Villa 22 faces the south and the Sea, and it's exposed to the sun during all day. Each level has a wonderful view at the Bay Of Kotor, Prevlaka and Oštro.
Villa is placed at the small hill named Topla.
It's away from crowd and loud music.
Peace and quiet.
We are this far from:
- 600 meters from nearest shop called Bajčeta. From Bajčeta 200m down the street there is fitness centre, bakery, farmacy, hospital, police...
- few minutes away by car from the town center - Old town of Herceg Novi.

Quality Property with friendly owners!

The property was excellent, short but very steep walk down to the town with lots of sea front places to eat. The Owners were very helpful and keep the property very clean, it offers wonderful views of the bay. Car is essential, would strongly suggest not flying in via Tivet Airport as its not equipped to handle the number of passengers!

Exceptional Accommodation and Impeccable Host in Herceg Novi

From the start, our communication with Branko, the host, was outstanding. Although the villa wasn’t ready when we arrived, as we arrived before the agreed check in time. He graciously stored our cars and offered helpful recommendations for passing the time. Once we accessed the villa, we were truly impressed. It exceeded our expectations with its high-quality finishes, spacious rooms, and inviting pool. The views and nearby walking trails were also exceptional—sturdy shoes are recommended for the more challenging paths. A standout aspect of our stay was Branko’s exceptional hospitality. He went above and beyond, assisting with car issues, coordinating repairs, and providing invaluable local tips. His dedication made our experience truly memorable.

Amazing

The photos do not do this place justice. It is so beautiful and clean and such a wonderful location. Most of all, the host Matija went above and beyond every day. He was the best host of any property I have stayed in for 20 years. All of his recommendations were top notch. He helped us sort things out when our car got towed down by the marina. When we left a door open and a bird got in, he came and rescued us (and the bird!). We were a family of 4 adults and 4 kids and this was a vacation we will not forget. The best produce I found in all of Herzog Novi was at the small shop that is 10 minute walk down the hill. So convenient. We absolutely loved this trip and this property.

Séjour très agréable. Le deuxième étage se compose d’une grande chambre et d’un dressing, ce qui n’est pas toujours facile sur le plan. Le contact avec le propriétaire est facile et très efficace. La situation sur les hauteurs d’Herceg Novi offre une magnifique vue. Elle nécessite une voiture pour se rendre dans la ville et sur les plages. Attention à une circulation pas toujours facile.
