The River House is well suited to young and old alike. Situated on one acre of level land and with 330' of waterfront, the single level residence can sleep up to seven people in its two bedrooms (one with a Queen bed, and one with a convertible Twin/King and Chaise/Single), a sunroom with Double sized sofa bed, and Double sofa bed in the living room. The house is a true shabby-chic cottage, yet it has heat, electricity, running water, and other comforts of home. However, the house is not what you've come for!
With its strategic location on a one acre point of level land, and surrounded by 330' of water, you get practically every exposure from the dock with the exception of true West; though due to the shape of the neighbouring River Delta, there are excellent sunsets from the dock through the summer.
The cottage itself is set back only 20 feet from the water at the front side, and boasts a large side yard (towards the dock) and a huge back yard. Historic placement of the cottage on the land, and some well placed mature trees, afford quite a bit of separation from the neighbours. You have all the privacy of a Muskoka cottage with easy access to the urban amenities of Port Carling.
At night, you can sit under the magnificent Muskoka stars, listen to the loons call, or enjoy a quiet campfire.
You can relax on the large dock, or in the new five-person hot tub, and possibly see the historic steamship Segwun or Wenonah go by, or enjoy the parade of antique boats that travel the river. Fishing from the dock or birdwatching can be excellent as you watch the sun go down over the river delta, and the kids can play on the level land with shallow water at the shoreline.
The dock is an oversized, steel structured dock with 400sq ft of decking. As well, for your boating enjoyment, there is a protected slip in which to moor your boat, and enjoy uninhibited swimming off the front.
A ten minute boatride can take you to either Lake Muskoka (direct), Rosseau, or Joseph (through the historic Port Carling Locks). Paddle directly across the river (about 200 yards) to the best playground in Muskoka at Hanna Park, which also hosts the local Farmer's Market on Thursdays. There is a boat launch, small walking/biking trail, volleyball court and great beach at Hanna Park as well.
Take a short drive, or paddle into Port Carling for great shopping, gourmet food, and amazing nightlife. For some longer excursions, the River House is a fifteen minute drive from numerous excellent hiking trails, and a half hour drive from the Towns of Bracebridge or Gravenhurst.
You are responsible for your own cleaning, such that our cleaners can focus on sanitization, and you will be subject to additional charges if the property is not left in the condition to which you arrived. Damages must be reported to the owner immediately.

Gotta say, no downside to sitting in the hot tub and watching the stars at night and boats go by during the day. And we had perfect fall weather. So restful. This place was as advertised and then some.
We were very happy with the cottage. Being right on the water was great and the huge dock was nice for sitting in the sun watching the boats go by. Very rocky shoreline so a spot to more easily walk into the water would be a good addition. We had a great time and would love to come back again.

Unfortunately the rocks along the shoreline are necessary as the point-like shape of our property puts us at very high risk of erosion in the Spring.

This cottage is perfect for small families. It's in a perfect spot. Theres a nice little beach across from the cottage that also has a large playground for toddlers and older kids.It was fun to watch all the boats cruise up and down going to or coming from Port Carling. The dock is well designed for your boat and swimming!

We loved our stay. Perfect location right in the hub of the big 3 lakes. Great for boating with the public boat launch right across the river from the cottage. Fully stocked kitchen with everything you need plus the added bonus of a waterside hot tub for evening relaxation. If like sitting on the dock and waving to passing families in their fancy boats then you'll love a summer weekend stay. Highly recommend

Good thing we chatted though, as otherwise the bonfire you had lit despite the fire rating could have resulted in significant damages or fines.
We hope you had a safe trip back across the border, and otherwise enjoyed coming back to the area of your childhood memories.
Enjoyed our stay. The location and cottage is as advertised. 5 min paddle to Port carling and right across from Hanna beach. Great big dock and while it’s quite busy travel way for boats it was still easy enough to find times to swim.
The property was beautiful, great view of lake with privacy. The hot tub was a great addition, everything you could need was supplied. Definitely will be booking for a longer stay next summer. Thank you very much.

