The Space:

Set on the shores of Lake Mulwala, The Lakehouse on Rosemary offers spacious indoor and outdoor living designed to make the most of its spectacular waterfront location.

The open-plan living, dining, and kitchen area forms the heart of the home, flowing seamlessly to the covered alfresco and pool area overlooking the lake. Whether you're enjoying a family barbecue, relaxing by the pool, fishing from the private jetty, or simply taking in the stunning views, this home is designed for unforgettable holidays.

Ideal for families, boating enthusiasts, golfers, and groups, the property comfortably accommodates up to 9 guests and offers ample parking for vehicles, boats, and trailers.

All quality bed linen and bath towels are provided. Guests are asked to bring their own beach towels. A starter supply of tea, coffee, sugar and basic pantry items is included for your convenience.

For guests coming through via 3rd party websites, we will not get your phone number until after the confirmed booking, but we are happy to answer any questions via email.

Rate includes all linen, bedding, bath towels, basic pantry items, bbq gas & weekend essentials. Please read all info below, guests, residential rules.

This property requires a 1000 security deposit to be paid 14 days before checkin.

Guest Access:

Guests have exclusive access to the entire property, including the private jetty, pool, garage, and outdoor entertaining areas.

Keys and garage remotes will be provided prior to arrival, along with detailed check-in instructions.

It is only a few minutes drive into the town of Yarrawonga or Mulwala and Bundalong. Only 30mins from the beautiful Rutherglen wine district.Located in the peaceful Woodlands Estate, The Rosemany Lakehouse offers a tranquil waterfront setting while remaining close to everything the Yarrawonga and Mulwala region has to offer.

Spend your days boating, fishing, golfing, exploring local wineries, enjoying lakeside dining, or simply relaxing by the water. With Lake Mulwala right at your doorstep, you'll have easy access to some of the region's best outdoor activities and attractions.



Getting Around:

Yarrawonga, Mulwala and the surrounding region are easy to explore, with a local taxi service available for convenient transport. Many local clubs and selected hotels also provide complimentary courtesy bus services, making it easy for guests to enjoy dining, entertainment, golf, and social events without the need to drive. Whether you're heading to a restaurant, winery, golf course, or one of the area's popular clubs, transport options are readily available throughout your stay.

Karen is a Murray Regional Tourism Ambassador and local tourism advocate who enjoys golf, water sports, food, wine, and showcasing everything the region has to offer. Along with local team members Jo, Kyla, and Karen is committed to ensuring every guest enjoys a memorable stay.



Strict noise restrictions apply. No noise after 10pm. There is zero tolerance to disrespectful behaviour.

Age restrictions: Please contact us directly if you are under 28 years old.

Private functions and parties are not permitted.

A $1,000 security deposit is required 14 days prior to arrival.



Booking Terms and Conditions:



Photo ID with residential address is required within 24hrs of making a booking.



(1) Standard Booking Cancellation Policy:



Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.



Booking Cancellation Policy:



Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.



Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.



If a refund is requested, then a $110 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.



Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.



Cancelations:



Please note, covid cancellations will require medical evidence submitted for the cancellation request to be approved.



If you have a booking and you contract covid, the option available to you will depend on the following

(a) the date of the booking

(b) the number of guests in the original booking, and

(c) the availability for re-booking within a 3 month period

(d) the owner of the property.



If a booking cancellation request is approved, guests will be required to pay for the clean and any linen used to set the beds.



Credit notes:

You will be issued with a credit voucher for the full value paid on your existing booking. This credit will be valid for12 months at the original property booked or an alternative property if that property is no longer available.



Transferring a booking to new dates:

Check availability on our website for future dates and we will make the alteration for you.

If your preferred dates are not available, we will contact the owner to confirm if we can release the booking to an alternative property.



Please note: Bookings made with a credit voucher, or a transferred booking, the standard cancellation policy applies should you decide to cancel after the booking has been made.



Please note: Refunds will not be offered for peak periods (Melbourne Cup, Christmas, NYE, January, Australia Day, Labour Day long weekend, Easter, June Long weekend, AFL Grand Final weekend)

Our Host cancellation policy on these websites is simple. The advertised nightly rack rate will be refunded, less the $110 cancellation processing fee.



Service fees, booking fees and merchant processing fees are non-refundable.

Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Home away, booking, Trip Adviser and Expedia) these fees are approx. 23%



This is 23% of the booking tariff (ie if you booking tariff was $1000, the booking fees and commissions fee will be $230)



Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.



Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.



How to cancel:



For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website.

Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.

How to postpone/change a booking.



You will need to request to amend your booking via your account with the respective website. Waterfront Holiday Houses will then be contacted by the 3rd party website and will accept that request.



On 3rd party websites, changes to bookings cannot be made on the day of check-in.

Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee.

Fantastic lakeside house

Clean, modern and comfortable house that accommodated our group of 8 easily. Best kitchen setup we have seen in a holiday rental, with heaps of utensils and cooking equipment. Having the dock was great and saved having to pull the boat out at night. Huge garage was great for keeping the gear secure. Highly recommend.
