An exceptional chalet with its panoramic view of the castle, lake and mountains. The place is ideal for soothing, recharging one's batteries and spending a great holiday with family or friends! Clear view and very good sun exposure. 10 mins by car from the center of Annecy (8km), 10 mins walk from the beach, 5 mins walk from the heart of the village of Menthon St Bernard and all its amenities. Quiet environment, in a privileged setting which remains close to all amenities. An attractive region due to the many possible activities and leisure activities (tourism, nautical activities around Lake Annecy, sporting activities, cultural activities, etc.). Access to 10 minutes by car from downtown Annecy, the old town, sometimes nicknamed the 'Venice of the Alps' and its shops. All the possibilities and diversity of mountain activities in Haute-Savoie in winter and summer.
Ideally located in the heart of the Alps (Geneva 45 mins drive, Chamonix and Megève 1 hour), our chalet is also close to all amenities. You will be a stone's throw from the village of Menthon-Saint-Bernard, its beach and its activities. Nature and the great outdoors are near the chalet.
You will find near a pebble beach and multiple sporting activities: sailing boat, windsurfing, water skiing, wakeboarding, scuba diving, fishing, golf (10 minutes from Talloires and 10km from Giez), horse riding, summer tobogganing, tennis, hiking, mountain biking, cycling (cycle track at 1 km; direction Aravis, or direction Annecy with lake shore extension / Faverges / Ugine).
For the winter season: alpine skiing, snow boarding, cross-country skiing, snowshoeing, snowmobiling and why not dog sled rides! The most beautiful ski resorts in the region, such as Grand Bornand and La Clusaz, are barely 25 km away (30 minutes by car).
Restaurants in the immediate vicinity in Menthon St Bernard (The unexpected, the confidential, the chalet du port, the Palace ...). If you are a fan of great regional gastronomy, you will find in the surroundings establishments which figure prominently in the Michelin guide, such as La Nouvelle Maison by Marc Veyrat in Veyrier-du-Lac or L'Auberge du Père Bise, in the splendid Bay of Talloires or the refined gastronomy of the Palace in Menthon St Bernard.
You can practice a paragliding flight from the beautiful view of the lake from 'Col de la Forclaz'. In August, the Lake Festival in Annecy and its fireworks, world-renowned pyrotechnic show in Talloires and even the famous 'sound and light' shows at Menthon St Bernard Castle in summer. In winter we are a few kilometers from the ski resorts of La Clusaz and Le Grand-Bornand.

The location of this chalet is just exceptional & the generous sized balcony meant we could all enjoy them. The property inside is functional & we had everything we needed. There are some lovely walks from the chalet, both towards the mountains & down to the lake. It was a fabulous place to stay with my family.

We enjoyed our stay. Highlight was the view of the mountains chateau and lake from the large balcony.
Large house ideal for 5 of us
Not given 5 stars as there is only one toilet.
But otherwise this house is great and I would recommend

Overall, the chalet is beautiful. Three of the four sleeping rooms as well as the living room and balcony have a stunning 180 degree view. The beds are comfortable and the rest of the house is exactly as described and shown in the pictures. The only downside is that the kitchen does not offer much working space.
We would book it again.

The kitchen allows you to prepare meals but is not suitable for more than 3/4 people at the same time. We are thinking about an additional folding worktop without overloading the kitchen!The double living room next door makes it easy to accommodate 8 people and enjoy an aperitif and a meal! With great pleasure for another stay next time!
A very beautiful chalet in an amazing location. The host was very friendly and explained everything in the house very detailed when we arrived. The chalet had everything we needed ( even more - especially the kitchen equipment had nothing missing) and was very child friendly ( garden, outdoor - indoor toys, baby bed, dvds, etc). We had a very nice time and felt really home thanks to its nice and cosy decoration and having all we needed present in the chalet. We marked it as a destination that we surely would like to return! A top accommodation in Annecy!

