What to Expect During Your Stay:
1. Self-Check-In & Self-Check-Out
Enjoy a hassle-free arrival with Smart Suites’ self check-in process, powered by a secure digital boarding pass.
This all-in-one solution keeps everything you need for a smooth stay in one place (your check-in details, entry codes, WiFi information, house manual, key return instructions, and more) right at your fingertips. With our smart self check-in, there’s no need to wait for a host. Your digital boarding pass keeps everything organised and accessible, so you can quickly find answers to common questions, from door access to stay information.
Before we release your check-in instructions, please take a few minutes to complete the required pre-arrival steps, including guest details, ID verification, and security deposit or Accidental Damage Waiver selection.
To make your arrival as smooth and stress-free as possible, we recommend completing this before travelling to the property. If someone else booked on your behalf, the staying guest may still need to complete these steps before check-in details can be shared.
Check-in is available any time after 3:00 PM, once your digital boarding pass is completed. To check out, simply follow the instructions provided to return the keys.
2. ID Verification
You must complete an ID verification process through the digital boarding pass before check-in. This is a requirement of the building’s body corporate and is part of our pre-arrival verification process.
3. Security Deposit / Accidental Damage Waiver
A security deposit is required for your stay. This can be provided either as a refundable credit card hold or through a non-refundable Accidental Damage Waiver.
Option 1 – Refundable Security Deposit
A temporary authorisation will be placed on your credit card before check-in through the digital boarding pass. The hold will be released within up to 7 days after check-out, provided no damage or additional costs have been incurred.
Option 2 – Accidental Damage Waiver Optional
Instead of a refundable security deposit, guests may choose a non-refundable Accidental Damage Waiver, which provides coverage for minor accidental damage during the stay.
The applicable amount for either option may vary depending on the apartment type and will be shown clearly in the digital boarding pass before payment is completed. Please note that the Accidental Damage Waiver is non-refundable and covers only minor accidental damage. It does not cover intentional damage, negligence, or missing items. Both options will be processed through the digital boarding pass prior to check-in.
4. Parking Facilities
Our off-street parking is mainly suitable for small to medium vehicles. Some locations offer limited undercover and secure parking for larger vehicles. Check the dimensions stated in the amenities on the listing before booking. Street parking is also available at all locations.
5. Laundry Facilities
Shared laundry facilities are located in a separate area within the building, not inside the apartments. While most facilities do not have dryers, we provide clotheslines in certain buildings.
6. Housekeeping
Unlike other hosts, we don’t charge any cleaning fees for check-out cleans. However, for extended stays over 14 days, mandatory cleaning and linen changes are carried out every 8 to 16 days, depending on the length of your stay.
The following fees apply: $155 for 1 bed, $195 for 2 beds, and $230 for 3 beds. This is charged separately on top of your accommodation cost.
7. Linen & Consumables
We provide two towels per bedroom, one hand towel, and one bath mat per bathroom. Additional linen is available upon request for a fee. Our welcome and consumable packs are designed to last until you can shop for your own items and are not replenished during your stay.
8. Air Conditioning/Heating
Air conditioning is available in living areas and in some bedrooms. Generally, the air conditioner can cool/heat the entire apartment. Some properties have additional heating ducts that move the cold/hot air from living areas to the bedrooms; please confirm before booking.
9. Chat-Based Customer Service
Our friendly customer service team is available exclusively through chat from 7:00 AM to 7:00 PM. We typically respond within a few minutes during these times. Outside these hours, we may take longer.
Please note we do not offer phone support.
10. Noise Policy
Quiet hours are from 8:00 PM to 8:00 AM. Some noise from neighbours is possible. For light sleepers, earplugs are included in our welcome pack. Please check reviews if noise is a concern.
11. Smoking & Party Policy
All our apartments are non-smoking and not suitable for parties or events. If you are booking for a party or plan to smoke, your booking may be cancelled immediately, the police notified, and heavy fines may be applied.
12. Visitor Policy
You are welcome to have up to 2 visitors who are not on the booking for up to 4 hours, but they must leave by 10:00 PM. No visitors are allowed between 10:00 PM and 10:00 AM.
13. Pets Policy
We accept certain pets ONLY at our limited pet-friendly properties. There is an additional cleaning charge of $190 and an additional charge of $35 per night per pet.
14. Cancellation Policy
Guests may cancel or modify bookings according to the notice period. Extensions are subject to availability and current rates.
For short stays under 30 nights, a full refund is available if cancelled at least 24 hours before check-in; cancellations within 24 hours will be charged for one night.
For long stays of 30 nights or more, a full refund requires at least 30 days’ notice; cancellations within 30 days incur a charge of up to 30 nights.
15. Late Check-Out / Extension Requests
Check-out is strictly before 10:00 AM. Late check-out without prior approval may incur additional charges.
If you would like to extend your stay or request a late check-out, please contact us before 9:00 AM on your check-out day. Requests are subject to availability and must be approved in writing.
If a late check-out or extension is not approved before 9:00 AM, and our cleaner has already been scheduled or called out, a cleaner call-out fee may apply.

The location is great. Just outside the city, in a great suburb, with all the shops and amenities you might need. It’s also closer to the Gold Coast if you're planning a day trip.
The carport is a nightmare. You have to pull back and forth several times to fit. It is at such a terrible angle. It’s better to just park roadside
We like to open the doors and windows for fresh air and listen to the birds. Unfortunately then you can't put on the AC. I asked for a fan several times and was told someone will come fix the aircon. There was nothing wrong with the aircon. We just don't want to sit in the yucky artificial air all the time, which doesn't cool the bedrooms. A fan would have been ideal.
There are some boxes in the carport which the cleaners have to access. When thet come they are quite noisy, having a full on chats, phone calls. It was disruptive.
Check in was fine, although two boxes are marked with 15, so I struggled with the wrong one, but it was pretty easy after I realised the mistake. It was great to have photos sent to make check in easier.
The place itself was very comfortable, not cluttered, but with everything you might need. The one bed was very comfortable (close to the kitchen).
Communication was good, with chats answered quickly or within the hour at most.
It's tile floors throughout, which stays nice and cool and is easy to clean.
I requested a late check out because of a late flight, and was grateful this could be accommodabe accommodated
