Relaxed, remote and welcoming, Kingsley Lake View is kitted out with all the essentials for a memorable gathering, with two sociable living areas, plenty of parking and well-fitted bedrooms to boot. The perfect party pad for celebratory hijinks; eat, drink and make merry. This is our most suited property for effortless entertaining into the early hours!

If you’re hankering after an indulgent treat with on-site amenities, Kingsley Lake View ticks all the right boxes. Lounge in the outdoor hot tub heated all year, shoot some pool in the Sports Bar, fire up the gas Barbie on the sun-trap terrace and make a toast to great friends and good company. Beyond the tall glass windows, two acres of sprawling grounds pan away to jaw-dropping views of the sedate rolling hills and lake.

THE LAYOUT
Ground Floor Accommodation:
Entrance hallway, cloakroom, separate wc.
Kitchen/Dining/Sitting Area: This space works perfectly for groups, providing a convenient layout that allows you to be sociable and cook at the same time. There’s plenty of room to move about in, plus ample worktop space, including island spaces that work well for informal eating. With state-of-the-art kitchen utensils you’ll find everything you need to make your catering as convenient and pleasurable as possible during your stay. The sitting area, with comfy sofas and chairs, has a large wide screen TV and full length windows to take in the view. The dining area, comfortably seating 16, has full length windows offering views across the landscaped grounds and Chew Valley Lake. Natural sunlight streams through a bank of skylight windows. Invite the outdoors in with the doors thrown wide open and spill out onto the extensive terrace with outdoor seating and gas barbecue.
There is a separate utility room off the hallway with washing machine, tumble dryer, iron and ironing board.
Large TV room/Snug: Made for relaxation, featuring sofas and chairs, a 52" wide screen TV, wood burner and full length windows offering lake views. On colder days you can cosy up next to the wood burning stove. During the summer months, open the patio doors wide and spill out into a patio area with hot tub, the perfect backdrop for enjoying a sundowner or two.
Sports Bar Games Room: Featuring a full-size pool table – a sort of ‘grown-up’s den’, designed with the sole aim of giving guests the perfect excuse to have a little fun, kick back and relax. Full length windows offering views across the landscaped grounds and Chew Valley Lake and double doors to the garden.

Due to Health and Safety reasons, please ensure children under the age of fourteen do not use the hot tub. Please read our full instruction thoroughly prior to any of your party using the hot tub.
Due to Health and Safety Regulations, HSE specifies the importance of having daily water testing for chlorine/bromine and pH and monthly microbiological testing of water of your Hot Tub (including quarterly for Legionella). This will conducted by the owner or by a member of staff in the morning, normally before 10.00am. In the unlikely event, we apologise for any inconvenience this may cause you.
All single zip and link beds are provided with single duvets; if converted to king size beds we will supply double base sheet, along with single duvets
Due to livestock, we prohibit the use of any other sound systems on the premises than our extremely high quality Sonos sound system supplied.
As the property sits in its own 2 acre site surrounded by fields, you may bump into the owner of the property, or occupants of the separate property on the shared drive in close proximity to Kingsley Lake View. The separate property does not look over Kingsley Lake View.
There is parking for a maximum of 7 cars in your private gated driveway.

Beautiful house, perfect for big groups
The view from this house is fantastic from virtually every room. The kitchen is an amazing space with so much storage and equipment. We had a team building day/night here and it was just perfect. Rebecca was incredibly helpful before , during and after our stay. We will definitely try to come back again!

Lovely large accommodation with breathtaking views
We really enjoyed our stay as a large family made up of 3 generations! The views are breathtakingly beautiful and the beds are super comfy. The host was close and available for any issue/questions we had. Lots of memories made, we would recommend for any family retreat.

Great location, disappointed with facilities for the price and ‘luxury’ name.
Spent the weekend here with 14 friends for a 30th birthday. Overall it was a great location and provided plenty of space for us all. We expected 5 star facilities but.. - The sound system didn’t work all weekend. - The electric shower was broken and either boiling hot or freezing cold. - The extractor fan in the kitchen didn’t work, so the whole place smelt of cooking. - the wifi and tv system was average at best, taking the best past of 2 hours and multiple phone calls to get the World Cup to work. We were told to expect a call from the owner to help fix some of these issues. That never happened, so put an overall downer on the weekend.