Spectacular views
Excellent location with beautiful views 180 degrees. Very convenient and within walking distance to the town below, and an easy drive to Annecy and all around the lake. Inside is a little dated and needs new bedding, including mattresses and pillows -- all very lumpy. (Once these are replaced, will give 4 stars.) Nice laundry room in the basement. Lovely, very sweet owner.

We had still had no remark about the bedding even if we planned to change it soon.It is a pity we are had time to speak about it.
Please note that since nearly 2 years the bedding are now all NEW with super quality to sleep to pass good holidays!

The chalet is situated on a very quiet road with spectacular views of the lake and mountains from the balcony. The chalet is spacious and comfortable on 2 floors. We were 6 adults staying with plenty of room however although there are 2 bathrooms ( one upstairs and one downstairs) there is only one toilet. The drive way is long and narrow and parking 3 cars on it was a bit difficult .

Even if the 2 elements are specified in the ad, yes, it is recommended to come in 2 cars (if there are three, one will stay longer on site because it then remains difficult for maneuvers).
Regarding the toilets; actually, there is only one individual on the ground floor.
We hope that the technology in terms of plumbing will allow us a toilet in the downstairs bathroom but we are waiting for a reliable system because this could unfortunately cause more problems during a rental at the moment than advantages.

The cottage was very nice we had a super nice view. The environment was also very beautiful. Unfortunately, we did not see the owner, but the communication was very good via the app. Even after we got home. We were there with our adult children with their partners, they also enjoyed it very much. At the water you had a nice restaurant chalet du por menthon SA where they are very friendly and could eat well. We looked up the mountain and saw paragliders coming down constantly. The kids have done it too. The view of the lake was also beautiful. Annecy is a nice town and lots to do at the lake. Also done a day in Geneva and Les Gorges Du Fier also recommended. This is repeatable.

Relaxing stay
We had a great week here; we loved the huge balcony where we spent many hours taking in the views of lake, mountains, hot air balloons, paragliders etc. The house in in a quiet residential area with Chateau de Menthon st Bernard is almost directly above the terrace.
The walk to the lovely local boulangerie is at least 10 minutes via a footpath downhill. Harder coming back! Mr Moine was extremely helpful and quick to respond. Mme Moine was lovely, nothing was too much trouble and this included driving to the nearest supermarket with us following behind to ensure we found it ok.
The house is large , we didn’t use the downstairs at all, except one bedroom. We did find the kitchen and bathroom quite basic, could do with modernising. Same for the ground floor outside terrace. The drive is tarmac; narrow and steep. The parking area is gravel though, with a drop onto it especially hard for a low car.
We drove to the beach, there’s plenty of free parking. We hired a boat on the lake, highly recommended.
We took the bus to Annecy one day , the bus stop is easy to find in village centre.
But the views are what we came for. Beautiful!

We know that it is a typical and vintage chalet in the mountains with pros and cons depending on the situation and the demands.
The slight defect of the slope fortunately does not prevent access and to circulate but we will take care. For information, the works to regulate the small difference in height has been carried out.

Chalet très agréable et vraiment très bien équipé avec une merveilleuse vue sur le lac et le château de la terrasse et de toutes les pièces de l'étage.Très grand et beau jardin, au calme. Pour les personnes venant avec animaux comme nous: le jardin n'est pas clôturé,mais il permet aux chiens de se dépenser avec une longue laisse. La cuisine est un peu petite mais c'est bien compensé par un grand et lumineux salon salle à manger qui donne sur la terrasse avec cette vue sublime.En octobre les nuits étaient fraîches et le chalet est très bien chauffé

C est la 2e fois que nous avons loué le chalet de monsieur Moine. Comme l annee passée, nous avons passé d excellentes vacances. Quelques ameliorations notables ont été apportees au gite depuis l année passee. Le gite est rustique mais tres bien équipé, idéalement situé, la vue de la terrasse est époustouflante. Menthon-Saint-Bernard est un village calme et agreable autour du lac même en plein mois d août. Dommage que le gite soit deja loué pour notre periode, nous serions revenus l annee prochaine avec grand plaisir. Bonne continuation à Monsieur Moine.
