Appreciate some calm, relaxing decor while enjoying the trains as they go by.
We have turned the upper level of this duplex into a soothing 2 bedroom, 1 bathroom apartment all set up for you with a full, well-equipped kitchen, washer & dryer, an enclosed sunroom to relax in, and a nice backyard for outdoor time. The living room is a pretty space for relaxing, visiting, reading, playing a game, etc. Each bedroom is uniquely decorated and has a large walk-in closet. There is a nice office space for you to get some work done. There is a large laundry room with pantry shelves built in. Relax for informal mealtimes in the pretty living room using the TV trays. The cute little bathroom has the normal stuff including a tub/shower.
You will have access to the entire upper level of this house. There is a programmable lock on the entry door for easy, secure access. So come stay awhile, sit in the sunroom or backyard, and watch the world go by, enjoy the nearby town offerings, and daydream in this relaxing space.
As much as I love to greet my guests, I have found that not living on property makes that challenging. So, you will have contactless check-in. We are located in a nice neighborhood just off the main road in town. You will be within walking distance of the vast majority of all that Davison has to offer including car shows, fireworks, shops, eateries, bakery, library, etc.
Davison is a typical "Small Town USA". You can walk, drive, bike, hike, run, jog, etc. to get around. Everything is pretty close by. One of the best aspects of staying in a small town is the local atmosphere. There are several local shops and eateries within walking distance. And if you want larger "chain" places, you can always head into Flint. :)
Important information & House Rules:
**Smoke Free/Fresh Air**
R&R is a smoke-free environment. There is to be NO smoking or vaping in or near the home. Please do not burn incense or use any other strong, lingering scent in the home. If you want to smoke, please go to the designated smoking area/sitting area in the backyard. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterward before entering the house. The smell really gets into the fabrics and upholstery. No cooking of seafood or fish in the house. You may use the grill outside.
$250 extra cleaning fee for violations.
**Toilet**
Absolutely nothing except normal toilet paper and tissue is to be flushed! Absolutely NO: wipes, Feminine Products, Facial Cleaners, Toys, Q-Tips, etc. ONLY normal toilet paper and tissue. If the sewer is backed up after your stay, we will charge for plumbing services.
**Items for Owners Only**
2 areas contain items for owners' use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items. Thank you for understanding and complying.
**Quiet Time**
Others are living here as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10PM and 8AM. We don’t expect silence, but we also don’t want others to hear ya. : )
**Air Conditioning**
There is a supplemental heat/AC unit in the living room. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount.
**Heat**
The main furnace is set at a reasonable temperature. There is a supplemental heat/AC unit in the living room to use as supplemental heat if you desire. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. There are also cute fireplaces in each bedroom.
**Pets**
There is a $60 pet fee. We will collect that at check-in either in cash or via the app, whichever you prefer if it was not already paid at booking.
• You are responsible for your pets at all times. They are to be contained (i.e. crated), and quiet when you are not with them.
• You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided on the living room shelves.
• There is a high probability of other dogs being on property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry.
• Clean up any messes. Cleaners and tools are provided. They are located in kitchen and laundry room.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo.
**Yard**
You may use the BACK yard ONLY. Do not go into the front, it is for the other Tenants.
**TV**
There is a smart TV in the living room. The remote is on the shelf by it. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See channels pages here in the guide for more information.
**Room Cleaning**
Most of the time, we stay out of your area and respect your privacy. We will clean the area after each stay. You are welcome to wash the sheets, etc. as needed during your stay.
You will find a vacuum, broom/dustpan, and mop with bucket in the laundry room. There is Lysol cleaner under the kitchen sink and the bathroom sink. These are provided for your use in the event of accidents and messes.
**Laundry**
You are welcome to use the washer and dryer. Please bring your own supplies. The washer is a high-efficiency unit, so you only need a tablespoon of soap and a tablespoon of softener per load. Double check that all your socks, little items, etc. are going home with you. They can get caught under the rubber liner around the tub inside the door.
**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to go buy them.
**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? : ) However, we are not responsible for lost or left items. If you have forgotten something, please let us know, and if we find it, we will be happy to try to get the item to you. Often, we can mail them out, at the guest’s expense.
**Grill**
We have a small BBQ grill in the breezeway. You are welcome to cook your food directly on it or line it with tinfoil. Please move it to the backyard into the grass before using it. DO NOT use it in the breezeway.
**Parking**
We have free, on-site parking for each rental area. There 3 reserved spaces on the LEFT-hand side of the driveway for R&R Suite. The other side of the driveway is reserved for the lower apartment in this duplex.
**Garbage Day**
Please put your trash in the garbage cans and your recycling ONLY in the recycling can near the parking area. If you are here Sunday night, please put the garbage and recycling cans out by the curb Sunday night for Monday morning pickup.
**Trains**
As noted elsewhere, there is a train track nearby. You will be able to hear and see the trains passing by. The sounds are minimized & barely noticeable when the windows & doors are closed. For the full experience, just open the house up. :) It can be a fun experience for many, but maybe not for everyone. No refunds will be issued for anything train-related.
**Cancellations**
There is a 5% processing fee for all cancellations.
**Check Out**
• Check-out is at 11 am. Late checkout will result in an extra day fee unless pre-approved.
• Please place all used towels & washcloths in the laundry basket.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place by the TV.
• Please remove All your trash & recycling and drop it in the appropriate cans by the parking area.
