Great Location
For 2 of us plus dog in October the location was ideal. Everything necessary was provided, although some of it rather worn compared to other cottages we have stayed in for the same price bracket. The bedrooms are very spacious and additional portable heaters are provided to take the chill off those autumnal evenings. We found the kitchen a tight fit to eat in and like other reviewers agree that whilst downstairs is very spacious upstairs is tight for more than 2-3 people.

Lovely property ideally located between Rock and Polzeath
Spring Barn is a lovely house in a quiet location surrounded by fields. It is well equipped with a spacious warm bathroom. The living room upstairs is comfortable and the kitchen well equipped. The space outside was perfect for our dog and we discovered a lovely walk to St Enedoc church from the top of the hill. The only negative for us was an uncomfortable double mattress in the second bedroom. Otherwise it was a lovely spot and we would definitely return.

Relaxing week at Spring Barn
We had a relaxing week at Spring Barn. It is on a peaceful spot, with lovely views down towards Camel Estuary. Lots of nearby walks for the dogs, and the beach was close by. The weather was poor for part of the week, so we made use of the lovely log fire, and it was very cosy.

This was our second visit. Local office not open but dealt with very obliging estate agent next door. Kitchen utensils could have been more plentiful and up to date. Everything else was very good.

Lovely rural bolt hole with panoramic views
This is a good house to stay, but has some drawbacks, as do most holiday lets. Please note, we stayed in early January and our review reflects that! It's a 30 minute walk to the Padstow ferry, 15 to local shops. Ideal. Quiet and rural. Beds and bed linen are of a high standard, as are kitchen ware and the bathroom facilities. If 6 people were there, having only one bathroom might be an issue. The shower is excellent and not reliant on the hot water tank, unlike the bath. Good utility room and washing machine. The heating is adequate only, but a visit during a cold snap in winter might be testing as the night storage heaters don't have a strong output. The wood fire in the lounge is OK too (local stores sell kindling and wood), but needs some extra personal protection, such as heat-proof gloves. The electric heaters work well enough but they would be awkward to take downstairs to the bedrooms on cold nights. The TV is decent but the DVD is rather old and unreliable. Getting out onto the road was hazardous as the view down the hill is blocked by hedging - perhaps a mirror opposite the drive looking downhill would reduce the chance of an car accident.
