchen, dining, and main living area is generous and light-filled, with large windows overlooking the garden and sliding doors out to a covered timber deck.



The kitchen is fully kitted out — stove and oven, dishwasher, microwave, coffee maker, kettle, toaster, full cookware and crockery. A large dining table seats everyone comfortably. The main lounge has two wide sofas, plenty of seating, and a bold striped rug that gives the room a warm, relaxed feel.



A second, smaller lounge is tucked away from the main living area and doubles as a fourth sleeping space via a Murphy wall bed (King).



Sleeping is spread across three bedrooms and the Murphy bed room. Two bedrooms have King beds — the master has its own ensuite with a walk-in wardrobe, and the second King bedroom shares access to the main family bathroom. The third bedroom has two single beds. The main bathroom includes a full bathtub and a separate walk-in shower.



Outside, the covered timber deck has outdoor furniture for alfresco dining in any weather, and the private hot tub is set in a sheltered corner — a good reason to take the boots off at the end of a big day. A separate BBQ is set up on the deck. The property is fully fenced, with a garage plus additional off-street parking.



Guest Access:

Guests have exclusive use of the entire property: all three bedrooms, the Murphy-bed lounge, both bathrooms, kitchen and living areas, covered deck, spa pool, BBQ, garden, and garage.



The Neighborhood:

Springfield is a calm, residential suburb on the southern edge of Rotorua, best known as the neighbourhood closest to the Redwoods. The Whakarewarewa Forest — home to over 200 km of world-class mountain biking and walking tracks — is about 5 minutes from the door. You can ride out directly from the property on quiet backstreets.



Rotorua's geothermal attractions and lakefront are a short drive. The Polynesian Spa, Te Puia, Rainbow Springs, and Skyline Rotorua are all within easy reach. For day-to-day needs, supermarkets and cafes are close by in Rotorua.



Getting Around:

A car is recommended for most activities. Central Rotorua is about 10 minutes away, and the major geothermal sites are within 15–20 minutes. The Redwoods trailhead is minutes away — guests who arrive by bike or bring their own can ride straight out. The property has a garage plus off-street parking for additional vehicles. Rotorua Airport is approximately 20 minutes by car.
