ALNWOOD Stunning detached house set in private woodland
Alnwood is a beautifully presented, secluded detached house set in ten acres of mixed woodland. Located in the Scottish Borders, midway between Edinburgh and Newcastle airports, the accommodation has a spacious, relaxed feel with multiple access to the great outdoors. The downstairs areas are large and welcoming – perfect for socialising! This unique Scottish Country House is ideal for family and friend celebrations, with ample space for parking, relaxation and privacy.
An elevated, south facing decked area greets you on arrival. The seating area is ideal for summer drinks and has spectacular undisturbed views over the glorious hills
The ground floor comprises of a generous hallway with access to the sitting room, kitchen/diner, utility room, wet room and bedroom 5.
The sitting room is a most comfortable and welcoming family space. Windows on three sides and sliding patio doors flood the room with natural light. There is a log stove (logs, kindling and firelighters provided) gives a homely atmosphere.
The kitchen layout is ideal for social gatherings with distinct areas to cook, eat and chat. Marble work surfaces throughout and a central island give a rustic farmhouse feel.
Bedroom 5, containing two single beds, is situated next to a bespoke wet room, clad in Italian stone tiles with under floor heating, a shower and toilet. This room is suitable for those with limited mobility as there is a ramp from the utility room leading outdoors (please not that this room in not fitted with grab rails.)
An oak staircase leads you to the first floor landing where you can access bedrooms 1-4 and a family bathroom. All bedrooms have stunning views of the local farm and woodland.
This house is ideal for those who love the countryside. There is a rich diversity of wildlife including; badgers, roe deer, rabbits, hare, squirrels etc. There is also an abundance of nesting birds, too many to list! The wildlife pond supports frogs, newts, toads, dragonflies etc. – care should be taken to minimise disruption to the wildlife. If it’s stars you like? Due to limited light pollution, the skies are truly spectacular on clear evenings.
Guests have full access to the house, garden and woodland. The pond area is fenced off for safety but accessible via gate. Facilities for infants include travel cot and high chair (please provide your own bedding for the cot.)
No smoking Max of two small, well behaved dogs allowed (with prior agreement), charge £20 per dog. No stag or hen parties.Hopefully this will improve in the future. Bath sheets and hand towels are provided for guests along with hand soap. Hair dryers are supplied. There is plenty of parking situated to the front of the house.

Wonderful place, both the house and the grounds. The host was very accommodating and we were able to bring both our dogs and my son in his wheelchair. We would definitely like to rebook.

Wonderful property with everything we needed, games room was ideal for family fun at the end of the day , lovely views from the house and it's own woodland a added bonus to walk the dog,
Beautiful house in an amazing setting well off the beaten track. Lots of space inside and out for ages 1 to 70 years. Games room is a real selling point and a beautiful big garden where we managed enough dry weather to make use of the badminton net we found in the Garage. Park in Hawick is definitely worth a visit too. Everyone enjoyed their stay.

Superb home. Had a wonderful family holiday time. Good for just hanging out and also for visiting places. We all enjoyed the games room especially my older two grandchildre and even my 88yr old mum who played pool for the first time. My granddaughter aged 19 mths had fun runni g in the garden and through the trails. Highly recommended.
Stunning house and location. Our party ranged from 9-76 yrs of age and had plenty to entertain everyone especially the lovely woodland walks and games room. Would highly recommend.

We all enjoyed staying at Alnwood, perfect for our family getting together, enough space that we wernt on top of each other and enogh room for the kids to play and explore!
Just wish we stayed longer to spend more time in the house and admire the views!
Alan was very helpful and welcoming which was lovely.

Had a fantastic time at this beautiful property. It was absolutely perfect for our needs. The scenery is spectacular, quiet and peaceful. The games room and board games available kept everyone entertained and there were lots of interesting places to visit in the surrounding area. The kitchen and dining area and the lounge were absolutely perfect for our numbers. It really felt like a home from home. Alan the host was very helpful and all the arrangements went very smoothly. If you want somewhere to relax and have a happy time with family and friends then this is just perfect. Highly recommend.
WOW ! Peaceful and rural location, exceptional property, gardens and grounds
The property is fantastic, with plenty of space for our family. We especially enjoyed the view from the decking which fast became a favourite place to congregate and watch the youngsters and dogs play. The bedrooms and bathrooms were spotlessly clean and furnished beautifully. The woods behind the property also proved a favourite for us all and we enjoyed many walks with our dogs there. We would love to stay again and have already started saving. We did feel that the property lacked a tumble dryer and some hooks in the utility or games room for hanging coats and dog leads etc would be useful (as this was our point of entry and egress from property). Relocation of the bins and recycling boxes outside would eliminate the odour that could on occasions be smelt in the ground floor bedroom when the window were open. These are only minor points and are intended to be positive feed back rather than criticism. Overall an absolutely stunning location, and property, and Alan the owner is extremely friendly and helpful. Thank you for sharing your dream home with us.
From the minute we booked, Alan was in touch straight away, introducing himself. He was very friendly & very helpful.
The house was beautiful, comfortable, clean & spacious. One of the nicest holiday homes we have stayed in. It was lovely waking up to the sound of cows & even heard an owl early one morning.
On arrival, we were shown around the house by Alan & his son, they made us feel very welcome, and we were even made a delicious chocolate cake. The games room kept the children (& big kids) entertained for hours. I would highly recommend this beautiful house & will definitely be returning.

We have stayed at many holiday homes over the years, this is by far the most well equipped for families. In a quiet countryside location, with comfortable beds and tastefully decorated throughout. We couldn't fault anything, it is ideal for a nice peaceful break, away from the hustle and bustle of towns and cities.
