Villa with own pool and garden, easy walking distance to the beach and shops
Superbly located villa with its own swimming pool, garden and modern amenities, within very easy walking distance to the beach, shops, restaurants and bars. Unlike most of the Cote d'Azur you really do not need a car to holiday here as the bus routes to the airport, and anywhere between Nice and Cannes are very close and affordable.
Our typical provencal style villa sleeps eight guests in four air conditioned bedrooms. There are two modern bathrooms with showers over baths and one modern shower room, all with toilets. There is a large eat in kitchen with double doors out onto the sunny outdoor terrace and dining area by the pool. The spacious lounge/dining room also has double doors leading out onto the same south facing terrace by the pool.
The beautiful private kidney shaped pool is approx 8m x 5m with an inifinity feature, surrounded by a terrace and covered BBQ area with outdoor shower. There is a built in charcoal BBQ with outdoor sink and fridge, perfect for alfresco dining. The pool and terrace area is surrounded by landscape speakers allowing you to enjoy relaxing music while soaking up the all day sunshine. There are two remote operated sun shades which can cover a large area of the terrace should you wish to have some shade. There is high speed fibre internet throughout, including the outdoor terrace area.
The villa is all on one level with the main part consisting of; -
Master Bedroom with a large 160cm double bed, a large built in wardrobe and large chest of drawers. Air conditioning, with double doors and shutters to the outside.
Second bedroom with a large 160cm double bed, with a chest of drawers. Air conditioning with large opening windows and shutters to the outside.
Third bedroom with a standard 140cm double bed and built in wardrobes. Air conditioning with large opening windows and shutters to the outside.
Large Provencal style kitchen with oven, electric hob, microwave, toaster, kettle, nespresso machine, fridge/freezer, dishwasher and washing machine. Dining table for seating up to 6 people, fully equipped with cooking and dining utensils. Sonos music system. The kitchen leads to an outdoor dining area with table and seating for 8 people or more.
Lounge area with a large corner sofa and 49" TV equipped with Apple TV and English language Sky streaming services along with a Sonos soundbar for TV and music. There is a more formal dining table with four chairs.
The second part of the villa is like a large apartment which is accessed either through its own entrance or through bedroom three into a children's TV/play room. This area also has a TV equipped with Apple TV and English language streaming services along with a Sonos soundbar for TV and music, one of the bathrooms is located in this area and there is the fourth bedroom with a large 160cm double bed, built in wardrobe and small chest of drawers. Air conditioning with large opening windows and shutters to the outside.
The entire Villa including outside areas is covered by strong Wi-Fi signal and a very fast 300Mbps fibre internet connection.
The villa is perfect for a family holiday with most of our guests opting to stay around the pool but equally being able to easily walk to the beach within a 10 minute level walk, there is a very good boulangerie less than 5 minutes walk away for your morning baguette and croissants and two good supermarkets in the same area. There are two very good wood fired pizza vans operating every evening, which are also within a few minutes of the villa.
No groups under 25 years old please.

We are a young English family with two young boys, I have worked in the area for over ten years installing audio-visual and automation systems onboard yachts and in villas, commuting from the UK as and when work required. Most of my work in the area is during the winter so we decided to buy a house that we could stay in with our children during the winter and rent out in the summer while we are back in the UK.
Why they chose this property
We looked at many properties in the area and this one really stood out to us because of the location. It is quite rare to find somewhere on the French Riviera that you really do not need to use a car and everything you need is within walking distance including the beach! We love the swimming pool and garden which we have worked hard on to improve since buying the house.
What makes this property unique
We have made many improvements to the property during our first year here and we plan to gradually make changes and improvements to the house over the next few years. We have installed nice quality TVs with internet streaming services and Sonos sound systems around the house and in the garden to help you enjoy your stay. There is high quality, fast wireless internet throughout the property.
