This wonderful, detached barn conversion lies just a few minutes’ walk from the shores of Ullswater in the Lake District National Park. It has one kingsize bedroom with a high quality mattress and an en-suite shower room, and offers open plan living, dining and kitchen areas with views looking out onto Ullswater. There is also a separate utility room with a toilet. Private parking, bike storage, a small garden with shrubs and a cobbled courtyard with views of Ullswater complete the picture.
All of the Lake District’s main attractions are close by, including Keswick and Windermere, as well as amazing walks and cycle routes nearby. The property is also only 2 miles from the steamer jetty at Ullswater, where you’ll be able to enjoy an afternoon on the water. Shop and restaurant 2 miles, pub ½ mile.

What a fantastic location! We had a lovely week staying at Lake View Farm. It was spotlessly clean, and very well equipped, and the welcome gift was a lovely touch! It is the perfect location for exploring all the lakes, with most being within an hours distance. Couldn’t really ask for more out of this accommodation and the view is just beautiful! Absolutely lovely cottage annex in a beautiful part of the Lakes. Beautiful views across Ullswater. Place was absolutely spotless, really well equipped with a really comfortable bed. Would highly recommend and look forward to staying again :)

Very nice tidy barn conversion situated in a quiet area of Ullswater. Couple of minor comments. If you are taking a dog there is no where you can walk to on foot and the back yard is cobbled area with no grass as these were noted in the welcome pack as private areas for the main house - fair enough. When sitting in the lounge, be sure that you are not “on show†as the path the main house runs directly in front of the window with no blind. Pretty sure this was done to ensure the view, which was fabulous, was unobstructed, however, little to no privacy afforded. Would recommend this tidy barn conversion for your trip to the northern lakes as a central point to head out. We enjoyed our stay.

The barn conversion is very comfy and cosy and it was really peaceful and quiet. We didn't see a soul all week although I would imagine in the summer this would be a different scenario.
The drive that leads up to the barn is easily missed from the main road as happened to us and we had to turn around. There is no signage at the bottom of the drive also the entrance is a bit concealed and I would imagine in the summer months would be difficult to exit.
The view from the living room to Ullswater is beautiful.
The lack of outside space wasn't really an issue for us due to the time of year but in the summer months this would be different. There is no outside decked area as described in the property description.
A couple of downsides - although the barn conversion has all you could need for your stay in terms of equipment and cleaning items, there was no washing up liquid, not everything will go in the dishwasher. Also it was nice to have coffee, tea, sugar, biscuits and wine left for us but some milk in the fridge would have been great to.
Overall we had a lovely stay in this beautiful property. We would stay again but in the winter for us rather than the summer as it was so peaceful and quiet.

Had a lovely few days at Lake View Cottage. A gorgeous barn conversion with great view over Ullswater, it has been tastefully furnished throughout with everything we needed for our short stay and included a welcome pack on arrival. Would definitely recommend!

Night and following morning which is more a problem that should have been addressed by the letting company rather than the owner himself who came out the following day to check that all was okay.
The place itself is lovely and would recommend it to anyone!

The cottage/ barn conversion was brand new, we were only the second guests and the first to visit with a dog. The property was very tastefully converted and decorated with all the furniture and equipment brand new. There a couple of very minor omissions that were quickly rectified by the owner. From the sitting area inside the property there was a lovely view over Ullswater. There were a couple inaccuracies in the description of the property; there was no tumble drier due to a potential fire hazard. (Not very likely but that’s ‘elf and safety!) the decked area mentioned is apparently forthcoming; this should enhance the property as the only outside area available at present is a picnic bench in the cobblestone courtyard behind the property, which has no view and is not awfully comfortable. The main problem was that apart from the owners garden the courtyard is the only area for dogs, which is neither enclosed nor dog friendly. The instructions, which we received after making the booking, said that the gardens were private. Fortunately for us the owner took a liking to our dog and allowed us to go through the garden to an enclosed paddock. However without this it would have be very difficult as there is nowhere in the immediate vicinity to let a dog off the lead. Whilst we were there the weather was not great so sitting outside was not an option, however if the weather had been better we may have struggled. I would give the actual house 10/10, especially once the decking area is available but would be a little wary if holidaying with a dog, unless they don’t require much outside space and can be kept on the lead, both to stop them from going into the private area and to keep them from wandering. There is busy road nearby, although there is a a cattle grid at the entrance to the property which hopefully should stop any dog from going on the road.

The Accommodation is a newly converted Barn, beautifully done and very well appointed with all that you could require for a self catering holiday venue. Positioned alongside the owners house it is very quiet and peaceful with a lovely view of Ullswater. Within easy reach by car or bus to pubs, village shops and all grades of Lakeland walks. Highly recommended.
