BEAUTIFUL 1 BEDROOM CONDO IN HISTORIC MAPLETON HILL 5 BLOCKS TO PEARL MALL

This is a fully furnished condo, located on Maxwell Avenue, which is just 5 blocks to the Pedestrian part of Pearl Street Mall. It has been completely upgraded from top to bottom with high end finishes and the entire condo has gorgeous hardwood floors..
We purchased and furnished this place as a home to stay in when we visit our daughter, son in law and grandchildren. It's perfectly located for people who may want to stay in Boulder a short while and do not want to bring a car. No car is really necessary here as most fun things are within walking distance or accessible by the famous Boulder Public Transportation. If you need to go further there is always Uber or Lyft. The condo is the perfect downtown luxury accommodation.
Entering the condo through the french door, there is a coat closet for storage on one side, as well as a bench with coat hooks above on the other side of the door. Sitting at this bench, you can kick off your boots or shoes, to let them dry out on bad weather days. For your convenience, a cooler as well as some folding chairs are stored in the entry closet in case you want to go to one of Boulder's many parks for a picnic. There are also two beach towels. Boulder Reservoir is just a few minutes drive away.
The condo has central heat and air conditioning controlled by an energy efficient thermostat. Energy efficient heating and cooling, combined with new windows and doors, qualified our unit under the City of Boulder Smart Regulations regarding energy compliance. So, indoors, it's nice and cool in the summer and cozy and warm in the winter months.
The kitchen has new granite counters, stainless appliances, and is furnished with all utensils and cookware, and small appliances such as toaster, blender, crock pot, instant pot, coffee maker and tea kettle. For dining, there is a counter height kitchen island from West Elm with a stainless counter top, that seats two people. In addition, there is a table with 4 chairs set up on the outdoor patio.
A walk in kitchen pantry is huge, with plenty of room for your food as well as an area to store cleaning products.
In the living room, the contemporary furnishings are fresh and comfortable . There is a smart tv , a modern stereo receiver, a DVD player, as well as a wireless modem and router for the high speed internet. The sound system runs through the house by built in speakers. Dim the lights while you watch television or Netflix, and enjoy the modern electric fireplace built in to the entertainment center.
In the hallway, there is a charging station for your phones and tablets.
The bathroom is totally upgraded. The exhaust fan and light are controlled by timer switches. There is also a Japanese style washlett/bidet, which even has a heated seat! The oversized mirror above the vanity doubles the amount of light in there. The wall under the showerhead in the bath has a tiled and mirrored niche for those who like to shave in the shower. The tub is enclosed with glass shower doors.
The bedroom is furnished with a Queen sized bed. The pillow top mattress was purchased new in January of 2017 and has a rattan headboard. The bedding is ultra soft and luxurious with high thread count sheets, and duvet covering the goose down comforter. On either side of the bed is a night table with handy electric plugs to keep your phone charging next to you.
In addition to the bed, the room is furnished with a small desk, and a work station with a printer and table. There is a small bench and dresser set by the closet. The space in front of the closet is large enough to make a comfortable dressing area. The bedroom closet is large and offers plenty of room to hang your clothes, and the dresser has 3 drawers for clothing. There is a blackout curtain for the window in case you prefer a darkened room for sleeping.
The condo complex has a community laundry room. Our unit's entrance is located in the locked and gated inner courtyard of the complex, and is facing west. Our private patio has a table and 4 chairs for you to sit and enjoy the air outdoors. There is also an electric BBQ grill on the patio which is used with a provided special electric cord when you wish to grill.
In addition to no smoking allowed in our unit, the HOA also prohibits smoking throughout the complex, including patios.
Covered parking for one car is off street in our deeded space in the community garage. If you prefer to park outside, we usually do not have any trouble finding a place to park on the street. Mapleton Hill parking is regulated by the City, and a NPP is required to leave your car more than 24 hours on Maxwell Avenue. However, one block north on Portland Place, there are no restrictions on street parking, so that's another option.
The HOA rules allow only 30 night minimum rentals. You will not be subject to the new Transient Occupancy Tax levied on rentals under 30 days, which is helpful. This is a perfect place for short term renters who are in Boulder temporarily for business, such as visiting nurses, or for grandparents visiting their children, as we do, or for someone who needs a place short term while they looking for a place to buy.
In our neighborhood, there is an Ideal Market 3 blocks away, as well as a nice wine and spirits store, bakery, a dry cleaners and laundromat, an ice cream store, and various other shopping. The Pearl Street Pedestrian Mall is just 5 blocks down hill, and the restaurant and bar scene there is a lot of fun. The trail head to Mount Sanitas is just west of us about six blocks away. About 4 blocks away is a beautiful park with picnic and playground facilities. The North Boulder Recreation Center is about 8 blocks north of us on Broadway. They have a wonderful swimming pool and recently upgraded the locker rooms. Day passes or multi passes are available. There is another community swimming pool on Spruce street in the Whittier neighborhood.
The Historic Mapleton Hill neighborhood is close to downtown, and within walking distance to most everything.
I would have no problem with a short term renter with a small child, but would advise you to take in to consideration that there is no barrier around the perimeter of the pool, which is just a few steps away from our front door. Due to this, I would not consider this a toddler friendly rental.
The quoted rate includes all the utilities, internet, water and trash removal. We also provide sheets and towel*s. As this is a self catering, furnished rental, laundering the sheets and towels during your stay would be your responsibility.
The community laundry room is conveniently located to our unit just across the courtyard.
Two bicycles are included, and there are helmets in the coat closet.
We require a damage deposit of $500.00 which will be refunded in full if the checkout requirements are met, and the condo returned to us in good, clean condition.

We bought this condo so we had our own place to stay when we come to Boulder to visit our daughter and son in law, as well as a place to stay during the ski season.
Eric is a third generation Colorado man, whose family settled in the Denver area in 1872. He attended the University of Colorado School of Medicine, and is currently a General Surgeon in San Diego. All the photographs displayed in the condo are taken by Eric over the years.
Cynthia taught middle school Science in the Cherry Creek School District for many years, and now manages rental property for the family.

The location is central to everything in Boulder. We are just 5 blocks to the pedestrian part of Pearl Street.
In addition, we really liked the complex when we first saw it. The residents are quiet, respectful, and actively work to keep the complex peaceful.

What makes this property unique

The location, the location, the location. We like being able to walk to everything, and we love the Mapleton Hill neighborhood with all the ancient trees, and beautiful old homes. There is a fantastic park just blocks away where you can picnic or bring your kids to a playground, or just enjoy the day. During the winter, people go there to cross country ski. There is something for everyone, year round.