Great location with lots to do. Unfortunately the weather wasn't on our side so we didn't get to swim in the lake however we got some fishing in and some nibbles. The cottage has everything you need, just bring some linens and food. Lots of great small businesses in town as well.
Amy communicated with us about the property when we had any questions. We enjoyed our time on the large dock, around the fire pit, and around the kitchen table. So close to Port Carling and other attractions. Thank you Amy.
Amy was wonderful host and ambassador for the Port Carling/Muskoka area making some great suggestions as to sights to see. The cottage was well equipped and comfortable and the hot tub was a bonus!. Any hicups we had were quickly addressed and corrected. Jennifer was very responsive to messages. I lost the email with the instructions and she quickly resent when we were on the way. No problems at all with the place. A great, relaxing getaway. I love that it isn't so far from Toronto.
Amy's location with the property jutting out on the lake was by far the best of all the cottages there. You really could enjoy the lake and the dock being so far out on the lake was a really cool experience. The views were spectacular, and there were even some leaves turning adding to the colour. The hot tub given the temperatures were a bit on the cool side was put to good use. Our family was very comfortable there and being so close to Port Carling was so convenient.
Our family had a very nice stay at this property. It has everything you need. The location is great, it is right across the beach, it has an amazing dock where you can sit and watch boats go by and it’s very quite and peaceful.
We had a small boat that fit perfect on the dock, we were able to take it into Port Carling on a 5 minute ride to go shopping and to restaurants. It was very convenient.
It has plenty of chairs to sit on the dock, as well as around the campfire.

We loved our stay so much!The property is private, although you have neighbours they can’t be seen from within the trees property The private dock was awesome and we spent so much of our time on it. Our kids were able to catch bass and pike from the dock We brought our own kayaks and paddle boards and went right across the water to the beach which was perfect for swimming. The water is pretty busy with regular boats going by. The cottage kitchen is fully stocked with everything you need from coffee maker. To pots and pans. ( we brought our own as we weren’t sure ) they had coffee filters to fit the machine Paper towel dish soap cloth dish tables all provided. There is 3 bedrooms the main room had a queen size bed 2nd room had a single bed with a chaise chair 3rd room is a sitting room with a bed that pulls out to a couch. ( this room would be better with a bed we thought personally ) The living room had a tv and some dvds but we didn’t use any of this. The cottage itself is small, they have done some updates inside, the cottage was clean. You do need to bring all your own linens, towels. The had a fire pit and some cut brush for burning we did bring our own fire wood. They also supplied chairs around the fire areaPlus a picnic table The cottage is only 5 minute drive to port carling we went in and ate at the local restaurants on the water. And walked through the shops We loved our family stay here and would love to come back

For your next stay, just so you know, the chaise also folds down into a single bed, and there are two twins stacked on the twin bed (which actually pulls out into a King, but does take over that whole room). The sofa in the living room also pulls out into a bed.

Small but cozy cottage close to Port Carling
This appears to be a new listing, given the fact that everything in the cottage seemed to be new or recently renovated. The building itself brings one back to an earlier era, though, when cottages weren't meant to lure people inside all the time. The cottage is small and cozy: although it can sleep a maximum of six people, a couple would find it cozy and four people would find they can just get around inside without bumping into each other. The main attraction of this property, in my opinion, is the central location. It's probably best for small groups (up to four adults or a family of up to six) who plan to spend much of their time during the day outside, either sitting on the (large) dock watching the boats go by (as it's on the narrows approaching Port Carling, you'll see every type of boat going past) or taking day trips into Port Carling (20 minutes by kayak or 10 by car) or other sights in the Muskoka/Parry Sound area. If you do plan to spend the time inside, the decor is light and clean and everything we needed was easy to find and, when we did have questions, the owners returned our email messages promptly. Overall, for us, it was a pleasant weekend of relaxing interspersed with sightseeing day trips and short kayaking excursions.

Thank you for your review! As you mentioned, we are newly renovated cottage, and a great location for venturing out into some of the greatest locations in Muskoka. We are able to sleep nine people, but as you noted, this is a cozier cottage for proper "cottage living," rather than so many summer homes that exist in Muskoka now.
