Tiff's Beach House is the perfect holiday destination for families or groups of friends, accommodating upto eight adults and two children children. Within walking distance or a short drive to the family friendly surf beach (1.5km) and restaurants, pub, cafes and supermarkets in town (1km).

Set in a peaceful setting on a quiet street this modern spacious house has three bedrooms with built in robes (two QS beds, two bunks, two portable beds, a single mattress and a sofa bed), fully equipped kitchen with dishwasher, two bathrooms (master bedroom with ensuite), massive lounge with super comfy couches, tv and DVD player and laundry with washing machine and dryer. The house also features a large north facing deck which gets plenty of sunshine and is the perfect spot to entertain guests (with gas bbq and outdoor setting) or to just sit, relax and read a book! The house has a secure rear yard for the kids and there is ample off street parking. The house has ducted heating and air-conditioning throughout to make your stay an enjoyable one no matter what time of year you visit.

The beautiful Ocean Grove Surf Beach is great for swimming and suitable for families. Surfing and kayak lessons are also available. 13th beach is also a great beach, especially for surfing

Golf - within 30min drive of many great golf course incl 13th Beach Golf Links, Barwon Heads, Point Lonsdale, Port Arlington and Queenscliff Golf Clubs.

Fishing - from the shore or with a fishing charter company

Family Adventure Park - Great fun for all with waterslides, go-carts, mini golf, archery, canoes, adult jumping castle and more!(10min drive). Waurn Ponds Leisure Centre is also highly recommended for the kids (30min drive)

Winery - Oakdene Vineyards Restaurant & Cellar Door (5min drive)

The Great Ocean Road is on your doorstep and there is many quaint towns to visit including Barwon Heads, Queenscliff, Port Lonsdale and Point Arlington

Shopping - The Torquay surf and 2nds shops are also just a short drive away (25min drive).

What To Bring and Booking Conditions

WHAT YOU NEED TO BRING:
Bedding and Linen - sheets, pillow, pillow cases, doona/sleeping bag/blankets and towels
The beds have mattress protectors only.

ARRIVAL AND DEPARTURE:
All bookings commence at 1pm and finish at 10am unless prior arrangements are made.

PAYMENT AND CANCELLATION:
Deposit: A non-refundable deposit of $300 is required to secure and hold your booking.

Balance: The balance is required at least 7 days prior to arrival. If the booking is made within 7 days of arrival then the full amount is required within 48 hours of making the booking. This balance is also non-refundable in the event of cancellation unless the property is rented to another group for the same rental period.

Bond: A bond of $300 is required for all bookings. The bond will be returned within 5 days of the last night's stay. Any damage or breakages, accidental or malicious along with any items missing from the property will be paid for by the renter.

OTHER CONDITONS
If the house or property requires more than reasonable cleaning, an additional cleaning fee will be deducted from the bond (at a rate of $50 per additional hour of cleaning).

At no stage is there to be anymore than the maximum number of 10 people (8 adults) staying overnight at the residence or on the property unless prior arrangements are made. If this is found to be the case the entire bond will be forfeited.

Unless prior consent is given we DO NOT allow tents to be errected or caravans on the property.

Unless prior consent is given NO pets allowed.
