This spacious two-bedroom apartment is literally a 5-minute walk across Glebe Park to the city.

BEDROOM:
The two bedrooms have queen-sized beds each topped with professionally cleaned and pressed linen. Also, the bedrooms have plenty of wardrobe space for your luggage.

BATHROOM:
There are 2 bathrooms in the property.
1st and 2nd bathrooms - shower and toilet
2nd bathroom - Toilet

We provide bath towels, shampoo, conditioner, toilet paper and body wash.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have:
- fridge/freezer
- stovetop
- crockery and cutlery
- oven
- toaster
- electric kettle
- microwave
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a Hisense TV that you can use to access your Netflix and YouTube accounts. Note that it has no access to local channels. We also don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

COMMON AREAS:
Have a game of tennis and take a dip in the complex in-ground pool to cool off.

Due to the pandemic, common areas may be closed without prior notice. Please refer to the updated guidelines and announcements on the premises at the time of your arrival.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with any tips on the best places to go for food or just to have fun!

Within metres of your front door, you are graced with the cosmopolitan offerings of Canberra’s CBD; its lively nightlife, culture and growing precincts. Venture a little further and you’ll find a smörgåsbord of cuisine and entertaining options in New Acton, Dickson and Braddon.

Your front door is at the gateway of some of Canberra’s best entertainment and shopping precincts.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
